Located within a 25 acre farm nestled in the High Weald, an Area of Natural Outstanding Beauty in East Sussex.

Waders Barn is a luxury rural retreat, formerly a dairy. The converted barn offers views across green fields and enchanting countryside.

This Barn is pet free so perfect for those with allergies to pet hair etc

Living

Waders is the perfect rural escape, with its lovely light and airy open plan living space with wonderful views of the rolling countryside. It comes complete with comfy sofas to curl up on, a brilliant wood-burning stove for cosy evenings and a TV !

The kitchen area is spacious with seating for four and includes plenty of cupboard space and includes a dishwasher and washing machine.

Sleeping

Both bedrooms are ensuite; the master bedroom with vaulted ceiling and double bed. The second bedroom is a twin room with a hint of a nautical theme.

Outside

A garden area and terrace provides an ideal setting for alfresco suppers on hazy summer days. As evenings draw in, snuggle in around the fire pit for story-telling and enjoy family time wrapped in blankets toasting marshmallows.

Parking for 2 cars

Waders is one of 3 holiday barns on the farm, 2 or all 3 can be booked together to accommodate 8 - 14 guests.

We sell our farm produce including sausages, pork, lamb, eggs and veg, just ask us for more information.

Attractions

Nearby Rye, with its medieval buildings, cobbled streets and quaint charm is an excellent place to explore. Discover its ancient inns, tempting restaurants and little boutique shops. A landscape full of wildlife, to be enjoyed all year long is found at Rye Harbour Nature Reserve. Further down the coast is Camber Sands, an expanse of soft, sandy beach that stretches for seven miles and boasts a half-a-mile width at low tide.

Be inspired by creative planting and old-fashioned roses in the glorious gardens of Great Dixter and Pashley Manor, or visit historic buildings such as Batemans, home to Rudyard Kipling, Chartwells and Lamb House.

How do damage deposits work?

In most cases, you don’t pay a damage deposit up front. Instead, we save your payment details securely and you’re only charged in the event of damage to the property.

Occasionally, you will pay a damage deposit up front as part of the total rental cost. In this case, the owner has 10 days after you check out to report any damage. If they don’t, we’ll return your deposit. If their claim is successful, we’ll deduct the agreed cost and return the remainder.

How do I edit my booking?

You can request to change the dates or number of people on your booking via the Manage your holiday booking page. To change your holiday dates use the Edit booking button. If you need to change the number of guests staying then send Fiona (the owner) a message.

If Fiona (the owner) agrees, they’ll send you a revised quote outlining the changes. You can review and accept/decline this from the Manage your holiday booking page. You’ll have 48 hours to take action before the revised quote expires.
