LIVING AREAS

Enter through the front door into a small entrance porch for coats and shoes leading through wooden 'stable door' into a spectacular open plan living area with solid oak flooring. The principle lounge is well furnished with 2 large brown leather sofas with seating for 3 on each with a further large fabric sofa. The lounge area has a large window with wooden venetian blinds overlooking the front aspect of the property. Within this seating area is a large coffee table strategically placed on a matting rug in front of the sofas. The lounge has a feature wood-burner for cooler evenings, a wall-mounted LCD flat screen TV, Sky TV package, iPod docking station for music lovers and WiFi Broadband.

The second separate living room/games room can be found off this open-plan living area, containing a flat screen TV, PlayStation 3 (for games or DVDs) as well as a Wii console with games and a comfortable 2-seater sofa and armchair. This room leads off into the hallway (with useful storage cupboard). From the lounge and kitchen area is the welcoming dining area in the sun room. This has a long wooden dining table, seating 10 with two large windows both sides of this dining area, 1 of which is a lovely cushioned window seat overlooking the enclosed back garden.

KITCHEN AND UTILITY

The modern well-equipped oak kitchen is brand new, including a breakfast bar area with two bar stools. It is equipped with integrated appliances including a dishwasher, microwave, under-counter fridge, electric oven, ceramic hob with extractor fan, 2-slice toaster, kettle, cafetiere, a vast selection of utensils, cups, glasses and crockery and even includes crockery for the kids.

A truly well appointed kitchen with a window overlooking the rear of the property and hot tub. Just off the lounge and kitchen area is a separate utility room with washing machine, tumble drier, second fridge, under-counter freezer as well as a mop and bucket, dustpan and brush, laundry basket, vacuum cleaner, iron and ironing board and a microwave / combination oven.

BEDROOMS

There are 5 bedrooms, 3 downstairs bedrooms, 1 with en-suite shower room and 2 upstairs bedrooms, each with an en-suite shower room.

Bedroom 1: Master bedroom with en-suite shower room, hand basin and WC. Located on the ground-floor with a king-size bed. Within this room you will find 2 bedside units with table lamps, a large wooden smoked-glass effect and mirror fronted wardrobe. A large modern bedroom with wooden flooring and a large window overlooking the front of the property.

Bedroom 2: Twin bedroom. Also on the ground floor is the twin bedroom (can be converted to king-sized double). Within this room you will find a large mirror fronted wardrobe, large 3-drawer wooden chest of drawers and a window with wooden venetian blinds overlooking the front aspect of the property.

Bedroom 3: Second twin bedroom. Also located on ground floor is another twin bedroom (which can also be converted to a king-sized double bed) with a wooden smoked-glass effect and mirror fronted wardrobe for storage, bedside table with lamp, and a window overlooking the rear garden which allows plenty of natural light, making this a bright room. Next to this bedroom is a family bathroom for your convenience.

Bedroom 4: Double-bedroom. This is a double aspect upstairs bedroom with a king-sized double bed, an en-suite shower room with handbasin and WC, 2 white bedside cupboards, and a small white wardrobe. There are two windows on either side of this room transforming this large loft bedroom into a bright airy living space.

Bedroom 5: Double aspect bedroom with king-size double bed, an en-suite shower room with handbasin and WC as well as built-in wardrobe as well as set of drawers with additional dressing table and mirror. Far-reaching views over the front of the property towards to sea.

BATHROOMS

SURFSUP has 3 en-suite shower rooms as well as a family bathroom. Family bathroom: The family bathroom can be found downstairs conveniently situated outside the twin bedrooms, complete with a white bathroom suite; WC, basin, bath with shower over, shaver mirror and heated towel rail.There is a frosted window overlooking the rear of the property with cream coloured floor tiles and white wall tiling. Master (downstairs) en-suite shower room: WC, basin and corner power-shower. Fully tiled walls and floor with natural effect ceramic tiles. En-suite shower rooms: The second and third en-suite shower rooms can be found upstairs off the two double bedrooms, each with a white handbasin, WC, shower enclosure (heated towel rail in one).

OUTDOORS

The property is situated in a quiet, residential cul-de-sac, in the heart of Croyde. Once outdoors you have the choice of the lovely front lawned garden area with seating or the enclosed and private rear garden with built-in Chiminea-style BBQ as well as the Weber kettle BBQ, with feature pebble fountain and 2 patio areas. Outdoor furniture is provided in the form of an ornate metal patio set with seating for 10. Under the pergola area you could unwind with a book on the sun loungers that are provided or immediately next to the pergola you may prefer to relax in the hot tub (please note that the hot tub is not for use beyond 10pm). To the side of the house is a storage area and room for your bikes or surfboards. You can also use the outside hot shower - ideal to wash down sandy wetsuits. Parking is well catered for in front of the house for up to 3 cars. Visitors are asked to kindly respect neighbours in this peaceful community.

North Devon is one of the most beautiful areas of the British Isles. It boasts miles of unspoilt and award winning beaches. The coastline is one of the most popular surfing venues in the country, with Croyde being the most popular.

The coastline is as rugged as it is beautiful dotted with magnificent cliffs, tiny cove and picturesque harbours. It was once the haunt of smugglers, pirates and wreckers and the fascinating history is retold in many small museums along the coast. Today visitors who love Henry Williamson's famous Tarka the Otter can retrace Tarka's journey by following the Tarka Trail.

Along the coastline surrounding a natural harbour is Ilfracombe with its Victorian architecture, Esplanade and famous Tunnels Beach. The harbour is always busy with fishing boats sailing in and out together with the paddle steamer Balmoral which offers day trips to Lundy Island. “Beautiful rooms, amazing hot tub and loved being so close to the beach!”

A very smart and clean house with beautifully decorated and good size rooms. We loved the open plan design, means everyone could be together even whilst preparing meals. Hot tub was really amazing, didn't matter if it was grey and cloudy, the hot tub always fixed our mood! Having wi-fi was handy so we could look up various attractions and restaurants in the area with directions. Being so close to shops, pubs and the beach made us feel immersed and involved in the atmosphere of the village. I stayed in one of the converted loft bedrooms and it was lovely waking up to see the surrounding hills and countryside. Will definitely come back again! We all absolutely loved staying there!
