Sleeps 10 - The Tosh is a very special house. Sitting in grounds extending to 1.6 acres with glorious views over the surrounding countryside it provides an idyllic rural retreat for up to 10 people. The entire house has been recently modernised and upgraded to an exceptional standard and is immaculately presented for the holiday market. There are five bedrooms (3 super king or twin, one king and one twin), two living rooms, a games room, an orangery, a magnificent kitchen/diner complete with Aga, a utility room, two bathrooms and a separate cloakroom.

The house lends itself to a variety of guests from families, to groups of friends looking for a rural hideaway or visiting golfers making their pilgrimage to the Home of Golf. The house provides a wealth of space both inside and out and it might be difficult to tear yourself away to explore all that St Andrews and the East Neuk of Fife has to offer. St Andrews is just a 10 minute drive away and the charming coastal villages are within easy reach.

The only way to really appreciate what The Tosh has to offer is to come and see for yourself.

On arrival at The Tosh you will find plenty space for parking a good number of cars. Access to the house is through a beautifully presented courtyard and once inside you enter a large hall with a double height ceiling. One half of this is glazed and so the entire area is flooded with natural light, it is such a welcoming space.

Ahead of you are two doors leading to the adjoining living rooms which are linked by glazed double doors. Going into the left hand living room will lead you to the stunning dining/kitchen which is a real focal point of the house.

The kitchen is fully equipped with all the appliances you would expect and at its heart is a pillar box red Aga. There are separate ovens and a hob for those that prefer. There is a beautiful and rustic wooden dining table which will easily seat 10 and this will no doubt be the scene of many a fabulous meal. There are patio doors leading out to the south facing garden which will be popular in the summer months. There is a pantry room off the kitchen and also a large utility room which has plenty of additional storage. There is a door from the utility room which takes you out to the side of the house.

Combining the kitchen and utility room you will have the following appliances, an electric Aga, an electric fan oven and grill, an induction hob, microwave, fridge/freezer, dishwasher, washing machine and tumble drier. Everything you will need to thoroughly enjoy your stay in this wonderful house.

Moving back from the kitchen to the smaller of the two living rooms. This is still a good sized room with two large sofas and an armchair. The room has a Smart TV and a DVD player. Beyond this and through the double doors is the more formal living room which has at its heart a wood burning stove. Again this room has two sofas, a Smart TV and has beautiful views out to the garden. Just off this room there is a small games room where the owners have installed a table that doubles as either table tennis or pool.

Beyond the games room you will find the orangery/conservatory which is a peaceful space where you might enjoy a morning coffee or maybe pre-dinner drinks. All of these public rooms together will make a fabulous entertaining space but also with doors closed can provide individual spaces for more peaceful pastimes.

Moving back into the hall you get access to the other "wing" of the ground floor which houses two bedrooms and a modern shower room. The furthest bedroom can be either a super king double or a twin and it has a chest of drawers, the other is a fixed double with a built in wardrobe.

As you move back into the hall there is a small toilet/cloakroom.

The timber staircase in the hall takes you up to the first floor with a long open hall off which lie three further bedrooms and a family bathroom.

Guests should be aware that all of the rooms on the first floor have coombed ceilings which restrict the ceiling heights in certain areas.

The first bedroom is either a super king double or a twin room and it has a fitted wardrobe and lovely views over the garden. Next to this is the modern family bathroom with twin sinks and a shower over the bath. The next bedroom is a twin with a chest of drawers and the final bedroom is another super king double or twin with built in wardrobes and a chest of drawers.

This just leaves the gorgeous gardens and grounds that surround the property. There is outside furniture for 10 people, extensive lawned areas and beautiful planting in borders and the courtyard.

How do damage deposits work?

In most cases, you don’t pay a damage deposit up front. Instead, we save your payment details securely and you’re only charged in the event of damage to the property.

Occasionally, you will pay a damage deposit up front as part of the total rental cost. In this case, the owner has 10 days after you check out to report any damage. If they don’t, we’ll return your deposit. If their claim is successful, we’ll deduct the agreed cost and return the remainder.

You can request to change the dates or number of people on your booking via the Manage your holiday booking page. To change your holiday dates use the Edit booking button. If you need to change the number of guests staying then send the property manager a message.

If the property manager agrees, they’ll send you a revised quote outlining the changes. You can review and accept/decline this from the Manage your holiday booking page. You’ll have 48 hours to take action before the revised quote expires.
