This self catering holiday cottage is situated on the edge of Sherwood Forest. It is ideal for exploring the myths of Robin Hood. The beautifully restored early Victorian cottage is situated in the conservation area on the edge of a quiet village and gives easy access to the attractions of Sherwood Forest and Nottinghamshire. The cottage is ideal for walkers, cyclists, National Trust enthusiasts and families looking for a child friendly holiday. A pet is welcome by prior arrangement.
The cottage sleeps 4 guests in 2 bedrooms (one double bed & 2 singles). There is a bed settee in the sitting room that can accommodate a further 2 guests. The cottage stands in its own garden which is lawned with flower beds and mature trees. The large south facing sheltered garden is perfect for relaxing.
The cottage has been assessed as 4 star Self Catering property by Visit Britain.
Advance Notice:
The Cottage is 15 minutes away from the East Coast mainline train routes from either Newark or Retford into Kings Cross, London, station. The journey by train is 75 minutes at peak times. From Kings Cross the 2012 Olympic is only a few minutes away.
There are major Antiques Fairs at Newark 4 times a year.
The Olympic torch will pass the village on June 28 2012.
Nottingham will be the venue of several major sporting events next year as well as hosting gigs by leading entertainers, touring plays and orchestras. Nottingham also has a number of leading cultural venues, including the new art gallery.

This restored early 2 bedroom Victorian cottage is situated in the conservation area on the edge of a quiet village. The original 2 up, 2 down cottage has been fully restored and has been sensitively extended at the rear in keeping with the style of the original cottage. Most rooms have beams and there are internal old pine shutters in the upstairs rooms. There is a large south facing patio and a range of outbuildings. 3 cars can be parked on the drive.
The property has been assessed as 4 stars in the Quality in Tourism awards of VisitBritain.

Arrival and departure
Guests are requested to vacate the cottage by 10.00 am on the day of departure. A later departure time may be negotiable depending on when the next guests are arriving.
Guests are welcome to arrive any time from 3.00 pm onwards on the day of arrival.
Payment terms
50% deposit is payable on booking.
50% balance is payable 8 weeks (56 days) prior to commencement of the period booked.
Cheques or BACS (please request bank details) are acceptable. Sorry, but we are unable to accept Visa/Mastercard, or other credit cards.
Cancellation policy
If you have to cancel your booking, please give the maximum notice possible.
If you have to cancel we will endeavour to re-let the property and, if successful, will return any monies paid minus £20 administration charge.
If we are unable to re-let the property the following will be applied:
* More than 56 days notice – full refund minus £20 administration charge
* Less than 56 days, but more than 28 days, 50% refund
* Less than 28 days, 25% refund
Holiday insurance
We suggest that all potential guests ensure that they have comprehensive holiday insurance which includes cover for unavoidable cancellations.

The owners live next door and are very willing to help with any further requirements or local advice.

The cottage is situated in a quiet rural village 3 miles from the A1 & about 14 miles from the M1. The village has 2 pubs, one of which serves meals during the day time. There is also a Post Office and general store.
There is a large Tesco supermarket 3 miles away together with a range of local shops. Locally there are butchers, a farm shop, a working windmill selling flour & Thaymars Ice Cream and tea shop.
The Robin Wood Way passes within about 30 yards from the cottage and there are plenty of local walks across the fields and into parts of Sherwood Forest.
The 12 century church is about 30 yards from the cottage.
The cottage overlooks farmland which is used for a mixture of dairy and crop production.

The Cottage is ideally suited for guests who wish to relax, explore, be active, shop, view historic attractions, walk &/or cycle & visit children’s attractions – and much more besides.

We stayed between Christmas and New Year with our young children (1 and 5), the grandparents and a dog. The cottage was very warm and cosy. It's a very spacious place even for 6 people. The sofa bed is in a separate lounge downstairs and in effect a 3rd bedroom. The kitchen is the best equipped we ever had in holiday accomodation. The garden is brilliant and our 5 year old was up a tree most times. The gate on the drive closes and therefore makes it a very safe garden. Beautiful house. gorgeous village, amazing country. We could not have asked for a better place to stay. Everything was provided, the cottage itself was more than we could have ever expected and the owners were more than helpful without ever being intrusive. We can honestly say that, throughout our entire European trip, this was the most relaxing and enjoyable time that we had. The Cottage sleeps 4 people. An additional 2 guests can be accommodated on the sofa bed in the sitting room, which is also equipped with hanging space and cupboards for clothes. There is a downstairs wet room with rain shower, sink and toilet which additional guests can use as a bathroom.
The prices above are for The Cottage sleeping up to 4 guests.
Special rates apply to certain weeks e.g. Christmas, New Year, Half term weeks.
Short breaks (3 night weekend and 4 night mid week) are available in winter months and as late bookings in summer at the following rates:
November - March: £200
April - June & September/October: £250
July & August: £350
Changeover day is Friday (alternative start/finish days may be possible by prior arrangement).
Additional guests can be accommodated (maximum 2) £50 per person per week throughout the year.
