Situated in a conservation area right on the waterfront on a small, secluded, almost private seventeenth century quay, the water literally laps just a few steps from the front door - yet the town centre with its cobbled streets, upmarket restaurants, cafes, bars and shopping is just around the corner.
The panoramic uninterrupted views across the harbour to Flushing, Trefusis, St. Just in Roseland and the sailing waters of the Carrick Roads are simply mesmerising.
Watch as the pilot boat goes out to meet a visiting cruise liner arriving from exotic shores. See the traditional Falmouth Working boats racing out in the harbour, Cornish gig rowers training, visiting yachts moored in the yacht haven, fishing boats, canoes, kayaks, speed boats, dinghies - anything that floats! The quayside is buzzing with marine life - watch cormorants fishing, see and hear swans taking off and landing on the water in front of you, keep an eye out for families of ducks waddling in at low tide, egrets sometimes put in an appearance, even the occasional heron drops in for a visit! King Fishers and Razor Bills are occasionally spotted.
Further details outdoors: After all that, if you can drag yourself away from your balcony then why not take a ferry or water taxi to St. Mawes, Flushing, Mylor, Truro or up the Helford River -explore creeks and coves, take coastal walks or simply enjoy magnificent sandy beaches.
Perhaps take a trip on a wildlife spotting boat - seals are regularly seen in the harbour and occasionally dolphins and even whales are spotted! In fact we have a resident seal which pops its head up outside Harbour's Reach occasionally!
The National Maritime Museum, a five minute walk from the flats, celebrates Falmouth's historic maritime links.
