“Beautiful home from home” A wonderful few days at this perfect house. We were only 2.5 but it would have comfortably slept 6. Very nicely decorated and ideal location for old town and the nice bit of Hastings seafront. It’s my third annual trip with my 3 year old and the “magicl” passageways and steps around the house were exciting for him too! Thank you!

“Fab house” What a lovely house in a great location! The house was very comfortable and had everything we needed. Walking distance to the restaurants on the Marina and near the town also. Hope to return one day soon.

“Delightful bungalow, great location” Dolphins really is as nice as it looks in the photos. It's clean, uncluttered, very comfortable beds, nice furniture and a lovely conservatory. There's a small, private garden that's well maintained and quite a sun trap. I had my elderly, disabled mother with me and it was easy for her to move around and there was even a seat for the shower which was a great help. The local shops and cafes are a 5 minute walk away and the beach is at the end of the road. For more eateries and a large supermarket Sovereign Harbour is a 5 minute drive away. I can certainly recommend Dolphins for a pleasant stay on the south coast and I hope to stay again myself next year.

“Excellent accommodation in perfect location” House is really coolly decorated with loads of room so you're not on top of each other, kitchen and dining area a great place to gather before and after a night out. Nice little courtyard for smokers where you won't get blown away if weather is windy. Bedrooms cool and beds are comfy, and bathrooms good too. Excellent location for eating, drinking, and shopping if you want to (convenience store round corner). Beach a stones throw away. Landlords nice and very helpful too. Very happy with choice.

“truly special seaview apartment in beautiful art deco building in Brighton-” This is a really special apartment- in a fantastic location- just opposite the seafront and it has a very sweet balcony in which to enjoy the scene. the spec inside is very high and in very good taste. The owners have been extremely thoughtful- in providing everything and more to make your stay a very comfortable one. It really feels like a home from home and is very well loved. “Cool apartment + great location” I stayed at the Brighton Rock Beach Apartment for 3 nights with 3 mates for my birthday. The location is brilliant, literally a few minutes walk from Brighton Pier and the seafront is at the bottom of the road. Kemptown is on your doorstep - late night convenience shop up the road, greasy spoon cafe round the corner, 3 small supermarkets and a number of pubs and restaurants extremely close by. The city centre/shops are also a very short walk away - whether it's the Brighton Lanes or North Laine. The apartment sleeps 4 comfortably - the main bedroom has an incredibly comfy memory foam mattress (with a king size bed) and there is an inflatable air mattress (with pump) which sleeps 2 and also a fold out z-bed which could also sleep 2 small people. (You only get 1 double duvet for these 2 though). The place is probably better suited to 2 couples or a family with kids than a group of friends but I was lucky as my mates decided that I could have the king size bed all to myself as it was my birthday, just as well as most of them snore loudly! The lounge is reasonably big and there's Sky+ HD, free wi-fi as well as a Blu-Ray/DVD player for pre or post going out entertainment. Main bedroom has a 50 inch LED TV which is connected to the Sky box in the lounge. Kitchen is stocked up with cutlery, plates, glasses, mugs, microwave, oven, fridge and freezer etc. There's a small private patio area with a table and 4 chairs outside - but it is overlooked by the upper floors of the building. Shower room/toilet is ok. Two of my mates had trouble with the hot water but I never had any problems. The owner Carl is always close at hand for any problems and he only lives up the road but we never had to call him for anything. There are steps leading down to the front door so this may not be suitable for people with disabilities, also mind your head when you go up the stairs, I'm pretty short and I still smacked my head once! You can park for free on Queen's Park Road - but you might struggle to get a space at the weekend. We arrived late on Thursday afternoon and there was only 2 or 3 free spaces. Otherwise you can buy parking permits from Carl to park close by and for cheaper than the normal parking meter price. I've stayed in 3 different apartments in Brighton and this was one of the best. Definitely recommended and would definitely go back there again! Complimentary bottle of wine and Milk Tray too!
