The Mill can be semi split or split into two self contained units, with separate entrances each with their own key safes, stairs, kitchen, bathroom and dining/living rooms, the layout is extremely flexible to suit guests requirements. Some of the options can be seen at the end of the description.
Superb holiday destination, come and stay at a historic Mill House including original Fire place, Mill Wheel and Run, sympathetically modernised and extended, with gardens, bordered by the Dulas stream and including two patio areas to simply relax or enjoy various sporting activities.
A feature of property are the large gardens wrap around the house, there is table tennis, basketball, badminton and football goals to while away the hours. There are lots of different areas too including 2 patios to socialise, eat, read or just relax.

Spacious accommodation including two reception rooms. Our “snug” dates back to the 17th Century and is lovely and cosy with original beams, inglenook fireplace and toasty wood burner. The main living area is split into two. One part has a large dining table (seats 14+) and the other section has ample comfy seating, pub sized pool table, TV and music system.
The rest of the downstairs includes a wonderful well-equipped kitchen/ diner with patio doors opening onto a superb patio area with gas and traditional BBQ. The country kitchen has a breakfast table and breakfast bar which in total can seat up to 10-12 people There are plenty of TVs throughout the property some with access to Netflix and Now TV.
The Mill has 7 bedrooms and 5 bathroom. There is a double bedroom with en-suite on the ground floor providing easy access for those less mobile, there is also, a separate downstairs toilet.
Upstairs there are numerous sleeping options with a choice of bedrooms including two large family rooms, beds include super kings, kings, doubles and a selection of single beds (max 16 -18 beds in total). One of the family bedrooms even has a balcony overlooking the stream!
Outside there is a plenty of space too. The original 17th Century mill wheel is an imposing feature on the main patio (which is accessed from the kitchen) where part of the race has been restored and is now home of Koi Carp (fish food provided!).
There is a vegetable plot at the top of the garden with seasonal vegetables available at request. There are lots of different areas to socialise, eat, read or just relax.
The house is situated on the Dulas stream which meanders along at the bottom of the garden- great for paddling in on a sunny day.
If you fancy venturing out and about there are plenty of activities nearby; Llangorse Lake, Pony Trekking, Black Mounting Adventure Centre, Canoeing, Cycling and Walking. Brecon and Hay on Wye are both a short drive away where there are shops/ supermarkets and lots of history to explore
Normally the property will only be rented to one extended group not separately. The layout to be agreed prior to arrival.
As standard the property is rented as one single unit and the second kitchen in what we call the linked Annex is used for owners storage.
If the property is split in two, Bedroom 2, with its balcony overlooking the stream, becomes a living/dining room and also houses a foldaway King size bed if required,with the two other Annex bedrooms 4 and 7 . (bedroom 3 with its en-suite can either be part of the annex or main house.) The small kitchen would be available to use.
As well as having the property as one or two self contained units it is also possible to maintain separate living plus have some communal shared space with the large lounge including pub pool table being accessible from each unit via separate doors.
