In the heart of an Area of Outstanding Natural Beauty this cottage offers real country living with modern up to date facilities. From the gate, walk straight onto a myriad of footpaths leading in various directions – all with beautiful vistas. The area abounds with wildlife, including deer, badgers, buzzards and red kites. There are also many varieties of owls in the area and they are a delight to listen to in the early evening.

Although the surroundings are the countryside at its best, there is two fully stocked and excellent village stores within a short drive, plus easy access to the main cities of Chichester and Portsmouth and all the attractions they offer. Inside the property, exposed wooden beams offset the recently refurbished interior of this well-equipped, attractive accommodation. No attention to detail has been overlooked, from the pretty patchwork quilts in the bedrooms, to the authentic middle eastern rugs on the floors and the solid oak doors.

The open plan kitchen has all the modern conveniences you would expect, including plenty of granite work top, ceramic hob, built under oven and dishwasher. The keen cooks can knock up a quick snack to eat al fresco on the patio, or a full meal for serious dining if preferred. Alternatively, the village pub is within easy walking distance (three minutes) and serves excellent food in the bar or restaurant. The dining table, which seats 4, overlooks the paddock and fields on the other side of the valley.

The lounge has a comfy double sofa and two armchairs around the TV and woodburning stove (electric) with solid wood coffee tables for each chair. The built in dresser houses a CD player and a good supply of books, magazines, DVD's and tourist information, along with binoculars for deer and bird spotting.

The whole ground floor is tiled, topped by a large Persian rug to add to the character of the room. Step outside the door onto the patio for your morning breakfast or evening glass of wine.

Upstairs there is a wide, bright and airy wood beamed landing, with rooflights and a chest of drawers. At each end of the landing are the double and twin bedrooms. The corridor and double bedroom has wood beams running along either side and rooflights east and west to create a light bright feel. All the upstairs doors are hand made from oak and give the cottage a rustic charm. Both bedrooms have bedside cupboards and Persian rugs beside the beds, whilst the tiled bathroom floor is supplemented by a deep pile bathmat. The twin bedroom overlooks the paddock and fields and is loved by all the children that visit for the fantastic views of the downs and wildlife (that's not the hosts!).

The accommodation has its own york stone patio with a table, four chairs and sun parasol. There is also a BBQ for summer evenings' home cooking. Guests may enjoy shared use of the hosts' large and private lawned garden.

The West Sussex region

West Marden is a small rural village in central southern England, nestled in the South Downs National Park. The climate is mild and Spring, Summer and Autumn here each have their own unique characters. Everything is fresh green and blossomming in the Spring, whilst the Summer sees the crops ripening and ready for harvest. The Autumn colours are a delight as the summer draws to a close.

This part of England offers plenty for visitors to see and do, from seaside activities, to the Historic Docks, Museums, National Trust properties, Sailing, Shopping and eating at the Internationally reknown Gunwharf Quays, walking in the Downs, Motor and Horse Racing at Goodwood, fine dining, Chichester Theatre... the list goes on. Only just over an hours drive/train ride to London and all its attractions (2012 Olympics?)

"Luxury countryside get-away - with easy access to fun days out"

We spent a very happy (and comfortable) short break this October half term at Stable Annexe. The accommodation is ideal for a family of four and we found it to be very warm and well equipped. The kitchen in particular is the best that I have come across in self catering cottages - and immaculately clean. (The photos are unable to do this property justice - we had high hopes for this cottage and it still managed to exceed our expectations.) Extremely friendly owners, beautiful views across countryside - and a pub serving family fayre just 100m away. A perfect break and we will be back.
