We have a large deep pond, children must be supervised in the garden.
Up to 2 well behaved dogs are welcome at a charge of £4 per night (£25 per week). Due to the shared garden, dogs must be dog/people friendly and under control at all times. Dogs are not allowed on the furniture and must never be left alone in the property.
No parties/loud music after 10.30pm.
At least one member of any group booking this property must be over 25 years of age.

“Second to None!”
We’ve had a fantastic stay at Pond View. Chris & Eppy are fantastic and the accommodation is both spacious and finished to a very high spec. If ever we want a weekend away to escape the daily grind, we’ll happily come here!

“Una casa muy confotable y estratégicamente situada”
La casa es perfecta para una familia con dos hijos. Un jardín maravilloso con estanque y espacio para jugar, el comedor es amplio con una buena televisión y juegos. Los propietarios son muy agradables y facilitan todo tipo de información. En los alrededores hay muchos sitios interesantes para visitar.

Very clean and well presented accommodation, with all the facilities you would need.Ideal location with ample grounds for our dogs to run around in. Ample and secure parking for our car.The owners Chris and Eppie and their lovely dog Luca were very welcoming and could not do enough for us. We would highly recommend this accommodation.

Our family is visiting UK since 2009. Pond View is the best accommodation we ever booked. Modern standard, clean and well appointed, very quiet and lovely located. “Peaceful country setting”
We stayed in Pond View for three and a half weeks using it as a base for our UK holiday. It is located down a peaceful country lane in North Essex and a great base to visit several surrounding counties, as well as London for the day. Eppie and Chris (and Luca their dog) are wonderful hosts who will go the extra mile to make your stay as pleasant as possible. Pond View is modern, well equipped and comfortable, and we would happily stay there again. Many thanks Eppie and Chris
Excellent accomodation, lovely place and very friendly hosts! The flat is spacious, well furnished, and we found it clean and cosy. We really enjoyed our stay there!
“Pond View - well worth a stay”
As soon as we arrived we were made to feel very welcome by both Eppie & Chris, and their dog!!, and found the accommodation to be more than we expected as well as being clean, tidy and very well decorated and furnished. This included an Air Conditioning unit which, given we were there during the hottest week of the year, was more than useful. The view from the decking/patio at the rear of the property was excellent being across the large lawned garden with large pond which, we have to say, was a great distraction to our son who spent some time there checking out the fish and other "creatures" in it!! The property is set in a peaceful location and is only overlooked by a wheat field. The location is "off the beaten track" but is set in an ideal location for travelling about the immediate area and there is plenty to do and find. We went as far as Cambridge, London (by train from Braintree) and Diss whilst there and these were easily reachable. We also spent time in Colchester and would recommend the zoo. We would have no hesitation in booking Pond View again should we be in that area.
“Lovely annex apartment in peaceful and quiet rural location”
This two bedroomed annex apartment is separate from the main house. It is decorated to a high standard, was well equipt, had everything we needed - it was just what we wanted for a bit of relaxing down time. It is local to some lovely quaint market towns if you want to get out and about, with great walks straight from the door and only a 10 minute walk to the next village which has a couple of pubs, 2 takeaways and a little shop. With a really lovely garden - we ate outside on the decking for breakfast and dinner - a real treat. Chris and Eppie are really lovely, and helpful if you need anything. I hope to be back in the future.
“Constable Country and more”
Pond View is a well equipped and maintained apartment with access to a very pleasant garden, providing a spacious and very comfortable place in which to stay. The owners, who live in an adjacent house, are as pleasant and helpful as you could wish. The location is very convenient, enabling places such as Audley End House [Saffron Walden], numerous delightful Suffolk villages and small towns [e.g. Clare, Cavendish, Sudbury, Long Melford, Lavenham, Kersey], and the Constable Country [Dedham, East Bergholt, Flatford, etc.] to be reached easily and quickly. Of special interest is the network of churches, large and small, each with a wealth of history to reveal, while, for railway enthusiasts, the preserved Colne Valley Railway is nearby. On the food shopping front, good supermarkets are available in all directions, useful village stores are by no means rare, and there are some good farm shops tucked away, although some of these are seasonal. Constable Country apart, this is an area neglected by the tourist - perhaps to its advantage - but it has much to offer and this apartment is an ideal base for exploration.

A lovely rural setting, friendly and helpful owners. Large dog friendly garden with nice decking area for relaxing, dining and BBQ's. Easy flat walking from the cottage, excellent for a long weekend or extended stay.
