When booking you are booking both cottages together (no need to make a separate booking for Anvil Cottage). Please note that Orchard Barn on its own sleeps 6 & Anvil Cottage 4 (which is included in the rate). We no longer let them out separately, so you will have exclusive use of the hot tub & recreational areas.

Orchard Barn is the larger of the 2 barns & is 2 bedroomed (1 double & 1 twin) + a pair of single beds (75cm each) that can be zipped together to create a king sized bed downstairs (see layout in pic.2). This part of the barn sleeps 6 and has catering / dining facilities for up to 10 guests. The upstairs bathroom has a bath with shower over & a shower room downstairs all with under floor heating, contemporary fittings and fully tiled.

Anvil Cottage is a luxury 2 bedroomed conversion (1 double & 1 bunk bed), it has a kitchen with breakfast table, separate lounge with 2 settee's & a log burner. The fully tiled contemporary bathroom upstairs has a shower over the bath & under floor heating. Both were completed in 2011 and new to the holiday rental market in 2013. Please note that whilst they are attached to each other, it is not possible to access the other without briefly going outside (just a few steps across the well lit, private area).

Our guests tell us that this is ideal as it means that extended families have their own space, but there is ample room in Orchard Barn to socialise together.Many of our bookings have been for birthday parties, family get togethers and re-unions, with 2 night weekend breaks (Fri & Sat nights) for 10 guests from £595.00. We try to reserve the school holidays for slightly longer stays.

Sited in the grounds of a 17th Century timber framed former farmhouse, the superb facilities include full under-floor heating powered by a Biomass Wood Chip Boiler & PV cells, lovely baths & showers, log burners (logs provided), dishwashers & washer dryers. The 2 acre paddock is for you to play in. (Please note that this a field, not a garden, and we like to make hay from the grass, so at certain times of the year the grass will be too long to play games in, although we do maintain an area about the size of a tennis court for games and a path all around the perimeter). There are 37 inch Sony LCD TV's & blu-ray players in the lounges of both barns & combi TV/DVD down stairs bed room area of Orchard Barn. Free Wi-Fi is available in both barns and there is ample private parking. Included within the price is all bedding, towels (min 2 each), Gas BBQ and in each barn there is a 'welcome starter pack' including some coffee, tea, sugar a pint of milk, washing up liquid, dishwasher & washing machine detergents, basket of logs for each wood burner, some toilet rolls & 1 or 2 local products for you to try when available.

Being just 5 minutes from the A50 at Sudbury, we are situated on the outskirts of the village of Draycott-In-The-Clay on the very edge of the National Forest, with abundant beautiful woodland foot & bridle paths, 2 traditional pubs an Indian restaurant (who will deliver free) & a shop all in the village and just a few minutes easy walk away. We are within easy reach of the towns of Ashbourne, Burton upon Trent, Lichfield & Uttoxeter with all the attractions of the Peak District, Dovedale, Staffordshire Moorlands & Alton Towers on the doorstep.

Pets are welcome (downstairs) for a small charge of £5 per pet per night (max £25).

One last thing, we have another (one bedroomed) holiday home a mile from Ashbourne called Christmas Cottage, home id 481361.

Centrally located with easy road links from all directions we are situated just 10 miles South of the picturesque town of Ashbourne and on the northern edge of the National Forest, with Uttoxeter racecourse and Alton Towers just a few miles to the West and Tutbury castle a few to the East, Draycott-in-the-clay is ideally situated and there are numerous scenic walks on the doorstep (no need to even get in the car).The usual attractions of the area include the 'Staffordshire Way', Tissington trail, Dovedale, Alton Towers, Uttoxeter Racecourse and the numerous National Trust properties including Sudbury Hall (museum of childhood), Tutbury Castle, Kedleston Hall, Calke Abbey, Chatsworth House, Hardwick Hall, Shugborough Hall, to name a few. The more adventurous amongst you should not be disappointed, below is a list of a few highlights of what is available close by (all within 30 minutes drive and I've been to most of them)! MTB enthusiasts will be drawn to the wide variety of runs at Cannock Chase (see chasetrails.co.uk).There are numerous equestrian facilities within hacking distance, including the BSJA affiliated centre at Marchington (fieldhousemarchington.com) or the 60 acre cross country course and other facilities at Eland Lodge (elandlodge.com).If you fancy your hand at aviation you can take a trial lesson for under �£70 just up the road at Tatenhill (tatenhill.com) or paragliding / hang gliding courses at Darley Moor (airways-airsports.com) which is on the road towards Ashbourne.Also at Darley Moor is the Motor Cycle Racing circuit (darleymoor.co.uk). Sailing lessons are available at Carsington Water (carsingtonwater.com), Staunton Harold (shsc.org.uk) Foremark (burtonsailingclub.co.uk) and Blithfield Reservoir(blithfield.org.uk).There are too many golf courses to list, but the most popular are at Ashbourne, Uttoxeter, Kedleston, Craythorne & Broughton Heath (Par 3).If all this is a bit tame for you, then you are always welcome to join us in a game of Royal Shrovetide Football, which has been held every Shrove Tuesday and Ash Wednesday in Ashbourne since the 12th Century. “perfect get together!”

had extended weekend at orchard barn and anvil cottage with my children, their partners and my hubby. beautiful open plan with all anemities. underfloor heating was brilliant. bottle of wine and home cooked cake left on arrival and a visit from the owner on our first evening made for a good start. the location is fabulous with a massive paddock to "play in" and the added bonus of the hottub made it perfect for me. spent mothers day morning in the hottub watching a flurry of snow! although you have to be considerate of the neighbours whilst in the hottub it is a fabulous place for families with children (safe massive play area), groups of couples or friends or a lovely "girlie" weekend. we found a lovely walk in a nearby forest which we biked the next day (very muddy and great fun). pub very near and an indian that will delivery. perfect and highly recommended!

“Beautiful place to stay”

Just come back from staying at Orchard Barn and Anvil Cottage for the weekend on a hen-do. The place is gorgeous, plenty of room, loads of seating space, and lovely and private. Adam and Charlotte who own it were really friendly and helpful, they'd baked a chocolate cake which was amazing, helped with a local taxi company, and there was tea, coffee, milk, and ginger shortbread biscuits on arrival as well! We were there on a hen-do and they were happy for us to stick up bunting and things to the ceiling to decorate the place, and even provided bluetak for this! There's 2 outdoor seating areas, and we spent the Friday night outside the front, having a bbq and playing games! It's great how the 2 cottages are separate, so that if people want to go off to bed early etc they can, without being disturbed by the others. I really couldn't fault this place, it is lovely and I would recommend and return myself.
