Whilst designed and built in a contemporary and functional style, the exposed brickwork of an original wall confers a warm and homely feeling to this unique place.

Apart from the secluded, well looked after shared patio garden, this flat is totally self contained, and is accessed by its own independent entrance.

Generous insulation and modern central heating make this space warm in winter and cool in summer.

This lovely flat is designed for one or two people but it can sleep up to four people. There are two single beds in the sleeping area which can either be used separately or put together to form a 1,4 x 2 m double bed. The double bed takes up the full width of the mezzanine, so access will be from one end of the bed. If you are willing to squeeze around each other, further one or two people can be accommodated on comfortable mattresses made up as beds and laid on the floor.

Although located in a working class neighbourhood amidst private and gracefully refurbished local authority houses, this smart mezzanine flat lies within the elegant Marylebone area.

The area is very close to the centre of London and well served with bus routes to the main attractions. The closest bus stop only 200 metres away. Marylebone underground and railway station can be reached with a 5 min walk. Baker Street and Edgware Road underground stations are 10 min walk away. All these stations are in pricing zone 1.

Should you be too tired to cook, you will never be short of options for places to eat in the West End or in the nearby St John's Wood High Street.

The flat is also very close to the Grand Union Canal, where it is nice to stroll, jog or cycle all the way to Little Venice and Paddington one way or Camden and beyond the other way. You can relax in the lovely open spaces of wonderful Regents Park again only 5 min away and enjoy the views of the boating lake, the rose garden, London Zoo, all surrounded by magnificent John Nash designed terraces.

Also 5 to 10 mins away are Church Street market with the famous Alfie's antique store, Madame Tussaud's waxwork museum and Lord's cricket ground where the Olympic archery events will be held next summer.

TO BOOK

To secure the booking a payment of 50% of total fee subject to a minimum of pound 200 is receivable and payable through Paypal, where VISA, credit cards and different currencies are accepted. If the booking occurs later that 15 days prior to your arrival day, the whole fee for the stay is due to secure the booking.

BALANCE

Any remaining balance becomes due on the 15th day before the arrival date and is payable through Paypal. Upon arrival you will fill in and sign the contract previously emailed to you. Unless the deposit and balance have been paid in full no access to the premises will be granted.

CANCELLATION

All cancellations must be given in writing.

Any cancellations made:

30 days or more prior to the arrival date will incur a penalty of 30% of all rent due.

15 days – 29 days prior to arrival will incur a penalty of 50%

Arrival day – 14 days prior will incur a penalty of 100% of rent due.

DEPOSIT

To cover for possible damage caused to the flat, upon arrival you can either let us take a copy of your debit/credit card and sign a billing authorisation form or leave a £ 300 deposit in cash which will be returned to you after your check out when the flat has been proved free of damage and no excess cleaning is deemed necessary.

CHECK-IN

Available from 18:00 until 21:00 by appointment only. Check-in from 21:00 until midnight will incur a £ 30 fee and is available only by prior arrangement. Check-in after midnight will incur a £ 50 fee and is available only by prior appointment. Check-in from 12:00 noon until 18:00 will incur a pound 40 fee and is available only by prior appointment. An early luggage drop off can be organised free of charge. If you fail to arrive by midday on the day after the arrival date and you do not advise us of your late arrival we may treat the booking as having been cancelled by you

Latest check-out is at 10:00. A late check-out fee of £ 40 is applicable after 10 am.

“ECCELLENTE RIFUGIO NEL CENTRO DI LONDRA”

Siamo stati da Henry Blacks durante le vacanze pasquali con i nostri due figli di 7 e 9 anni. L'appartamento ideale per due persone ma adatto anche a una famiglia è dotato di tutti i confort . L'appartamento è pulitissimo in perfetto stato, esattamente come nelle foto che si trovano sul sito, una piacevolissima sorpresa! La posizione è veramente strategica comodo alla metropolitana ma anche all'autobus che passa praticamente sotto cosa e ti porta in poco tempo al centro della città. Henry è una persona davvero cortese e disponibile attento ai bambini, ha fatto trovare loro anche un regalo per Pasqua! Una bellissima esperienza sicuramente da ripetere!

This apartment was exactly what we needed on our long weekend trip to London - so much better than being in the confines of an overpriced and often grimy hotel It was spotlessly clean and very comfortable ....all very compact but this is obvious in the photos on the web site and because of the clever use of space you don't feel squashed or confined at all, and the shower room is big. Good powerful shower too, which was great after a day in London. The space saving staircase requires you to be steady on your feet! We were welcomed by Enrico who ensured that all our questions were answered and gave us tips on local areas of interest and places to eat Very handy for the buses and just a 10 minute walk to the underground, the apartment is in a mixed family area which is busy, with people, during the day but quiet at night On Enrico's advice we walked by the canal and over Primrose Hill to Cambden Lock which was delightful in the sunshine Infact depending how much walking people are used to doing and how long their stay is a lot of attractions are within walking distance We enjoyed fantastic weather and the apartment was easy to air and when it did get chilly outside, late at night, the heating warmed up very quickly. There are full facilities for cooking but we ate out as there are so many good eating spots nearby We would definitely stay in the mezzanine flat again and will recommend it to friends

We booked this flat for a long weekend in London. The flat is brand new, small but perfectly formed, central location, just a 5 minutes walk from Marylebone station. The owner is very helpful and has provided everything we needed during our stay. Thanks Enrico, we had a great time!
