The Games Barn, rated a 3 - star home by Tourism in England, is situated in an extremely quiet location on a 30 acre working farm in the heart of the High Weald Area of Outstanding Natural Beauty in East Sussex . The farm has a small number of animals including horses, sheep, pigs , chickens and ducks and includes a stream with weir and ponds. The peaceful setting is ideal for those wanting to get away from it all in the middle of the countryside, but is just 2km from pubs, restaurants, shops etc. The excellent beaches of the south coast are all easily accessible and Ashdown Forest with its wonderful walks and cycle tracks is just 10 minutes away.
The barn is also very suitable for family holidays with young children who can enjoy looking after the animals, collecting the eggs, feeding the pigs etc - all help gratefully received! Please note however that some areas of the farm are potentially unsafe for young unsupervised children.
The flexible accommodation makes it ideal for family reunions and we are very happy to provide extra bedding so you can invite different friends to stay with you at different times (up to a maximum of 8 on any night).
The barn has full mobility facilities including a wet room with sit down shower without a shower basin allowing full wheelchair access and hand rails etc for the toilet area and wash basin. There is level parking with a ramp up to the bungalow. The main doors (front and back) are double size patio doors which open fully. There is a slight threshold on these doors (approx 2 inches) but otherwise once in the barn everything is on one level with no steps. Please note the kitchen is a standard size and does not have low work tops for wheelchair users. However, we can provide a microwave oven, kettle etc at a low level on request. All power points in all rooms are approx 2 feet from the floor and the furniture is easily rearranged to accommodate specific special needs - please contact us for more information. An Access Statement containing more specific details including rooom sizes etc can be found at on our website at www.thegamesbarn.co.uk
There is ample secure parking space for cars for able bodied users in addition to the disabled space.
Baby sitting and cleaning are available at an extra charge but please note we will ensure the Barn is thoroughly cleaned prior to your arrival. Farm produce can be bought including eggs , pork and lamb. We butcher all the meat on site and have a 5-star food hygiene rating from the local authority
A maximum of 2 pets are welcome provided they are well behaved and house trained.
There is wi-fi throughout the Barn but please note that Broadband speed in this area is slow!

The East Sussex region
The South East of England has varied climate. The summers can be sunny with temperatures in the high 70s; the winters can be cold with temperatures below freezing. It can on occasions be quite windy and storms throughout the year are not uncommon. Please don't come here on holiday if you want to be guaranteed good weather! East Sussex is a wonderful location designated an Area of Outstanding Natural Beauty with many bridleways and footpaths . Ideal for walking, cycling and horse riding . There are many lovely small villages and local pubs.
Mayfield is a historic village in the heart of East Sussex. It holds 2 carnivals every year and has an excellent music festival every 2 years featuring many famous professional artists. It also has its own Rock festival every other year. The village is only 15km from Glyndebourne with its famous opera house. Other famous tourist attractions nearby include Ashdown Forest, Hastings, Tunbridge Wells, Lewes, the south coast including Eastbourne and Brighton. The Bluebell Railway is close by and there are a number of castles and country homes that can be visited. London, with all its attractions, is an hour away on the train. "Relaxing getaway in the country."
We stayed at the Games Barn for a weeks family holiday. The accommodation was roomy and comfortable. We were 3 generations: 3 couples and 2 small children and fitted easily into the four double bedr… More
Thanks for this review. We are glad that, despite the unseasonal wet August weather, you still enjoyed all that the farm has to offer. We note your comments about the mobile and internet . Sadly it is something we cannot fix but we do try to make it clear on our website that broadband in rural Sussex is super slow not super fast and that mobile reception can be tricky. We hope this did not spoil your stay and would love to see you all here again sometime

"Home away from Home"
I travelled from Australia with my husband, 2 young children and my parents and we stayed at the barn for close to 4 weeks. We chose the Games Barn based on it's location which was extremely clos… More
Thanks for this lovely review. It is great to know that a family like yours can stay here for over 3 weeks and feel as if it is a home - that is exactly what we hope to achieve with all our guests. We note your comment about the shower area. It is a difficult balance between being disabled friendly (tiled floors where possible, wet rooms rather than shower cubicles) and suitability for all. We recognise that the areas directly outside the wet rooms are tiled and slippery when wet although the wet rooms themselves are non slip. We will in future provide towelled bath mats to place on the floor directly outside the wet rooms. We hope this minor issue did not spoil your holiday in any way and we would love to see you all again - you were perfect guests from our perspective.

Thanks for this lovely review. We try to ensure that all our guests can help around the farm if they wish and your group certainly enjoyed the farm experience. We are equally pleased that others in the group were able simply to chill out in the peace and quiet. We hope to see you all again sometime.

"warm English hospitality at countyside"
We enjoyed our week at The Games Barn, felt like coming home to friendly, open and interesting hosts in a spacious comfortable house.
The farm was an adventure for town peoples, like we are and it was calming to see the sheep and cows on the Meadows.
The farm had a good location to discover Kent and East Sussex.
Thanks. We are very glad that, having come all this way, you enjoyed your stay in England and we hope to see you all again sometime.

"ANOTHER WONDERFULLY SPECIAL STAY..."
We were very lucky to stay at The Games Barn again over Easter. Just as before we found the farm a home from home - packed ALOT less toys for the children as you simply dont need much, what with all the games in the barn and a wonderful farm on your doorstep.
Madeleine again was an absolute star, our children had such a wonderful time - my 6 year old daughter fed and helped out with the feed morning and afternoon and was given little 'jobs' ( my youngest was poorly so sadly couldnt participate an awful lot ) Mummy and Daddy loved heloing out too!
This place has everything you need for a wonderful time. It's become a special place for us and our family and we cannot wait to return next year.
Thanks for this - we were delighted to see you all again and can't wait for you to come back.

"A perfect home from home farm experience for all ages!"
We stayed here for the whole christmas week 2012 and had the most perfect time. Yes the weather was wet and miserable but this didnt matter at all - our 3 young girls and our parents all loved it equally and we are thrilled that we chose the games barn as the location for our first ever christmas away! The barn is so so well equipped with absolutely everything we needed and we instantly felt at home. My husband adored the log burning stove and was constantly making sure we were all warm and toasty. Madeleine and Fred could not have made us more welcome, in particular our girls, who were allowed to feed all the animals and collect the eggs every day. Such an experience eating them straight away for breakfast!
Mayfield is also lovely and we had a wonderful family lunch at the Rose and Crown pub on Christmas eve - we were looked after so well and the food was delicious. My parents also ate out at the Middle House Hotel which they said was fantastic too! We ordered farm produce while we we were at the games barn, a leg of pork for christmas dinner and sausages too and we can honestly say they were the best we have ever tasted!
Well done Fred and Madeleine, you are doing a fab job of creating somewhere relaxed and peaceful to stay that is perfect for all ages! We definitely want to return!
Thank you so much for this lovely review and we are very pleased that, despite the truly awful weather, you still managed to have a lovely holiday here. You are most welcome to return whenever you want to - we would love to see you all again .
