The house is located on Argyle Street, a few minutes walk from the historic Westport arch which leads onto South Street (one of the three main thoroughfares in the town of St Andrews). It is arranged over two floors - the main living accommodation is on the first floor while the 3 bedrooms are all on the second. There is a large conservatory at the back of the house which overlooks the patioed garden area - there is a table with seating for 6, making it the perfect spot for an al fresco evening meal in the hazy Scottish sun. The house has been recently refurbished and is decorated to a high standard throughout.

Ground floor

Kitchen, fully equipped with electric cooker, fridge/freezer, dishwasher and microwave. There is also a washing machine.

Dining room - a spacious room with lots of light from the large bay window. A door leads through from the kitchen and the table seats 6 comfortably.

Living room with TV (Freeview) - this room benefits from its partnership

First floor

Bedroom 1 is a double which can be made up as a twin if required. It has a large wardrobe, providing plenty of storage space, a wash hand basin and mirror (a traditional feature in houses of this era) and a view out over the garden.

Bedroom 2 - a twin bedroom with wardrobe and desk in this spacious room

Bedroom 3 houses a single bed and features a lovely cast iron fireplace, original to the house.

Upstairs bathroom consists of a bath and shower over, toilet and wash hand basin. There is also a separate toilet with wash hand basin next door.

The Scotland region

There is nowhere more unique than St Andrews. It has world reknowned golf courses, miles and miles of sandy beaches, fabulous coastal walks, world-class restaurants and the history of being an esteemed University town. There is something for everybody here.

There are about 30 golf courses within 15 miles. The restaurants in the town are numerous and of excellent quality. Similarly excellent quality is to be found amongst the local shops, with a range of independent boutiques and artisan traders selling unique labels and fresh local produce from St Andrews and the surrounding area. There are music and art festivals held locally during the year.

“Great Location, Very Clean”

Excellent but quiet location with a wonderful garden and solarium. Spacious main bathroom for the UK however the half baths were claustrophobic. Very clean, very pleasant property manager.

Kinbrae House is a lovely family home. It was ideal for our family week in St Andrews. We had two adults, two teenagers and a dog - all were happy and comfortable. We only scored 4 out of 5 because the TV is tiny, the bins were completely full and we had to remove our own rubbish and there is only limited on street parking. These negatives are minor and we would recommend Kinbrae House to all who want a central base in St Andrews. Finally, thank you very much for arranging some very un Scottish weather - much appreciated!

The house was modern, comfortable and very well equipped. We were within easy reach of restaurants, shops, the beach and golf courses. What really convinced us to book this property was the conservatory. It was a lovely place to have breakfast in the morning sun or enjoy a few cocktails in the afternoon. A couple of the bathrooms were a bit on the small size which could make it awkward for larger people but the main bathroom on the upper floor is more spacious. We would definitely stay here again.
