About the home
Brand new cottage situated amongst beautiful scenery and wildlife. Nestled below most spectacular mountains including Five Sisters of Kintail mountain ridge. Fabulous area for bird watching directly below house. Four miles from the famous Eilean Donan Castle situated in the Village of Dornie. Nine miles from Plockton Village which is famous for its palm trees and Hamish Macbeth tv series. Sixteen miles from the Isle of Skye Bridge which sweeps over Lochalsh and takes you straight onto the Isle of Skye to discover fabulous scenery.
The immediate surrounding area of glenshiel and loch duich is a haven for local wildlife and directly below nia roo is a breeding and nesting area for many varieties of birds such as the white-tailed sea eagle, little grebes, golden ploves and little auks - a birdwatchers dream. In addition to a warm welcome and good, traditional highland hospitality, we will be on hand to assist you with directions, local history, hints and tips about the best places to see local wildlife, and anything else you need to make the most of your trip to the Highlands. We can take you to see our highland cattle to photograph them close up (depending how brave you are) and can also take you close to wild deer where you will get some magnificent photographs at certain times of year. Fishing trips are available on Loch Duich where salmon, trout, sea bass and mackerel are caught in abundance (especially mackerel). Fishing permits for local rivers are available depending on bookings.
At the end of April and may there could be an opportunity for you to bottle feed orphaned lambs if you so wished.all these interests are there if you want - if not, there is no better place to just sit, relax, enjoy breathtaking views and have a wonderful holiday away from it all!< The house is very comfortable and is excellently equipped with all mod cons. Large t.v.. Sun lounge to sit and relax with stunning views.Dining table an chairs. W.M. Tumble dryer, fridge /freezer. dishwasher, microwave, ipod dock/cd, wi fi available.

Nia Roo is furnished to a high standard and has oak flooring throughout lounge, sun room and hallway. There is a very spacious kitchen with an island which provides a large area for food preparation. Both showers are power showers and an extra large bath is situated in bathroom. Two of the bedrooms have kingsize beds.
The DVD player is blueray so if you have your own blueray dvds bring them along.

Nia Roo has a very large gravelled area around house with a raised area for plants. Table and chairs are provided on the patio area for outdoor eating along with a barbeque. The house is not fully fenced so young children would have to be supervised at all times.

General cottage information
You must be 18 years old or over to make a booking for Nia Roo. Guests should book on a Saturday to Saturday basis, arriving not earlier than 3.00pm, and should vacate property no later than 10 a.m. If you do not arrive before midday on the day after the start date of your holiday and you have not contacted us, your booking will be treated as being cancelled by you.
You and all members of your party agree to keep the cottage clean and tidy, and in a similar condition as you found it upon arrival. We reserve the right to charge for any additional cleaning required on departure if the cottage is not left in an acceptable condition. We also reserve the right to charge for any breakages.
We accept one pet at Nia Roo. If you bring a pet with you, it is not allowed on beds or chairs. Pets should not be left unattended in the cottage and dogs should be kept on a lead within the boundaries of the property. Customers with allergies should be aware that we cannot guarantee that a dog has not stayed in the property nor can we accept any liability for any suffering which may occur as a result of such animals
having been present.
You must allow us, and any representative of ours, to access the cottage at any reasonable time or in the case of an emergency.
Nia Roo is strictly no smoking throughout.
Booking and paying for your cottage
Once you have chosen dates for your stay, please contact us by phone, e-mail or by completing our booking form to check availability. Prices for the cottage are shown on the availability calendar for weeks the cottage is available.
If the cottage is available we will make a provisional booking with you which will be confirmed on receipt of a deposit. Please note that provisional bookings will be held for a maximum of 5 days.
The deposit for booking Nia Roo is £75 and is non-refundable.
On receipt of your deposit an invoice will be issued for the balance, which is due 28 days before your arrival date.If the balance is not paid 28 days before your arrival, we reserve the right to treat your booking as being cancelled by you.
If you are making a booking with an arrival date within the next 28 days, the full amount is due immediately and we will send an invoice via e-mail with the details.
Please note that all booking fees and costs relating to your cottage rental are non-refundable if your booking is cancelled less than 28 days prior to your planned arrival date. Where a booking has been paid for in full and a cancellation is received more than 28 days prior to your planned arrival date, you will receive a refund of the monies paid, less the deposit and an administration charge of £10. It is your responsibility to ensure that any cancellation has been received and it is recommended that you contact us by telephone in the first instance.
We accept most major credit or debit cards through PayPal (you do not require a PayPal account to use this facility) or you can pay by cheque. If you wish to pay by cheque, please let us know when you make your booking.

The area is a wonderful area for hill climbing with the famous Five Sisters of Kintail mountain ridge just one of many exhilarating hill walks. Fabulous scenery of mountains and lochs. Lots of wildlife and various birds are right on the doorstep.. The area is steeped with lots of local historic sites including the world famous Eilean Donan Castle (4 miles from Nia Roo) Glenelg Brochs Dun Troddan and Dun Telve the best preserved Iron age buildings just a short drive over to Glenelg. Glenelg to Kylerhea Ferry - only ferry to Skye from mainland. Battle of Glenshiel.
The Glenshiel / Morvich area
Local Area
There is much to see and do in the area. The immediate local area is very popular for all sorts of outdoor activities including walking, climbing and kayaking, with the local NTS centre within walking distance of the cottage. For those that enjoy munro bagging, the Glenshiel area has 21 Munros all of which are within easy reach of the cottage. Pony trekking is available nearby. Boat trips and local fishing available. Brilliant local Hotel which serves fresh homemade dishes within walking distance. The Village of Plockton is a short drive away. The Bridge over the sea to Skye is 16 miles from property.
Famous landmarks in Lochalsh include Eilean Donan Castle at Dornie, made famous by films such as Highlander, and also the Five Sisters of Kintail. Nearby villages include Inverinate, Shiel Bridge, and Dornie.
Wildlife
Birds - Birds often found around the Croe Saltmarsh and Loch Duich include (depending upon season): Greylag Goose, Wigeon, Teal, Mallard, Red-breasted Merganser, Goosander, Cormorant, Grey Heron, Oystercatcher, Curlew, Common sandpiper, Greenshank, Redshank, Mew (Common) Gull, Herring Gull & Buzzard.
Those that are occasionally sighted include: Mute Swan, Whooper Swan, Pink-footed Goose, Common Eider, Red-throated Diver, Shag, Little Grebe, Ringed Plover, Golden Plover, Dunlin, Snipe, Turnstone, Black-headed Gull, Iceland Gull, Glaucous Gull, Great Black-backed Gull, Guillemot, Razorbill, Little Auk, White-tailed Sea Eagle, Sparrowhawk, Golden Eagle (Above 1,500 ft usually), Kestrel, Merlin, and Peregrine,
In addition to the fantastic bird life you also be able to spot otters, seals, porpoises and dolphins.

There is a huge range of outdoor activities catered for in the local area. Glenshiel has 21 munros making the location ideal for walking enthusiasts as well as those looking for a more gentle stroll. Other activities include:

Nia Roo is less than 1 mile from the A87.
From Fort William take the A82 north and turn onto the A87 at Invergarry. Stay on the A87 for 35 miles until reaching Aultachruine, which is approximately 1 mile after the Kintail Lodge Hotel. Turn right at the junction before going over the causeway and Nia Roo is approximately 1 mile up the road.
From Inverness take the A82 south and turn right onto the A887 at Invermoriston. Stay on the road where it turns to the A87 at the Fort William junction, continuing towards Skye. After 22 miles you will reach Aultachruine, which is approximately 1 mile after the Kintail Lodge Hotel. Turn right at the junction before going over the causeway and Nia Roo is approximately 1 mile up the road.
From the Isle of Skye take the A87 south. 15 miles after leaving Kyle of Lochalsh, you will reach Aultachruine, just after going over a causeway. Turn left at the junction and Nia Roo is approximately 1 mile up the road.

Had a week stay in NIA ROO, my words will not do it justice. Stunning views that change hourly. Fantastic cottage, which is furnished to a very high standard. Owner Christine very helpful indeed and arranged a few locals trip for us. Highly recommended !! |

We stayed at Nia Roo at the beginning of October and were blessed with 4 days of blissful sunshine in what is one of the most beautiful locations in the UK, if not the world! The house was amazing. Spotlessly clean, well presented with all the amenities and privacy you could wish for. The location was simply awesome. The view of Loch Duich when the sun came up on the first morning left me speechless, the perfect base to explore the Highlands. I'll be back!
