The property is a detached bungalow with three twin bedrooms two of which can be coverted into kingsize double beds, modern kitchen and large bathroom with a bath and separate power shower. The large main sitting/dining room looks out on the back garden.This is a quiet and private area, ideal for rest, relaxation and sunbathing. The lack of stairs and secure back garden make Dolphins the ideal choice for the very young,old or infirmed
The beach is only 100m away where you can swim in the sea or walk along the beach.
The local fishing village of Pevensey bay is only a five minute walk away with all the amenities available including a wide range of excellent restaurants and pubs. Dolphins is an ideal choice for a family holiday . The high level of insulation and modern central heating keep Dolphins warm throughout the winter and make for a relaxing weekend break out of the main holiday season

Dolphins has been designed with holiday rental in mind, it has been re-wired and re-plumbed using the latest technology. Virtually everything in the house is brand new. The property has been fully insulated and double glazed,it is also fitted with under floor heating and a new combi-boiler,the floors are all tiled . Each bedroom has two pine beds with new high quality matresses (orthoreflex memory foam) plus100% cotton sheets, two of the bedrooms can be converted into double beds( super king size) and there is loads of storage space for all your clothes. Leading off the sitting room is a small conservatory ideal for cool afternoons or warm evenings.A large patio area outside the sitting room lends itself to sunbathing bbq etc. In the sitting room there is a widescreen tv with freesat ,free unlimited wi-fi,dvd player plus a separate Sony cd/ radio player with an ipod dock ,so make sure you bring your ipod plus your favourite cds and dvds. For January2012 we are offering unlimited internet access via our router so dont forget your lap tops and get online. we have also provided some board games and cards.

Your welfare and security at Dolphins is very important to us, the property is situated in a quiet, residentual neighbourhood. There is private off road parking for two cars. The rear garden is totally secure and ideal for young children. All the plumbing/gas has passed Gas safe inspection (landlords gas safety certificate dec 2011) .All electrical work has also been inspected and passed inspection in Dec 2008. Every bedroom has means of escape windows and there is a first aid box, carbon monoxide alarm and a fire extinguisher in the kitchen.The smoke alarm is sited outside the kitchen .

Change over days are normally Sundays. Dolphins will be clean and ready for your arrival by 4pm and we request that you vacate the property by 10.45am on the day of your departure.Out of peak season and dependant on prior bookings, change over dates can be more fexible. Please contact us if you have any queries about times or change over dates.
Conditions
A refundable breakages deposit of £150 is required to secure a booking and will be returned to you two weeks after your departure, this sum will not be returned in the event of a cancellation. Full payment is required eight weeks before first day of rental..

Packed with charming historic villages across the South Downs, panoramic views and beautiful countryside - Sussex has it all.
The Eastbourne / Pevensey Bay area
Located 2km east of the popular holiday resort of Eastbourne,.Pevensey Bay is a lovely fishing village with Local shops, Restaurants and Pubs and all just a five minute walk from Dolphins. The beach is a beautiful stretch of sand and pebbles The surrounding countryside has walks with panoramic views across the South Downs, Beachy Head, Pevensey Levels and the Medieval Castle of Pevensey. Just down the road is the stunning new Sovereign Harbour and Leisure Complex where Shopping, DIning, Cinema and Watersports are all available. Eastbourne is a large holiday resort town with great shops, bars ,restaurants and nightlife. The town has a large beach and a victorian pier.There are children's theme parks such as Treasure Island and Fort Fun, both situated on the seafront. Close by is the sovereign centre,a large indoor swimming pool complex with wave machines flumes etc. A large international tennis tournament takes place in june and mid August sees airbourne take to the skies, however every week from Easter through to October the town has organised events to cater for all ages check the visiteastbourne .com for details.Eastbourne is at the end of the south downs and Beachy Head provides some lovely walks and stunning views across Sussex and the English Channel. Brighton is only 30 minutes away by car ,bus or train with its excellent shops ,bars and nighlife.There are a mulitude of tourist attractions to visit in the local area and i have put together a folder in the accommodation to help with some ideas and phone numbers.Golf is available at 5 high standard ,18 hole downland courses ,all within a 15min drive from Dolphins. Eastbourne refects the best of the British south coast resort while remaining a welcoming cosmopolitan destination,youll arrive to find so many lovely surprises and leave wanting to discover them all again.

By car From Gatwick airport drive south on the M23/A 23 until you reach the outskirtsof Brighton (30mins) Here you need to tun turn east on the A27continue on this road to Eastbourne (25mins) continue on the A27 at the third roundabout take the 4th exit for Pevensey Bay.(15mins)Total 75kms .All the major car hire companies operate from the airport
By train From Gatwick airport take the train to Eastbourne aprox cost £12 the train may well then stop at Pevensey Bay (but it is a good walk to Dolphins ) I would recommend a taxi or local bus to Pevensey Bay from Eastbourne .Regular buses to and from Eastbourne stop outside the property. £5 for a weekly ticket

Dolphins really is as nice as it looks in the photos. It's clean, uncluttered, very comfortable beds, nice furniture and a lovely conservatory. There's a small, private garden that's well maintained and quite a sun trap. I had my elderly, disabled mother with me and it was easy for her to move around and there was even a seat for the shower which was a great help. The local shops and cafes are a 5 minute walk away and the beach is at the end of the road. For more eateries and a large supermarket Sovereign Harbour is a 5 minute drive away. I can certainly recommend Dolphins for a pleasant stay on the south coast and I hope to stay again myself next year. |
