COVID 19 AND YOUR VISIT

We want you to be reassured that we are doing everything we can to make our property as safe as possible. Before your arrival, the house will have been completely cleaned. All cleaning staff are provided with appropriate PPE use anti-bacterial and anti-viral cleaning agents to prevent cross-infection. After thorough cleaning and for your additional protection the entire house will then be “fogged” (sprayed with an anti-viral spray which has been authorised for the health and food sector).

PLEASE ENSURE BEFORE MAKING A BOOKING REQUEST THAT YOU ARE AWARE OF CURRENT SCOTTISH GUIDELINES REGARDING PARTY SIZE AND MAKE-UP – AS OF 23RD SEPTEMBER 2020 THIS MEANS THAT A GROUP CAN CONSIST OF ONLY ONE HOUSEHOLD.

The famous 7 Stanes Cycle Route, the home of the Solway Yacht Club at Kippford, and one of Scotland's top 50 golf courses at Southerness are less than 15 minutes away, while less than a mile away is Colvend Golf Course, 'Scotland's Friendliest Club'. The National Trust calls Rockcliffe 'one of Scotland's prettiest stretches of coastline', perfect for exploring. Add in the amazing variety of wildlife at Caerlaverock, and the ultimate in love stories at Sweetheart Abbey and you have everything for your perfect holiday right on your doorstep.

The 5 bedroomed house is furnished to the highest standard and equipped with a Sonos Sound System in all rooms. All bedrooms are en-suite with luxurious bed linen and sumptuous towels. The property is only available for exclusive use so the grounds and features are yours alone to enjoy during your stay. Ideal for a group of friends or that special family occasion, either sharing a meal in the large dining kitchen, watching a film in front of a roaring log fire or enjoying a quiet Sunday morning reading the papers in the Snug, there is something for everyone. The landscaped gardens lead down to the loch where you have your own private boathouse with relaxed seating area and bar, you can fish from the jetty or just simply relax in the hot tub and watch the sun go down.

We think the secret to a happy holiday for a large group is to have something for everyone. Within minutes you can go fishing, cycling, golfing, sailing, walking, and so much more. Or simply pull up a chair on the jetty, relax and look out for the swans, cormorants or even an elusive otter. Remember, you have your own Scottish loch at the bottom of your garden!

The house has a maximum occupancy of 10 guests, however, for larger groups (up to 14) we have an additional 2-bedroomed apartment in the grounds(see our separate listing FOREST WAY WATERSIDE).

The house has oil-fired central heating, Sonos music system in all rooms (download the Sonos Controller app to you smart phone before your visit), and comprises:

GROUND FLOOR

* Spacious lounge with large comfy sofas set around the wood burning stove; Sky TV with Netflix; patio doors leading to the decking which looks out over the gardens and loch.

* Snug with comfy Harris Tweed armchairs - a great place for reading the Sunday papers.

* Kitchen/dining room with electric oven and hob, large American style fridge/freezer, dishwasher, microwave, NESPRESSO coffee machine (we will leave a few pods to get you started, but if you have your own favourites, please bring a supply with you) and patio doors to the decking for outside dining.

* Utility/boot room with washing machine.

* Cloakroom with hand basin and WC.

* Three en-suite double bedrooms, two with bathrooms with shower over the bath, hand basin and WC and one with shower room with walk in shower, hand basin and WC.

FIRST FLOOR

* Master bedroom suite with super king-sized bed, lounge area and en-suite bathroom with bath, separate shower cubicle, hand basin, bidet and WC.

* Second bedroom suite with super king-size bed that can convert to twin beds, lounge area and en-suite bathroom with shower over bath, hand basin and WC.

BOATHOUSE comprising

* Relaxed seating area with bar and electric stove.

* Outside decked area with HOT TUB and private jetty.

* Use of rowing boat

* There is also a full sized table tennis table in the garage (for those rainy Scottish days!)

* All heating, electric, bed linen, towels and logs provided.

* Cot and highchair available.

* Wi-Fi available.

* Private parking for 7 cars.

“Perfection”

Robert and pam greeted us making us feel very welcome the hamper they left was lovely. The house is very spacious with views of the loch and everything you need, well equipped kitchen, slow cooker handy, Plenty of towels provided, spare robes for the hot tub. The boat House has electric fire, tea, coffee in the bar area with lots of comfy seats. The boat was big hit with our teenager boys, fishing on the loch very relaxing, life jackets are provided and everything well explained. The hot tub is perfectly situated on side of loch next to boathouse with built in speakers. Lads loved the table tennis in garage area great for rainy days. Board games kept us busy, full sky entertainment package in the comfortable,spacious living room loch view, snug room next door. Nearby Rockcliffe has some lovely walks and Dalbeattie forest next door is a good walk whatever the weather. The house is so spacious with two large suites upstairs and the downstairs rooms are well equipped and very comfortable. Can't wait to return next year.

How do damage deposits work?

In most cases, you don’t pay a damage deposit up front. Instead, we save your payment details securely and you’re only charged in the event of damage to the property.

Occasionally, you will pay a damage deposit up front as part of the total rental cost. In this case, the owner has 10 days after you check out to report any damage. If they don’t, we’ll return your deposit. If their claim is successful, we’ll deduct the agreed cost and return the remainder.

You can request to change the dates or number of people on your booking via the Manage your holiday booking page. To change your holiday dates use the Edit booking button. If you need to change the number of guests staying then send Robert (the owner) a message.

If Robert (the owner) agrees, they’ll send you a revised quote outlining the changes. You can review and accept/decline this from the Manage your holiday booking page. You’ll have 48 hours to take action before the revised quote expires.
