The Bothy at the Manor House Stables is warm and welcoming and provides a cosy retreat for 2 or 3 people. The Grade II Listed stables were restored in 2008 using eco-friendly materials and traditional methods. Natural insulation and wood burning stoves means that they are lovely and warm even on the coldest winter's night. It is a perfect hideaway for two but there is an additional sleeping space for a child (or small adult) in an unusal box bed in the living area. Other unique features include a wooden bath made for two. The well-equipped kitchen opens out directly onto a small private garden with wooden furniture, a garden swing and barbeque set.
Care has been taken to make this accommodation suitable for those with limited mobility - all the accommodation is at one level and there are grab bars in the bathroom.
The Manor House Stables is ideally located in the heart of rural LIncolnshire within driving distance of the Wolds, Coast and Fens. The historic city of LIncoln is only 20 minutes drive away and the lovely Edwardian town of Woodhall Spa is just 4 miles away. The Stables is situated at the edge of a small village with both a pub and shop within 5 minutes walking distance. The nearest restaurant is less than a mile away.
We aim to provide a special stay for our guests - from fresh flowers, a welcome hamper, vegetables from the garden, freshly-baked bread, sausages, wine, chocolates, luxury toiletries and much more. We have been awarded the Gold Award by Enjoy England and Gold in the Green Tourism Business Scheme. In the 2010 East Midlands Awards we were delighted to receive Bronze in Sustainable Tourism and Silver in the best in Self Catering Category. We are also winners of the Tastes of LIncolnshire Self catering Awards 2010.

The main living area is situated in the old part of the Stables which may have at one time served as a ‘bothy’ or living and eating area for the stable boys and shepherds who worked the local farmland. This beamed room is warm and cosy with a soft leather sofa and chair and a pine dining table. The floors are of brick covered with cotton rugs and the warmly insulated walls are painted with lime-wash. There are a good selection of books and games as well as a TV, DVD and record player. Tucked under the staircase is an unusual 'box bed' providing a cosy 'snug' or a sleeping space for 1.
The small but perfectly hand-crafted kitchen is fully equipped with microwave, dishwasher, refrigerator with freezing compartment, kettle and toaster and a range of quality kitchenware. An unusual but beautifully enamelled ‘Everhot’ traditional cooking range/ heat store (electric) keeps this area lovely and warm. A door leads from here into the small private garden - help yourself to vegetables and herbs in the pots and troughs..
The double bedroom sleeps 2 in a cast iron Sleigh bed with a luxury mattress made of organic Wesh wool, covered in cotton sheets and luxury bedspreads.
The bathroom is lovely but its main feature is an unusual wooden soaking tub, perfect for two. LIght the candles and enjoy!
The Bothy is heated by a underfloor heating fuelled by a wood pellet boiler and solar panels as well as a wood-burning stove. All heating, including logs for the wood-burner are included in the price.
All rooms are at ground floor level and special care has been taken to make this lovely accommodation suitable for those who are less able as possible.

There is plenty of off road parking. Bicycles can be stored in the laundry room or workshop area. Garden furniture, barbeque and unusual garden swing provided in private garden. A small shop is located on site and small workshops are held here - these are bookable in advance - see website for more detail.

Welcome hampers are provided on arrival - consists of biscuits, locally-made jams and honey, Lincolnshire Plum loaf, cereal made at a local mill, organic chocolates, bread, wine, fruit juice, fruit, fresh flowers, vegetables from the garden, items in the fridge including Lincolnshire sausages, Poacher cheese, milk, eggs and butter, and tea, coffee and sugar. Cleaning and kitchen products plus toiletries are all provided.

The county as a whole is renowned for good walks, cycling, bird watching, golf, angling and the big outdoors. The gently rolling countryside is ideal for walking, cycling or bird watching and the area is well known for its angling, golf courses and big skies. Lincolnshire played an important part in the 2nd World War and there are many memorials and museums in the locality. Antique hunting, county shows, airshows and trips to the coast are all ideas for an interesting visit.
The Woodhall Spa area
The Edwardian town of Woodhall Spa with its shops, tearooms, historic cinema and famous golf course is only a few miles away, and the historic city of Lincoln with its cathedral, castle, museums, shops and restaurants is only 20 minutes away. The Lincolnshire coast is also within easy reach (about 1 hour).

The nearest international airport is East Midlands Airport which is about 1 hour 45 minutes away by car, Stanstead is 2 1/2 hours drive away, Heathrow 3 hours and Gatwick 3 1/2 hours. There are many car hire companies available from these airports - further information can be found on their websites. Our nearest ferry port is Hull which is 1 1/2 hours away by car. From here you can catch the overnight ferry to Rotterdam or Zeebrugge (see poferries.com). Our nearest train station is only 4 miles away (Metheringham) and we offer a free collection service from here. There are many high speed trains travelling from London to Peterborough where it is possible to connect with services to Metheringham or Lincoln. There are also several direct trains between London and LIncoln every day as well as much more frequent trains from London to Newark Northgate with connections to Lincoln - for more details see www.eastmidlandstrains.co.uk. Lincoln is 13 miles away and we offer a free collection service from here as well. Local buses also depart from both Lincoln and Metheringham and stop within metres of our driveway we can supply details of these when you book. We can also supply a list of local taxis which serve the area but in LIncoln it is easiest to use the taxis which wait in the taxi rank at the train station. The time taken to travel from Lincoln to Martin is about 20 to 25 minutes and by taxi will cost around £15 to £20. Full directions of how to find us if you are travelling by car are on our website at www.manorhousestables.co.uk. We can also send out maps showing the routes as well as detailed maps of how to find us. We are located very centrally within Lincolnshire, making it possible to travel from here to most parts of this very large county easily.
