This converted traditional Lakeland stone barn is situated in a picturesque rural location at the end of a small lane and next to the bridle path to Grizedale Forrest.

It is only a 5 minute walk into the village of Hawkshead, which is a pleasant walk either down the lane, or across the field and through the churchyard.

Hawkshead is a beautiful village of historical interest. It has a small supermarket, newsagents and post office and a section of independent shops. Milk and other local fresh produce can be delivered daily. There are also four Pubs in the village all serving food as well as a selection of cafes.

The Barn is comfortably furnished and well equipped to ensure a ‘home from home’ with everything you need to enjoy your self catering experience. The views from the large front bedroom are stunning.

There are many beautiful walks from the door and direct cycle access to the numerous mountain biking trails in Grizedale Forest. Nearby Esthwaite Water also offers fishing and there are many interesting places to visit including Beatrix Potter’s home Hill Top & The Gallery. Ambleside, Coniston,Windermere & Bowness are just a short drive or ferry ride away.

Kitchen/Lounge Fitted Kitchen (2016) with Oak doors and Lakeland Slate worktop. Electric Oven, Dishwasher, Fridge Freezer, Microwave. Dining Table & Chairs. Comfortable settees. 14’ x 11’ 2” (155 sq ft)

From Kitchen/Lounge door head up 3 steps to the Inner Hallway

Inner hall with Washing Machine, storage area and staircase to 1st floor.

Bathroom on the Ground Floor (2015) with large P shaped bath with shower, Wash basin and WC. 8x 8′(64sqft)

Stairs up to two bedrooms, both having vaulted ceilings with exposed beams.

The Master bedroom, is a large room with feature window and fantastic views towards Latterbarrow, Super King sized Bed there is also a sitting area with sofa, & TV 17’ x 11 (192 sq ft)

The Twin Bedroom has pine furniture and has views across the fields. 10’6 x 10’2 (106 sq ft)

There is also a separate WC and Washbasin on this floor.

Pets : We accept a well behaved dog by prior agreement, subject to conditions.

Towels and Bedlinen are provided.

Outside: Room to sit outside with garden table and chairs provided, guests may also use the B&B garden (please note children must be supervised at all times) as we have a fast running beck.

Parking onsite and Cycle storage.

Getting around

From The Barn. A good pair of walking boots are all you need to explore this fabulous area as there are many lovely walks straight from the door. If you peddle two wheels then there are lots of mountain bike trails accessible. Drive four wheels and the whole of this beautiful national park is yours to explore.

The Barn is next to our home and B&B Walker Ground Manor, so we are on hand if you need anything during your stay with us. Parking is in the B&B car park and we look forward to welcoming you. “The best holiday accommodation ever!”

For anyone who loves the outdoors, this accommodation could not be better. It was an extremely clean cottage with everything you could need - a well equipped kitchen, a brand new bathroom, washing machine, warm and amazing views from the windows - there was even a secure shed to keep bikes - watched on by a group of alpacas! The cottage is just a 5 minute walk from Hawkshead where there are 4 great pubs for evening grub, and at the bottom of the bridleway taking you into Grizedale Forest. We will definitely be back

How do damage deposits work?

You can request to change the dates or number of people on your booking via the Manage your holiday booking page. To change your holiday dates use the Edit booking button. If you need to change the number of guests staying then send Susan (the owner) a message.

If Susan (the owner) agrees, they’ll send you a revised quote outlining the changes. You can review and accept/decline this from the Manage your holiday booking page. You’ll have 48 hours to take action before the revised quote expires.
