With easy access to beaches, walks and trails, and all the Island's attractions, 'Orchard Lee' provides a modern luxurious base for peaceful holidays for all generations or groups who enjoy opportunities to relax together indoors or out in their own meadow. The house may be divided into two independent wings giving flexibility.
Watch a barn owl hunting at dusk as you enjoy supper on the verandah, play cricket or rounders on the grass, relax by the log stove in winter after a day visiting historic Osborne or Carisbrooke Castle or walking the coastal path.
Visit nearby restaurants or buy local produce at a Farmer's market to cook at leisure.

Built to environmentally friendly principles to respect the privileged site, the house has geothermal underfloor heating and hot water. Being level entry it is wheelchair friendly and easy to manage for those with mobility problems.
Rooms are light and airy with spacious living/dining rooms opening onto a wide verandah through French windows. All bedrooms are en suite, one pair sharing a large wet room with easy access shower . Beds are made up, towels and household linen provided.
Kitchens feature oak units and are equipped to a high standard. There are dining tables both indoors and on the verandah. Living areas have 'free view' televisions with DVD players and range of films.
A log burner, using wood from the farm, gives auxiliary heating for colder weather.
Wherever possible we use eco products and won 'Green Island Accommodation of 2007'
The grounds are planted with native trees and many varieties of fruit trees, with a hedge of black, white and redcurrants so visitors can eat fruit in season straight from the tree. Having links to local food producers we are happy to direct visitors keen to sample vegetables, meat and fish and cheese with low food miles.

A great place for peaceful holidays and a fine wedding venue, where a large marquee can be set to host up to 200. Guests may be accommodated here and in our other 4* properties nearby. There is easy access to ferries.
Large secure parking leads directly to the house, which is surrounded by wheelchair-friendly decking.

Our own produce - vegetables in season, jam and chutneys and fresh flowers - forms an essential part of our welcome.
Details of local attractions, walks, bike rides and trips are provided and we have generations of local knowledge.
Visitors arriving by public transport can be met at the ferry terminal.

Deposit of 25% of rental fee on booking; remainder due eight weeks before your stay .
Refundable breakages deposit of £100 required on arrival. This will be refunded within two weeks of your departure (subject to property being left as found.
A well-behaved dog is allowed at £40 per week. Owners must provide bedding, ensure grounds are left clean and at no time leave dog alone in the house.

Just 2 hours from London by rail or road, with good motorway links to the Midlands, the ‘Garden Isle’ is easily accessible and well served by ferries, yet a relaxing ‘green’ destination for holidays and short breaks. At 23 miles long and 13 miles wide, the sea and spectacular Heritage coastline is never far.
An unrivalled network of footpaths gives access to unspoilt countryside – over is half designated as Area of Outstanding Natural Beauty. Its mild climate makes it an ideal destination outside the summer months, when it enjoys a deserved reputation for family holidays.
Sites such as Brading Roman villa, Carisbrooke Castle, royal Osborne House, historic little Yarmouth and charming villages across the Island, offer glimpses of a favoured lifestyle through the ages.
Today the Isle of Wight offers relaxation and fine food in peaceful surroundings. There are outdoor opportunities for walkers, cyclists and water sport enthusiasts, - and award-winning music festivals. From the Downs which traverse the Island, views of farmland and villages, woodland and coast offer panoramas of the best of England in miniature.
The Yarmouth, Isle of Wight area
Yarmouth is located on the western side of the Island at the mouth of the Yar estuary. The historic little town has grown as a result of its natural harbour, guarded by Yarmouth Castle, built by Henry VIII in 1547 The harbour attracts international yachts and motor cruisers, whose crews take advantage of the moorings to enjoy the lively range of shops, and places to eat and drink in the town. Wightlink Ferries dock here from Lymington, after a crossing of just under half an hour.
The picturesque narrow streets and town square are lined by flower decked shops and pubs; restaurants range from Michelin star quality through family-friendly pubs to cafes with outside tables for celebrating fine weather late into the evening, many meals having an emphasis on local produce and freshly caught fish.

Ferries to the Isle of Wight are available from Wightlink from Lymington to Yarmouth and Portsmouth to Ryde. Red Funnel provide a service from Southampton to Cowes.

Southampton Airport is served by rail using the Southampton Airport Parkway station.
The ferries have excellent rail links.
For Lymington use Lymington Pier station. The station is opposite the ferry terminal.
For Southampton use Southampton Central. There is a free shuttle bus to West Quay for the ferry.
For the Portsmouth service use Portsmouth Harbour station. The ferry terminal is at the end of the train platform.
The property is has a Southern Vectis bus passing every two hours from 08:00 until midnight.
