The charming stone and cob detached cottage is adjacent to the picturesque farm pond surrounded by trees. It lies in its enclosed garden with seating area and lovely views. The thick oak stable door takes you into the open plan triple aspect living room with massive oak beams, oak shutters, wood burner, comfortable sofas, 40" slimline TV/DVD player recorder, French door onto garden, underfloor heating, slate floor and an impressive heavy oak staircase.

The custom designed kitchen has granite floor, granite work surfaces with oak cupboards and an oak dining table. Upstairs under the exposed roof trusses there is another cozy seating area with HiFi and a lovely view of the ducks on the pond. All the flooring is waxed oak. Both double bedrooms have their own en suite facilities (shower, toilet and wash hand basin)and are spacious and light and very comfortable. Apart from casement windows the Velux windows have remote control black out blinds operated by solar power.

The 7 Kw Lorraine wood burner is the perfect way to heat the house (free logs & kindling from the wood shed). There is also electric underfloor heating downstairs for the winter months and programmable electric radiators in the bedrooms upstairs.

The farmhouse is surrounded by its own garden, arboretum, orchard and ancient pond which laps against the stone walls of the granary.

Inside the granary is the old two screw cider press and crusher, used every autumn to make cider and apple juice from our 10 acres of orchard. You are welcome to participate in this activity.

The cobbled court yard also contains the unique 18th century hen house still in use.

We lamb our ewes in the autumn from September onwards or in the Spring and you are welcome to have a look around the farm and to meet the lambs, ducks and geese.

The England region

The rolling wooded hills of Devon with small hedged fields and narrow lanes is ideally suited to grass growing and therefore livestock rearing. Our part of Devon is remote and therefore quiet and at night you can see the stars and hear the owls.

Due to the heavy soil the fields remain green all year round and there is abundant wildlife, including numerous red deer which roam freely on our fields. The wooded streams which border our land are perfect for taking quiet walks, picnics or for painting or photographing the varied landscape. Our weather comes from the south west and is usually mild even in winter.

Witheridge

Tiverton is a historic market town occupied by the Romans who used it as a base for their activities in the West country.

The local museum provides an interesting insight into this aspect of the town's history. Visit the castle with its famous tapestry hangings and the pannier market held Fridays and Saturdays. There is a newly built leisure centre and a cinema.

The river Exe passes through the town as does the Grand Western canal and horse drawn barge trips take you through the most picturesque countryside. Knightshayes and Killerton House, two National Trust houses with beautiful garden are close by and well worth a visit.

We have just returned home after a wonderfully relaxing seven days at Pond Cottage. It really is a special place, perfect for spending time with family in the beautiful surroundings and made all the more welcoming by John and Renate. Thank you John for our tour of the farm and arboretum and to Renate for the lovely homemade jam and chutney. We feel well and truly rested and we are all taking lots of happy memories home with us. We will have to plan a return trip!

When we booked our stay at Pond Cottage we hadn't bargained on it being during the wettest week of the wettest June on record! No matter, we had a lovely warm and friendly welcome from John & Renate and were made to feel welcome and at home immediately-eggs, jam and rhubarb a lovely touch and thoroughly delicious, thank you. The cottage was everything we could have hoped for, spacious enough to accommodate 4 adults and a 7 week old baby (and all the paraphernalia that entails!) very comfortably and easy to cosyy up in the evenings-we even had the log burner going on a couple of occasions! Very well appointed with every appliance and piece of equipment we could have wished for so that we could fend for ourselves exactly as if we were at home but with the added bonus of beautiful surroundings including the views, the pond, the animals, the arboretum and the pool-unfortunately the weather did not allow us to enjoy them all to the full; hopefully another time. It even seemed a totally natural thing to be greeted by the ducks, geese and hens every morning and when we returned home after a trip out. The cottage is very well placed to stay locally and enjoy walks in beautiful countryside or to visit nearby attractions or for trips further afield to National Trust houses, historical houses and either coast and if the weather is so bad you can comfortably stay in the cottage where there is a host of DVD's, books and games. We really enjoyed the tour of the farm and the stories/history of the place, watching the sheep shearing and "helping" herd the sheep from one field to another. John & Renate's passion and enthusiasm for what they do is very clear and they are genuinely happy & keen to share it with their visitors. Thank you John and Renate for a lovely stay, you have created something very special here and we would love to come back in the not too distant future. We just got back from a blissful 5 days at Pond Cottage and I wish I could have stayed forever. The property is finished to a beautiful standard and very well equipped with everything you could want for a truly relaxing break. The views are wonderful, you can lie in bed and see green fields for miles. The owners were very friendly and welcoming, leaving us to it but also being obviously approachable should we want or need anything during our stay, such as a guided walk around the farm. If you are looking for a comfortable, easy holiday packed with r&r, you can't go wrong with Pond Cottage.

Pond Cottage looked lovely from the pictures on the web site, and it really does live up to it's description. The interior was well equiped, beautifully maintained with good quality solid furniture. There was even a big flat screen telly and a DVD player which kept our (almost) teenage son happy. John and Renate are excellent hosts and obviously take a lot of care looking after the cottage and ensuring that their guests comfort is of upmost priority. They, even provided fresh produce from their vegetable garden, homemade jam and a much appreciated bottle of wine! The grounds around the cottage were lovely as were the views, especially from the master bedroom. The whole atmosphere was very relaxed and there was no restricitions on wondering around the gardens, grounds and farm. The ducks, hens and geese are friendly too and will happily let you feed them all day long. This place is definately worth a visit and is great value for money.

Great converted barn converted to a high standard. The owners John and Renate are really nice and welcoming. You are free to wonder around the farm and meet the sheep and lambs. The interior of the cottage is set up well with two double room with an en suite bathroom for each. Really useful if you are travelling as two couples. The lane that the satnav takes you down is a little narrow, however, the alternative one suggested by John was far better. If you want to get away from it all then this is excellent. We will be going back for a longer stay.

John and Renate Huckle have thought of everything to make their guests welcome, comfortable, and happy. The cottage is spotless and well apppointed. The location is lovely for a 'get away' or for a family with young children. I stumbled on the cottage via the internet. What luck! My friend and I enjoyed every minute.

We are going to find it hard to top this holiday, we are just back home today and I wish we weren't home and had another week! The property is lovingingly decorated and cared for, and very homely, and you truly want for nothing, the owners have thought of everything! The beds are really comfy, and the house was extremely clean and tidy, and has quality "white goods" and furniture!.. We have thoroughly enjoyed walking freely through the many fields surrounding the cottage, with the sheep and through the orchards!.. The children (aged 5, and 2) have enjoyed being able to wake up to the sound of the ducks and sheep, and to walk freely with the sheep, chickens and ducks!... Our son also liked the newts by the pool/pond area! We also much appreciated the "little extras" in the evenings (that you do not find at many other holiday homes) such as the board games, books and dvds! We also enjoyed the table tennis! The owners also live on the farm, and were very accomodating, kind and helpful, they made us feel very welcome!... Thankyou John and Renate for the best holiday!... And of course the much appreciated jam, eggs and wine on arrival!... We will be recommending you to friends and family, and hope to come stay again sometime in the future!
