The Games Barn, rated a 3 - star home by Tourism in Britain, is situated in an extremely quiet location on a 30 acre working farm in the heart of the East Sussex countryside designated an Area of Outstanding Natural Beauty. The farm has a small number of animals including horses, sheep, pigs , chickens and ducks and includes a stream with weir and 2 ponds. The peaceful setting is ideal for those wanting to get away from it all in the middle of the countryside, but is just 2km from pubs, restaurants, shops etc. The excellent beaches of the south coast are all easily accessible and Ashdown Forest with its wonderful walks and cycle tracks is just 10 minutes away.
The barn is also very suitable for family holidays with young children who can enjoy looking after the animals, collecting the eggs, feeding the pigs etc - all help gratefully received! Please note however that some areas of the farm are potentially unsafe for young unsupervised children.
The flexible accommodation makes it ideal for family reunions and we are very happy to provide extra bedding so you can invite different friends to stay with you at different times (up to a maximum of 8 on any night).
If you fancy bringing your own horse , we have a stable complex and grazing that we can provide.
The barn has full mobility facilities and is accessible in a wheelchair. There is ample secure parking space for cars
Baby sitting and cleaning are available at an extra charge and farm produce can be bought including eggs , pork and lamb.
Pets are welcome provided they are well behaved and house trained. .

The South East England / Sussex region
The South East of England has varied climate. The summers can be sunny with temperatures in the high 70s; the winters can be cold with temperatures below freezing. It can on occasions be quite windy and storms throughout the year are not uncommon. Please don't come here on holiday if you want to be guaranteed good weather! East Sussex is a wonderful location designated an Area of Outstanding Natural Beauty with many bridleways and footpaths . Ideal for walking, cycling and horse riding . There are many lovely small villages and local pubs.
Mayfield, Sussex area
Mayfield is a historic village in the heart of East Sussex. It holds 2 carnivals every year and has an excellent music festival every 2 years featuring many famous professional artists. It also has its own Rock festival every other year. The village is only 15km from Glyndebourne with its famous opera house. Other famous tourist attractions nearby include Ashdown Forest, Hastings, Tunbridge Wells, Lewes, the south coast including Eastbourne and Brighton. The Bluebell Railway is close by and there are a number of castles and country homes that can be visited. London, with all its attractions, is an hour away on the train.
How to get there
Mayfield is about 10 miles south of Tunbridge Wells just off the A267. Gatwick is approx 45 minutes drive away, Heathrow about 90 minutes and Stansted about 2 hours. The main M25 orbital motorway is approx 30 minutes away. Ashford International Rail Terminal and the Channel Tunnel are 60 minutes away

Further details indoors: Barn converted in Summer of 2008 so all facilities are very new Floors are fully tiled so easy to clean but al rooms have rugs. One of the bedrooms is king size double; one is standard double and the other 2 are twin bedded but can be converted to doubles if required One of the wet rooms has a full size bath as well as a shower. No smoking is allowed anywhere inside the barn All rooms have electric heaters and the woodburner provides ample heating in the winter.

Security deposit of £150 cash required on arrival to cover breakages etc. Returned on day of departure. Peaceful setting means no outdoor music can be played between 9pm and 10am. Visitors other than those staying overnight are welcome to come during the day by prior agreement with owners but no more than 12 people can be on the site and all visitors must arrive after 9am and leave before 9pm. No parties of any sort except by prior arrangement. No smoking anywhere in the property.
Conditions
Short term breaks available all year round If use stables you are required to clean and disinfect fully on departure and to keep the grazing area clean.
