If the dates show available they are. This property is one I manage through my holiday letting agency in Woolacombe called Holiday Home Hunter. To book you need to do that on my own website as I only advertise on here. We offer flexible terms around Covid-19 restrictions.

Just a little drive from Woolacombe is the enchanting Ivycott sitting in its own grounds of approximately 2 acres. Raised up from the roadside, it enjoys far reaching views over farmland and neighbouring properties in the small hamlet.

The huge driveway can accommodate parking for plenty of cars and once inside this 3 bedroom house there are several rooms for extended families to spread out. There are two entrance gates making the gardens and grounds more dog secure. On entering through the front door, on the left is the neat, compact sitting room with ample sofas to seat 6 people and TV (not a Smart TV), books and games are available. The wood burner makes this room a snug place to spend evenings with the family.

There is a dining room with table to seat at least 6-8 and off it is a cute ‘’snug’’ currently set up as a chill out room or playroom with a downstairs cloakroom with washing machine & tumble dryer. Next to the dining room is a bright kitchen with modern off white units, full size dishwasher, oven, hob, microwave and food storage. It is fully equipped to cater for 6 people.

A lovely picture window looks out over the tiered garden and there is a useful porch at the back door for boots/shoes. There is a kitchen table and a utility area housing the boiler and American style fridge freezer. There is a washing machine and tumble dryer as mentioned before housed in the cloakroom.

Upstairs there are 3 bedrooms, master with super-king bed, wardrobes, bedside cupboard, chest of drawers and mirror. There is a lovely en-suite with shower, sink and WC. Next is a king-size room and then a twin room with zip n link beds (please indicate your preference to super-king or 2 x singles on the booking form) with sink. There is a very sunny pleasant family bathroom with a separate shower.

Outside is the amazing garden on 3 sides, tiered lawns, beds, raised deck, barbecue patio & BBQ and views over farmland. The owners have installed two new gates on the driveway and more fencing to make this large garden very dog secure (nothing is ever 100% so if you have an escapee dog then please be aware). The beautiful new summerhouse commands lovely views from inside or on the terrace at the front, great for sundowners after a day exploring the area or on the beach.

Another great feature of this property is the games room in the garage. There is a darts board, table tennis, football table and outside a basketball hoop above the garage door.

Ivycott represents a wonderful family friendly holiday home within a short drive from the beaches of Woolacombe or Ilfracombe, Croyde and surrounds. It is positioned perfectly away from the madding crowds yet within easy access of the best of North Devon.

A £20 per dog fee is payable at balance stage. Saturday changeover.

Holiday Home Hunter, your agent on the ground, is based near Woolacombe and Sarah works from home to answer emails and calls. Our telephone number will be available to you once you book and we have an out of hours emergency number as well for once you are here. Your housekeepers name and contact will also be given on an email a week before the holiday as he/she will be your first point of contact should you need assistance during your stay. Your Welcome Book info will be available a week before the holiday where you can access the Wi-Fi code and other useful information.
