This is a large and extremely central flat, yet it is very quiet for a comfortable nights sleep at the end of a long day. It comfortably sleeps 5 people (king size double, twin room, single room) with the ability to sleep an additional person on a zed bed. Property is in a great location and enjoys its own main door entrance and has a small outside area at the front by the main door with a table and chairs for if the weather is nice enough to sit outside.

The flat is located in the heart of popular New Town, less that a 5min walk from George Street and Princes Street. This means the apartment is within easy walking distance of all the main attractions but also from the train station, the airport bus stop and the trams. The tram goes all the way to the airport or a taxi is £20-£30. There is also a supermarket 2 min from the front door and numerous places for breakfast, lunch, supper and drinks a stones throw away. It really is is a wonderful location!

We would like to highlight to guests that one of the downsides of being based so centrally is that there are often ongoing works around the city and currently there are construction works going on outside the property. Site works are kept within usual business hours so should not cause disturbance. The works haven't impacted on previous guests' stays thus far, but we do like to make potential guests aware before booking.

I would recommend not bringing a car as everything is walkable but if you do then it is worth mentioning that on Friday after 5.30pm there is free parking on many of the streets near the flat until Monday morning at 8.30am. Between the hours of 8.30am-5.30pm Monday to Friday you will need to pay and display. Parkopedia is a great site to look at parking in advance of your stay, or JustParkis an app that will help you book a space in advance so you don't have to think about it when you arrive.

Guests be met on arrival when possible to handover keys (or keys may be left in the key box which just allows a little flexibility) and then they will be left to enjoy their stay! The property doesn't have the grandest of entrances (through a shared court yard) but once inside we think you will love it as we have just finished doing it up!

It is also worth noting that also we own the property directly next door, and it is also a rental property. Should you wish to see details of the property next door please just ask- for a larger party it works well to rent both properties together. Had a lovely 2 night stay in this apartment. Very central. Cosy and very clean. Beds were comfortable and we all slept well. No noise from outside. Will definitely be back .

How do damage deposits work?

In most cases, you don’t pay a damage deposit up front. Instead, we save your payment details securely and you’re only charged in the event of damage to the property.

Occasionally, you will pay a damage deposit up front as part of the total rental cost. In this case, the owner has 10 days after you check out to report any damage. If they don’t, we’ll return your deposit. If their claim is successful, we’ll deduct the agreed cost and return the remainder.

If the property manager agrees, they’ll send you a revised quote outlining the changes. You can review and accept/decline this from the Manage your holiday booking page. You’ll have 48 hours to take action before the revised quote expires.
