GROUND FLOOR: Entrance is up a few steps to the front door. Hallway leads through to spacious and modern open plan kitchen/dining area with table, chairs and sofas. To the back of the house is the utility room with washing machine and tumble dryer and shower room with downstairs toilet. The kitchen houses French windows that open out onto the decked terrace. Access to the cellar is also through the kitchen, where there are wetsuits and sea kayaks.
FIRST FLOOR: Landing leads to upstairs sitting room that looks out over the sea with two sofas. First bedroom houses a double bed with fitted wardrobe and clothes rail.
SECOND FLOOR: Family bathroom with shower and bath overlooking the sea. Second bedroom with bunkbeds and lounge chair that overlooks the sea. Third bedroom with two single beds, chest of drawers and bedside tables.
THIRD FLOOR: Grand master bedroom suite set in the eaves of the roof. King size bed and cot with stunning views of the sea through large Velux windows. Modern ensuite with freestanding bath that overlooks the sea.

Private decked terrace that leads directly onto the beach through a small gate. Facing West, the sunsets are breathtaking and the sky endless. Dolphins and mackerel are often seen swimming and diving in the area. A large wooden dining table can seat up to 10 for alfresco dining.
The Ceredigion region
Borth is a traditional Welsh holiday destination with an award winning beach with both pebble and sand. It is popular with sailboard enthusiasts, body boarders, swimmers and walkers. The southern end of Borth beach hides an ancient fortified forest which, at low tide, is revealed and can be explored. Ynyslas National Nature Reserve is home to an impressive sand dune system.The combination of sea and mountains attracts all combinations of outdoor enthusiasts.
There are several pubs, cafes, shops and galleries in Borth.
Nearby Aberystwyth is a bustling university town with a host of pubs, shops and restaurants, including Ultracomida - an award winning Spanish deli and tapas bar.
Borth Animalarium is a small zoo located in the town.
Borth Carnival is hosted in August each year.
Vale of Rheidol Railway - steam train that takes you through the mountains to Devil's Bridge. Starts at Aberystwyth.

"Great house, great location a great place to stay."
An outstanding location, Windsor House is spacious with excellent facilities for large groups. We travelled with friends and young children who all enjoyed their stay. Excellent service was experienced from start to finish and I would highly recommend this property if you like to be close to the beach and a good pub!

"fab location for beach"
great weekend had by all on our trip to windsor house, great views and most of all the house is directly on the beach. sea views from the house fantastic. lots of art work in the house not to everyone's taste but got us talking about it. thanks Emma for your warm welcome and meeting us with the key, we will be back and we hope to have the weather we had this weekend.

"It doesn't get any better"
From the moment we arrived, we just loved this house. The heating was on ready for us, there was milk, bread, eggs and a cream cake as it was late on Sunday evening. The beds, bedding and towels are luxurious, the house is quirky, very comfortable and well equipped It's much better than staying at home...please can we come back soon as we know this house is very popular. Try, bacon butties at the gallery, ginger ice cream at the parlour, lunch at Ultra Comeda, red kite feeding near Aberwystryth and let all your stress disappear. Very lovely house indeed!

"Didn[--]t want to leave"
Windsor House is the perfect escape from it all. Located directly on the beach you can hear the sea from the bedrooms. As soon as we walked into the house, all our stresses disappeared. Don't get me wrong, it's not a luxury villa in Tuscany, but as a beach side house that is only a couple of hours drive, it's absolutely perfect. The master bedroom suite is very impressive. and the sunsets from the decking are stunning. I have visited a few times since for long weekends with both friends and family. Great for kids. And go the the Friendship Inn!
Over the last few months we have made some huge improvements at Windsor House, including replacement windows and doors, new carpets, new beds, internet Plasma TV, Wi-Fi, home theatre system with Ipod connection, coffee machine, scrumptious new bedding, new curtains, new art… and the odd bit of essential objet d’art. It really looks amazing!! So please come and see us soon.
