Please note that Orchard Barn on its own sleeps 6, if you book accommodation for 10, then you are booking Anvil cottage too (which is included in the rates for 10 people). Orchard Barn is the larger of the 2 barns & is 2 bedroomed (1 double & 1 twin) + a pair of single beds (75cm each) that can be zipped together to create a king sized bed downstairs (see layout in pic.2). This part of the barn sleeps 6 and has catering / dining facilities for upto 10 guests. The upstairs bathroom has a bath with shower over & a shower room downstairs all with under floor heating, contemporary fittings and fully tiled.
Anvil Cottage is a luxury 2 bedroomed conversion (1 double & 1 bunk bed), it has a kitchen with breakfast table, separate lounge with 2 settee's & a log burner. The fully tiled contemporary bathroom upstairs has a shower over the bath & under floor heating. Both were completed in 2011 and new to the holiday rental market in 2013.
The barns can be rented separately for 4 or 6 guests or together to accommodate upto 10 guests (+ cot). Please note that whilst they are attached to each other, it is not possible to access the other without briefly going outside (just a few steps across the well lit, private gravelled drive area). Our guests tell us that this is ideal as it means that extended families have their own space, but there is ample room in Orchard Barn to socialise together.
Many of our bookings have been for birthday parties, family get togethers and re-unions, with 2 night weekend breaks (Fri & Sat nights) for 10 guests from £595.00. We try to reserve the school holidays for slightly longer stays.
Sited in the grounds of a 17th Century timber framed former farmhouse, the superb facilities include full under-floor heating powered by a Biomass Wood Chip Boiler & PV cells, lovely baths & showers, log burners, dishwashers & washer dryers. The 2 acre paddock is for you to play in. There is a 37 inch Sony LCD TV & blu-ray player in the lounge of Orchard Barn & combi TV/DVD players in both Anvil Cottage & the sofa bed room of Orchard Barn. Free Wi-Fi is available in both barns and there is ample private parking.
Included within the price is all bedding, towels (min 2 each), Gas BBQ (Orchard), electricity and in each barn there is a 'welcome starter pack' including some coffee, tea, sugar a pint of milk, washing up liquid, dishwaher & washing machine detergents, basket of logs for each wood burner, toilet roll & 1 or 2 local products for you to try when available.
Being just 5 minutes from the A50 at Sudbury, we are situated on the outskirts of the village of Draycott-In-The-Clay on the very edge of the National Forest, with abundant beautiful woodland foot & bridle paths, 2 traditional pubs an Indian restaurant (who will deliver free) & a shop all in the village and just a few minutes easy walk away. We are within easy reach of the towns of Ashbourne, Burton upon Trent, Lichfield & Uttoxeter with all the attractions of the Peak District, Dovedale, Staffordshire Moorlands & Alton Towers on the doorstep.
Pets are welcome (downstairs) for a small charge of £5 per pet per night (max £25).
Midweek short breaks / corporate bookings are available at discounted rates on request.

The Derbyshire region
Centrally located with easy road links from all directions we are situated just 10 miles South of the picturesque town of Ashbourne and on the northern edge of the National Forest, with Uttoxeter racecourse and Alton Towers just a few miles to the West and Tutbury castle a few to the East, Draycott-in-the-clay is ideally situated and there are numerous scenic walks on the doorstep (no need to even get in the car).
The usual attractions of the area include the 'Staffordshire Way', Tissington trail, Dovedale, Alton Towers, Uttoxeter Racecourse and the numerous National Trust properties including Sudbury Hall (museum of childhood), Tutbury Castle, Kedleston Hall, Calke Abbey, Chatsworth House, Hardwick Hall, Shugborough Hall, to name a few. The National Memorial Arboretum (thenma.org.uk) is just 10 miles away.
The historic Cathedral city of Lichfield is just 20 minutes away and the ancient Mercian capital of Repton is even closer.
The newly developed 'St Georges Park' is the FA's 330 acre National Football Centre and is just 5 minutes drive away (thefa.com/st-georges-park).
Ashbourne is a beautiful & historic market town, known as the Gateway to the Peak District (see http://www.visitashbourne.co.uk/), with its traditional weekly Thursday & Saturday markets and a farmers market once a month.
The more adventurous amongst you should not be disappointed, below is a list of a few highlights of what is available close by (all within 30 minutes drive and I've been to most of them)!
MTB enthusiasts will be drawn to the wide variety of runs at Cannock Chase (see chasetrails.co.uk).
There are numerous equestrian facilities within hacking distance, including the BSJA affiliated centre at Marchington (fieldhousemarchington.com) or the 60 acre cross country course and other facilities at Eland Lodge (elandlodge.com).
If you fancy your hand at aviation you can take a trial lesson for under Ã?Â£70 just up the road at Tatenhill (tatenhill.com) or paragliding / hang gliding courses at Darley Moor (airways-airsports.com) which is on the road towards Ashbourne.
Also at Darley Moor is the Motor Cycle Racing circuit (darleymoor.co.uk). Sailing lessons are available at Carsington Water (carsingtonwater.com), Staunton Harold (shsc.org.uk) Foremark (burtonsailingclub.co.uk) and Blithfield Reservoir(blithfield.org.uk).
There are too many golf courses to list, but the most popular are at Ashbourne, Uttoxeter, Kedleston, Craythorne & Broughton Heath (Par 3).
If all this is a bit tame for you, then you are always welcome to join us in a game of Royal Shrovetide Football, which has been held every Shrove Tuesday and Ash Wednesday in Ashbourne since the 12th Century. Each 'half' is between 3 and 8 hours long and the goals are just 3 miles apart (see wildinthestreetsmovie.com or shrovetide.net).
