Quirky cozy garden room available in the heart of the South Downs. This newly refurbished space boasts it own private entrance nestled within a beautiful secluded garden.

The property itself provides studio living with a comfortable double bed, television (with free sat channels), wardrobe and a newly fitted bathroom with shower. Please note there are no kitchen/cooking facilities at this property, however tea/coffee making facilities are provided together with a fridge to store your picnic essentials!

The garden is private for your use only! Beautifully landscaped with a range of planting and small pocket areas of seating, together with a raised decked platform seating loungers for bathing in the sun.

The garden room further benefits from having plenty of FREE on-road parking just around the corner.

We live in the main house which is detached from the garden room so we are always on hand should you need us for anything during the duration of your stay. The garden room has its own entrance and courtyard garden - your privacy will always be respected though we are always available if you fancy a chat!

How do damage deposits work?

In most cases, you don’t pay a damage deposit up front. Instead, we save your payment details securely and you’re only charged in the event of damage to the property.

Occasionally, you will pay a damage deposit up front as part of the total rental cost. In this case, the owner has 10 days after you check out to report any damage. If they don’t, we’ll return your deposit. If their claim is successful, we’ll deduct the agreed cost and return the remainder.

If Kerrie (the owner) agrees, they’ll send you a revised quote outlining the changes. You can review and accept/decline this from the Manage your holiday booking page. You’ll have 48 hours to take action before the revised quote expires.
