It has been furnished to a very high and personal standard, to create a relaxed and comfortable atmosphere. The pool and maturing gardens offer ample space for eating and entertaining around the pool, and there is a delightful shaded ottoman seating area as well as a pretty table and chairs, and plenty of sun-loungers. There is a roof terrace with spectacular views of the bay and surrounding area, and a very large balcony joining the bedrooms .The living area is very comfortable with plenty of space and air-conditioning throughout. The Turquoise Coast/Lycia region
Kalkan is a delightful harbour village set in a bay on the south western coast of Turkey in the Anatolia region. Kalkan is less than an hour from Fethiye and 2 hours from the nearest airport at Dalaman. The imposing Taurus mountains are the back drop to Kalkan,and you can visit many of the ancient sites and medieval villages all within easy access.Very popular are the gulet boat trips around the stunning bays and coastline of this region.
Kalkan area
The winding cobbled streets of Kalkan lead to the harbour and the small beach, with views accross the the bay, and is famous for the range of excellent cafes and restaurants.The village of Kalkan is protected and there is no chance of it becoming a resort with mass tourism; it maintains its charm and village feel and the locals are very friendly and helpful. You can swim in the clear and stunning waters of the famous Patara beach, only 15 minutes away, which is located amongst the ancient ruins of Patara; miles of golden sands surrounded by pine trees. There is lots to do and see for all tastes, and many trips can be booked easily from Kalkan village.
How to get there
Fly to Dalaman which is about a two hour transfer to the villa. Most Uk airports fly directly there. Antalya is also possible, and is about 3+ hour transfer.

Further details indoors: The villa is very spacious and airy with good air conditioning throughout all the rooms. The main large living room has the well equipped kitchen at one end with circular dining table, and the seating area both in the centre around the fireplace, and at the furthest end where an enormous double sofabed is situated; the chaise longue in the centre can also serve as a single bed. A third showeroom is also located next to the spiral staircase.As well as airconditioning throughout there are also insect screens on all the doors and windows. New for 2007 there is satelitte TV/DVD as well as an excellent cd system is provided with some cds for your use. Two sets of french doors lead you out to the generous sized pool and surrounding gardens, and the covered Ottoman seating, ideal for a shady retreat and read. Inside the villa in the centre of the large living area, an open spiral staircase takes you to the first floor, with the two main bedrooms and their adjoining balcony with table and chairs ideal for breakfast, or an early evening drink while looking out to the harbour. Up another floor to a landing and the generous roof terrace which has stunning views far out to the sea and Kalkan harbour. The first floor comprises of two bedrooms, a large master bedroom with king size bed, and plenty of room for cot or small additional childs bed, with en suite showeroom and wc, the second bedroom is furnished with twin beds and a third proper folding bed for any extra guest also with own showeroom. New for 2008, a third double bedroom on the top floor has been added with en-suite showeroom and with wonderful views over kalkan harbour. All the en suite bathrooms comprise of a shower, handbasin, and wc. There will be a welcome pack for your arrival, and the maid does a thorough once a week clean and can also do a mid week linen change if you request this, but so as not to invade your privacy this is optional. The washing machine is installed downstairs in a discreet cupboard and there is a drying rack for any washing, iron and ironing board. Please bring your own beach towels. All linen is supplied by the villa however. The pool is cleaned daily and the gardens also are watered daily.The villa has its own very useful book full of suggestions of where to visit and places to eat and useful phonenumbers, as well as a visitors book. Should you wish to use the villa mobile phone, this is available with a deposit on arrival.
new for 2008!!! We have just added a phone and internet connection! which will be very useful for all those who need to easily be in contact. Also the kitechn has been doubled in size as well as the seating area outside.
Further details outdoors: The pool is large and surrounded by a generous stone tiled terrace with plenty of room to eat and entertain and at night the pool and the terrace have lighting which create a lovely atmosphere. At the end of the pool terrace, there are steps down to a small grassed garden planted with maturing banana and citrus trees.There is a bbq near the kitchen french doors, and plenty of chairs and a table as well as 6 sun loungers and 3 sunshades.At the end of the pool there are a fewteps down to small grass area with some maturing trees. The garden is well established after 3 years. The shops are about a 5 minute walk, the local market is weekly and about 3 minutes from the villa.
Further details
The swimmimg pool has no shallow end, and is of a constant depth throughout, so any children unable to swim must be supervised at all times. There is also a slight drop to the land and villa's next door, so small children again should be carefully watched at all times.
Conditions
A non refundable deposit of 25% is required on booking. The remaining balance must be paid in full 8 weeks prior to departure.At the same time a damage/security deposit of £200 is to be paid, which will be returned to you within 2 weeks of your arrival home, providing no damages have occurred above reasonable wear and tear. A taxi transfer or hire car can be arranged for you at an additional cost, taxi transfer is approx £45 for a salon acr for a small family and £65 for a larger group.

We have really appreciated the thought and care that has gone into Villa Kismet. It is a wonderful space, beautifully decorated. We have had two very hot weeks and have enjoyed quenching ourselves in the pool, breakfasts on the balcony, candlelit nights by the pool. We became regulars at Ali Baba’s and Korsan.
