Fancy having royalty as neighbours? This fantastically located central apartment is almost next door to The Palace of Holyroodhouse, the Queen's residence whilst in Scotland. Across the road from the Palace is the Scottish Parliament Building and Dynamic Earth. From there, a short stroll up the Canongate leads to the High Street where at the top you will find the famous Edinburgh castle (the route from the Palace to the Castle is known as the Royal Mile) . The accommodation is also within walking distance of most of the fringe and festival venues and the shopping area of Princes Street.
Situated at the edge of Holyrood Park, the apartment is well located for access for walks, runs, cycling and climbing to the top of 'Arthur's Seat' the extinct volcano. The view from the top is well worth the climb and we have provided binoculars for your use. This walk has been voted the 9th best city hike in the world by 'Lonely Planet'. There are cycle racks available for cyclists just outside the apartment.
This exceptionally clean modern apartment with one bedroom, living room, separate kitchen and bathroom has every conceivable comfort and convenience for your stay. We provide everything you will need so there's no need to go shopping for the basics like, soap, kitchen roll, etc. You will find a free welcome pack on your arrival to get you started. We have a selection of maps, guides, books and DVDs for your use and Wi-Fi (strong reliable signal) is also available free of charge. Of course heating, bed linen and towels are also included in the price.
We have decided to let out our apartment to a maximum of 2 guests to ensure the best possible experience. We have therefore been able to provide a comfortable quality sofa in the living room as a sofa bed is not required. We have furnished the apartment carefully, choosing stylish quality furnishings for an enjoyable stay for our guests. The apartment is heated throughout and is lovely and warm.
As the apartment is on the ground floor there are no accessibility problems for the infirm. We also provide a 'meet and greet' service at no extra charge to ensure you have gained access to the apartment and to answer any questions you may have.
Free private car parking, which is a rarity in central Edinburgh is provided for those arriving by car. There are private resident's parking bays at the apartment for which you will be given a parking permit for use during your stay. However, a car is not necessary as all the main tourist attractions are within walking distance and Edinburgh has a fantastic regular bus service if you want to go further.
Check in/check out times
The general check in time is 3pm but we are quite flexible so just ask if you want to arrive earlier.
Check out time is normally 11am but again if you need to stay a bit longer we can usually accommodate this. Please just ask us and we will try to help.

If you have your own travel cot and cot bedding you are welcome to bring your baby to stay.

One child over two years old is counted as one guest (maximum 2 guests plus one baby under 2 years old).

The Lothians region
This fantastic modern boutique style apartment is located at the edge of Holyrood Park giving easy access to the walks up to Arthur's Seat and the Crags. 'Lonely Planet' ranks this walk as 9th best 'city hike' in the world. The Palace of Holyroodhouse, The Scottish Parliament and Dynamic Earth are all within a few minutes walk. From the apartment walk to the end of Tytler Gardens, then turn left onto Croft-an-Righ and within a couple of minutes you will find yourself in Holyrood Park or turn right to head for the Palace. From there the Royal Mile leads to Edinburgh Castle, Princes Street and the Festival and Fringe venues. Although free private car parking is provided, all the main tourist attractions are within walking distance. The apartment is also near Edinburgh's Royal Commonwealth Pool with it's newly refurbished 50 metre pool, diving pool, gym and studios. This venue will host the diving events for Glasgow's 2014 Commonwealth Games.
There is a retail park less than 10 minutes walk from the apartment with a large Sainsburys, TK Max, M & S outlet etc. Meadowbank sports centre is a few minutes further on with it's 400 metre running track, badminton courts, gym, climbing wall etc.
Edinburgh Playhouse is a 15 minute walk from the apartment.
The Edinburgh Waverley train station is 1 mile from the apartment. If you are flying to Edinburgh the airport is 9 miles from the apartment and the airport bus (number 35) stops just around the corner from the apartment. A taxi from the airport costs about £20 - £25. If you are driving, you can park in the apartment's on site parking for free.
"HOP ON HOP OFF" CITY SIGHTSEEING BUS
Edinburgh's official City Sightseeing Tour Bus has 11 stops and takes in Edinburgh's fantastic tourist attractions. Bus stop number 10 at Abbeyhill beside the Palace is just a few minutes walk from the apartment. You can start and finish your journey at any of the 11 stops and use your ticket for 24 hours. The buses are regular and you can hop on and off as often as you wish can buy a ticket on-line before you arrive. Here are the bus stops:
