There is a 7 day minimum booking (except for photographic shoots) for this fantastic five bedroom modern home in premier Bristol location. We only rent in the school holidays as this is a family home. The sleeping accommodation consists of three double bedrooms with double kingsize beds and two further bedrooms - one with a second bed with a pull out bed from beneath the single bed and the other with a 2 single beds that can be attached to make a big double. There are three en suite bathrooms, a family bathroom and an additional separate loo. The price quoted is for 8 people. All towels and linen supplied, including for the pool. On the ground floor there is an open plan kitchen dining area leading to a living room and home office. Next to this is a fully functional utility room and cloak room area plus WC. Wrapping round the entire back of the house is a jaw dropping cliff top veranda with stunning views over the Avon Gorge.The house is furnished with a mixture of contemporary and vintage furniture, some of the chairs are collectors pieces but are worn. There will be a clothes rail or wardrobe plus chest of drawers in each bedroom so plenty of room for your clothes. The kitchen will have a large fridge freezer and larder cupboard for your use. The house boasts a large fully equipped gym and equipped with powerplate and running machine. There is a heated outdoor swimming pool (open summer months only) and hot tub (available all year round) overlooking the gardens which lead down the cliff to private woods. The two acre garden/woods also provides a treehouse playroom with table football and mini pool table an you get to this by very steep steps. This part of the garden is only suitable for adventurous older kids who like to explore and -like all woods, there is the danger of ticks so wear wellies! The upper gardens are more managed, there is a basket ball shooting area and football goal. Croquet, badminton etc are all in available in the gym along with kites, skateboards and skates - just put back them afterwards. There is free wifi Internet access by the pool area and inside the house. There is cable TV with Netflix etc in the sitting room and master bedroom and TVs in three other bedrooms and the kitchen. The house is in the Sneyd Park area of Bristol minutes from the huge flat grassy area called 'the downs' - a popular jogging spot. Sneyd Park is a suburb lying on the western fringe of Clifton Down, adjacent to the Avon Gorge and the Sea Walls observation point. The Number 40 bus stop is a five minute walk away and goes into town. There is also parking for three cars at the house. We leave laundry powder etc for your use and plenty of loo roll along with shampoo, conditioner shower gel and soaps. There is a completely separate flat in the basement with its own access - we rent this out for holiday lets when we are living in he main house but if you rent the main house, you will still have exclusive use of the pool, gardens, hot tub etc and have complete privacy. We may on occasion stay in it ourselves but you won't notice us.

Thanks for your comments. You are right, any guest would have to pay close attention to children in the pool area - I can provide a stair gate. I guess the child friendly aspect of the garden depends on what you are after. There is a flat lawn with trampoline, basketball court and football goals but there are steps down to that and steep steps beyond that area to the treehouse and woods.

Why can't I call Tamsin (the owner) before booking?

How do damage deposits work?

In most cases, you don’t pay a damage deposit up front. Instead, we save your payment details securely and you’re only charged in the event of damage to the property.

Occasionally, you will pay a damage deposit up front as part of the total rental cost. In this case, the owner has 10 days after you check out to report any damage. If they don’t, we’ll return your deposit. If their claim is successful, we’ll deduct the agreed cost and return the remainder.

How do I edit my booking?

You can request to change the dates or number of people on your booking via the Manage your holiday booking page. To change your holiday dates use the Edit booking button. If you need to change the number of guests staying then send Tamsin (the owner) a message.

If Tamsin (the owner) agrees, they’ll send you a revised quote outlining the changes. You can review and accept/decline this from the Manage your holiday booking page. You’ll have 48 hours to take action before the revised quote expires.
