Description

The building sits on high ground overlooking North Berwick. This apartment has a wonderful view over the town beach and harbour from the sitting room and kitchen.

Warm, comfortable and secure, the property benefits from superbly maintained communal areas including gardens and a car park, a well lit carpeted stair well, and a lift. Inside, the apartment is well insulated and centrally heated. New bathrooms were fitted in November 2016 and there is a high standard of furnishing throughout. We provide everything you might need in your holiday home so you can get on with enjoying your holiday.

The location is ideal. You can be on the beach or in the town centre within minutes, and the golf course is no more than 300 yards from your front door. The railway station is right across the road and a regular rail service provides access to Edinburgh in just 33 minutes.

This is a great holiday home for families or golfers, with plenty in the local area to see and do during your stay.

The apartment is on the first floor and all windows have safety catches. Parents with very young children should note there is a balcony and safety is therefore an issue. It is a condition of booking that the client is responsible for the safety and wellbeing of all those on the premises during any visit. Subject to this constraint the apartment is a great location for families.

Five people can be comfortably accommodated in one double bedroom (with en-suite), one twin and one single.

As well as fresh bedlinen, we provide towels, toileteries and kitchen detergents. We always make sure there's tea and coffee in the kitchen, and a pint of milk in the fridge in case you need a quick cuppa after your journey. We'll even be here to welcome you on arrival !

A travel cot and high chair can be provided on request, however guests are required to provide their own bedding (including mattress) for the travel cot.

The apartment is furnished and equipped to a high standard. Smoking is not permitted. Sorry, no pets.

“Really nice apartment”

The location of the royal apartments is excellent with great views of North Berwick. This is a very comfortable and spacious apartment and we would definitely stay again in this apartment block. We would have given 5 stars but felt the paint work needed refreshing but we would most certainly recommend it to other travelers.

Lovely apartment ,well equipped, clean and very cosy and warm while Storm Gertrude raged outside. Ideal location for town centre with good coffee shops and restaurants. Good walks by the sea, a very picturesque location. We would thoroughly recommend this accommodation and intend to return.

This is our second stay at the Royal apartments and it's just as lovely as our 1st stay. Beautifully decorated nice quality fittings very clean . Just love it here I could move in .

The location and view from the property was excellent. The private parking space is an added bonus as it can be difficult to park in North Berwick especially in high season. The apartment was clean and comfortable with the exception of the oven. We stayed in this accommodation last year and did inform the owner about the poor state of the oven then but there has been no improvement in its condition since. We did not want to cook any food in the oven as both it and the baking trays were dirty .I did attempt to clean it but I grudge spending my vacation time on domestic chores. Also, we were unable to set an accurate temperature as the numbers had been rubbed off the control. We were lucky that North Berwick hosts many excellent restaurants and coffee shops so we could eat out.

We do have the ovens professionally cleaned periodically in all of our properties, and certainly this was done since your previous visit. However it seems you were unfortunate for which I apologise. The oven, kitchen units and bathrooms have since been replaced in a recent upgrade.

Very nice apartment, comfortable, clean with all necessary amenities. Close to town centre and golf course with lovely views over the town and sea. Only slight moan is that the main bedroom could do with a shower. One shower for 4 occupants is not enough. Otherwise the apartment is excellant and I would recommend it to anyone visiting the area.

Appartement très agréable, confortable, propre, avec toutes les commodités nécessaires. Proche du centre-ville et le parcours de golf avec de superbes vues sur la ville et la mer. Seul petit b-mol est que la chambre principale n'avait qu'une douche. Une douche pour 4 occupants est pas assez. Sinon, l'appartement est excellente et je le recommande à tous ceux qui visitent la région.

Literally a short stroll from the train station with regular trains to Edinburgh, this apartment was perfect for our Christmas shopping trip. A day return to Edinburgh then a day in lovely North Berwick, coffee shops, craft /gift shops and lovely restaurants, finished off with a walk along the beach and across the golf course back to the apartment....really enjoyable!

How do damage deposits work?

In most cases, you don’t pay a damage deposit up front. Instead, we save your payment details securely and you’re only charged in the event of damage to the property.

Occasionally, you will pay a damage deposit up front as part of the total rental cost. In this case, the owner has 10 days after you check out to report any damage. If they don’t, we’ll return your deposit. If their claim is successful, we’ll deduct the agreed cost and return the remainder.
