The Bothy at the Manor House Stables is warm and welcoming and provides a cosy retreat for 2 (plus a child). And now you can bring your dog too (small additional charge of £15 payable during your stay applies). The Grade II Listed stables were restored in 2008 using eco-friendly materials and traditional methods. Natural insulation and wood burning stoves means that they are lovely and warm even on the coldest winter's night. It is a perfect hideaway for two but there is an additional sleeping space for a child in an unusual box bed in the living area. Other unique features include a wooden bath made for two. The well-equipped kitchen opens out directly onto a small private garden with wooden furniture, a garden swing and barbeque set.

Care has been taken to make this accommodation suitable for those with limited mobility - all the accommodation is at one level and there are grab bars in the bathroom.

Well-behaved pets are now welcome to the Bothy too at a small additional charge, please enquire. The Bothy a special place for that perfect break away. And now your pet can enjoy it too!

The Manor House Stables is ideally located in the heart of rural Lincolnshire within driving distance of the Wolds, Coast and Fens. The historic city of Lincoln is only half an hour's drive away and the lovely Edwardian town of Woodhall Spa is just 4 miles away. The Stables is situated at the edge of a small village with both a pub and shop within 5 minutes walking distance. The nearest pub is in the village of Martin, less than 10 minutes walk away and there is also another good pub restaurant in our next village of Timberland, just a couple minutes' drive away.

We aim to provide a special stay for our guests - from fresh flowers, a welcome hamper, a loaf bread, milk, butter, plum bread, jam, wine, chocolates, luxury toiletries and much more.

The Manor House Stables is ideally located in the heart of rural Lincolnshire within driving distance of the Wolds, Coast and Fens. The historic city of Lincoln is only half an hour's drive away and the lovely Victorian town of Woodhall Spa is just 4 miles away. The Stables is situated at the edge of the small village of Martin which has a pub.

The nearest restaurant town is Woodhall Spa where you will find shops, tearooms, restaurants, Tourist Information Centre, a lovely little 'Cottage Museum' and a wealth of history ranging from the unique Petwood Hotel to the iconic 'Kinema in the Woods' - an old-fashioned cinema showing up-to- date films. Woodhall was an famous for its Spa in Victorian and Edwardian times and then became an important centre in the 2nd World War as the Petwood became the Officer's Mess for the now famous 'Dambusters'.

We live in the Manor House which is next door to the Stables. As long as you let us know your approximate arrival time we try always to be here to greet you. If this isn't possible, we do have a keylock with a code set for your visit (which we will email you). You can let yourself in and we will come and see you as soon as we get back. Any problems or questions we are easy to get hold of by phone or text.

House rules

Children are welcome but in general the accommodation is more suitable for couples as they are lovely romantic places to get away from it all. We would prefer not to have younger children stay especially those who are rather noisy. Older children and babes in arms are fine. If you do bring your younger children, we kindly ask you to keep them under control please. This is a lovely peaceful place to stay.

Thanks for your review Michele. It sounds like you had a really nice time in the Bothy. I really am sorry about the little garden. In the summer it is a lovely place to sit and sip your wine! It is a great suntrap and an ideal place for a bbq too. Unfortunately the hazel hurdle fence blew down last month and my husband has been busy putting up a new one. We have also ordered some new paving slabs for the patio and are trying to replace it between guests and when the weather will allow! The garden has suffered this winter but we are well on the way to getting it back to how it should look. Thanks again for choosing the Bothy for your short break.

How do damage deposits work?

In most cases, you don’t pay a damage deposit up front. Instead, we save your payment details securely and you’re only charged in the event of damage to the property.

Occasionally, you will pay a damage deposit up front as part of the total rental cost. In this case, the owner has 10 days after you check out to report any damage. If they don’t, we’ll return your deposit. If their claim is successful, we’ll deduct the agreed cost and return the remainder.

How do I edit my booking?

You can request to change the dates or number of people on your booking via the Manage your holiday booking page. To change your holiday dates use the Edit booking button. If you need to change the number of guests staying then send Sherry (the owner) a message.

If Sherry (the owner) agrees, they’ll send you a revised quote outlining the changes. You can review and accept/decline this from the Manage your holiday booking page. You’ll have 48 hours to take action before the revised quote expires.
