The Games Barn, rated a 3 - star home by the AA, is situated in an extremely quiet location on a 30 acre working farm in the heart of the High Weald Area of Outstanding Natural Beauty in East Sussex . The farm has a small number of animals including cows, sheep, pigs , chickens and ducks and includes a stream with weir and ponds. The peaceful setting is ideal for those wanting to get away from it all in the middle of the countryside, but is just 2km from pubs, restaurants, shops etc. The excellent beaches of the south coast are all easily accessible and Ashdown Forest with its wonderful walks and cycle tracks is just 10 minutes away. The barn is also very suitable for family holidays with young children who can enjoy looking after the animals, collecting the eggs, feeding the pigs etc - all help gratefully received! Please note however that some areas of the farm are potentially unsafe for young unsupervised children.The flexible accommodation makes it ideal for family reunions and we are very happy to provide extra bedding so you can invite different friends to stay with you at different times (up to a maximum of 8 on any night). The barn has full mobility facilities including a wet room with sit down shower without a shower basin allowing full wheelchair access and hand rails etc for the toilet area and wash basin. There is level parking with a ramp up to the bungalow. The main doors (front and back) are double size patio doors which open fully. There is a slight threshold on these doors (approx 2 inches) but otherwise once in the barn everything is on one level with no steps. Please note the kitchen is a standard size and does not have low work tops for wheelchair users. However, we can provide a microwave oven, kettle etc at a low level on request. All power points in all rooms are approx 2 feet from the floor and the furniture is easily rearranged to accommodate specific special needs - please contact us for more information. There is ample secure parking space for cars for able bodied users in addition to the disabled space.Baby sitting and cleaning are available at an extra charge; please note whilst we will ensure the Barn is thoroughly cleaned prior to your arrival we do expect all guests to leave the Barn clean and tidy on departure. Farm produce can be bought including eggs , pork,bacon, ham, sausages, beef and lamb. We butcher all the meat on site and have a 5-star food hygiene rating from the local authority.A maximum of 2 pets are welcome provided they are well behaved and house trained. Please note that we will not allow more than 8 people, including babies and toddlers, to stay overnight for health and safety reasons and that all the single beds are 2 ft 6 in wide - they can be converted to king size doubles if preferred. In addition our cot is only suitable for babies less than 2 years old.There is wi-fi throughout the Barn but please note that Broadband speed in this area is slow!

“Perfect place to relax and unwind”
My mum, sister, 3 year old nephew and myself stayed for the weekend and had a lovely time. Madeleine was so kind and patient with my nephew and made him feel very grown up and important getting him involved in collecting the eggs (which I love doing too!), helping to pull the trolley to bring the feed to the pigs and collect the straw for the sheep. It was a lot of fun all round. The scenery is beautiful and it's so peaceful, I didn't want to leave. I would highly recommend staying. The barn is spacious and well equipped, the farm animals are well cared for, Fred and Madeleine are very accommodating and friendly. It's a real home from home. Not to mention the amazing dog, Zac who was very well behaved and amazingly good with my nephew who absolutely loved him. A tip - bring some fruit and veg for the animals, it's lovely to see them all tucking into it especially watching the chickens eat corn on the cob and giving the cows chopped up apples and carrots (even if one particular cow didn't want to share with the others). The pigs enjoy pineapple, watching them eat a whole one with the juice dribbling down their face is a sight to see. I should clarify though that the food we brought was given to them by Madeleine at their feeding time as opposed to us wandering the farm giving it randomly by hand, it is a working farm after all and not a petting zoo, but it was enjoyable nevertheless. Thank-you. See you in October. We can't wait!

“Brilliant place to get away from it all”
We stayed here for 3 nights whilst visiting family in the area. My 3 grandchildren loved the farm especially the 5 day old piglets and collecting the eggs in the morning. Fred and Madeleine were very welcoming and helpful and were lovely with the children. Would definitely recommend for a relaxing break.

“Family friendly farm location”
Two families stayed together - with three children between us, happily occupied on the farm. Fred and Madelaine very accommodating and friendly to the children as they asked about the sheep, ducks and pigs. Plus - superb meat from the farm; happily kids who played for hours by the stream and some great locations nearby. Really accessible bathrooms for our disabled guest. Even better if.... the double room was really too small for disabled access making transfers hard (great for a single disabled guest but not so easy for a married guest) and one double / one single bed needed blanket toppers to make them more comfortable. We had a great break though.

We are sorry you found a couple of the beds uncomfortable; it is very difficult to make beds suitable for everyone but we are glad you found a solution using blankets. As far as bedroom sizes are concerned, we do explain all room sizes, floor plans etc in our access statement on our website and find that disabled guests usually push the bed to one side of the room, which solves any access problems. We have had many couples where one person is disabled who have used that bedroom without issues so we are sorry if this wasn't the case for you. We are glad that overall you enjoyed your stay.
Thank you to Madeleine and Fred for your warm welcome and spending time showing us and our kids around your farm. The barn conversion was comfortable and clean and a great space for our family. The local area has alot of days out. We would happily return and recommend your property for a relaxing holiday.

“Stunning setting for the perfect holiday with a difference!”
My family and I had the most wonderful week at the Games Barn. The setting is idealic with rolling hills, magnificent woodlands and the meandering stream trickling by. The barn itself is spacious and welcoming. With its own fenced garden and decking areas, it was a fantastic place to take in the surrounding countryside. Small lambs, piglets, cows and ducklings all visible from your home from home. We took our two small children who had a fantastic week feeding the animals, collecting eggs and getting involved in farm life. Madeleine and Fred were incredibly generous with their time and the girls loved spending time with them. The Games Barn is a super place to stay. A holiday with a difference. Everyday we were our exploring the 30 acres, each day with new surprises. One of which were the frogs we found on the top field. One of our daughters made it her mission to find as many as possible, finding over 50 during our stay! Whilst staying at the farm we were able to buy meat and eggs from Madeleine and Fred which was simply scrumptious. Some of the finest we have ever tasted! A truly magical week. The Games Barn is a beautiful place to stay and is a wonderful place for a family holiday. Would definitely recommend.

“Great for kids”
The kids loved feeding the animals .... The owners were happy to take us all around the farm at feeding time. We all enjoyed our stay.

“Real Value for Money”
We looked for a long time for an affordable place to stay in East Sussex and found the Games Barn offering a good deal for 7 people staying in four bedrooms with two large bathrooms (one suitable for handicaped people). As we live in the middle of the town we loved staying on the farm. The information file in the house is the best I have ever read (and we have stayed in selfcatering accommodation for more than thirty years). The electric cooker, oven, dishwasher, fridge and freezer all worked perfectly and there were enough good pots and pans to cook for seven people. Something we rarely found in other British houses. Loads of books, games and videos if the weather is not so good. Really good!

“Wonderful holiday on a working farm”
We had a wonderful half-term holiday at the Games Barn in the week leading up to a family wedding. There was plenty of room for 8 people, making it an ideal place for family get-togethers, and is perfect for all ages, in our case grandparents to children of 8 and 3. The Barn is in a lovely position about one mile by foot from Mayfield, and guests are welcome to wander in the 30 acres of fields and woods. The highlight for us and the reason that we chose a working farm holiday, was to see and have contact with the farm animals. In this is was more than we had hoped for as Madeleine and Fred genuinely welcomed our interest and involvement. The children loved helping to feed the animals morning and evening, and to collect the eggs still warm from the nest boxes. We were also lucky enough to be there in a week in which 3 litters of piglets were born. Thank you Madeleine and Fred for a lovely peaceful holiday. We hope to be back again soon.

“warm English hospitality at countyside”
We enjoyed our week at The Games Barn, felt like coming home to friendly, open and interesting hosts in a spacious comfortable house. The farm was an adventure for town peoples, like we are and it was calming to see the sheep and cows on the Meadows. The farm had a good location to discover Kent and East Sussex.
