A modern stone built spacious villa, with large private swimming pool, Kismet villa has been designed to create a feeling of light and space. The villa is very spacious and airy with good air conditioning throughout all the rooms. The main large living room has the well equipped kitchen at one end with circular dining table, and the seating area both in the centre around the fireplace, and at the furthest end where an enormous double sofabed is situated; the chaise longue in the centre can also serve as a single bed. A third showeroom is also located next to the spiral staircase.As well as airconditioning throughout there are also insect screens on all the doors and windows. New for 2007 there is satelitte TV/DVD as well as an excellent cd system is provided with some cds for your use.
Two sets of french doors lead you out to the generous sized pool and surrounding gardens, and the covered Ottoman seating, ideal for a shady retreat and read.
Inside the villa in the centre of the large living area, an open spiral staircase takes you to the first floor, with the two main bedrooms and their adjoining balcony with table and chairs ideal for breakfast, or an early evening drink while looking out to the harbour. Up another floor to a landing and the generous roof terrace which has stunning views far out to the sea and Kalkan harbour. The first floor comprises of two bedrooms, a large master bedroom with king size bed, and plenty of room for cot or small additional childs bed, with en suite showeroom and wc, the second bedroom is furnished with twin beds and a third proper folding bed for any extra guest also with own showeroom.
New for 2008, a third double bedroom on the top floor has been added with en-suite showeroom and with wonderful views over kalkan harbour.
All the en suite bathrooms comprise of a shower, handbasin, and wc.
There will be a welcome pack for your arrival, and the maid does a thorough once a week clean and can also do a mid week linen change if you request this, but so as not to invade your privacy this is optional. The washing machine is installed downstairs in a discreet cupboard and there is a drying rack for any washing, iron and ironing board. Please bring your own beach towels. All linen is supplied by the villa however. The pool is cleaned daily and the gardens also are watered daily.The villa has its own very useful book full of suggestions of where to visit and places to eat and useful phonenumbers, as well as a visitors book. Should you wish to use the villa mobile phone, this is available with a deposit on arrival.
new for 2008!!! We have just added a phone and internet connection! which will be very useful for all those who need to easily be in contact. Also the kitchenn has been doubled in size as well as the seating area outside.

The pool is large and surrounded by a generous stone tiled terrace with plenty of room to eat and entertain and at night the pool and the terrace have lighting which create a lovely atmosphere. At the end of the pool terrace, there are steps down to a small grassed garden planted with maturing banana and citrus trees.There is a bbq near the kitchen french doors, and plenty of chairs and a table as well as 6 sun loungers and 3 sunshades.At the end of the pool there are a fewteps down to small grass area with some maturing trees. The garden is well established after 3 years. The shops are about a 5 minute walk, the local market is weekly and about 3 minutes from the villa.
The swimmimg pool has no shallow end, and is of a constant depth throughout, so any children unable to swim must be supervised at all times.
The Turkish Mediterranean Coast region
Kalkan is a delightful harbour village set in a bay on the south western coast of Turkey in the Anatolia region. Kalkan is less than an hour from Fethiye and 2 hours from the nearest airport at Dalaman. The imposing Taurus mountains are the back drop to Kalkan,and you can visit many of the ancient sites and medieval villages all within easy access.Very popular are the gulet boat trips around the stunning bays and coastline of this region.
The winding cobbled streets of Kalkan lead to the harbour and the small beach, with views accross the the bay, and is famous for the range of excellent cafes and restaurants.The village of Kalkan is protected and there is no chance of it becoming a resort with mass tourism; it maintains its charm and village feel and the locals are very friendly and helpful.
You can swim in the clear and stunning waters of the famous Patara beach, only 15 minutes away, which is located amongst the ancient ruins of Patara; miles of golden sands surrounded by pine trees. There is lots to do and see for all tastes, and many trips can be booked easily from Kalkan village.

"A Kalkan Gem"
The villa was extremely comfortable and had everything we could wish for. The views from the villa were spectacular and the pool and accompanying facilities were ideal for sun worshipers and also for those who wanted some shade. Dealing with Gillie, the owner, was a pleasure. Every and any piece of information was readily available and her suggestions regarding what to do in the area were very helpful. Irfan was a joy to deal with. He came early every morning with fresh bread for us and he kept the pool and surrounding areas in a very clean state. All in all, Villa Kismet felt like a home away from home and we would highly recommend it. Certainly, we would not hesitate holidaying there again in the future.

We stayed at Villa Kismet after reading previous Tripadvisor reviews and weren't sure if the reality would live up to the hype; however it was obvious on arrival that we had made absolutely the right choice for our holiday. As a family with children ranging from 11 to 16 it's sometimes difficult to find somewhere that will keep everyone happy, but Kalkan and Villa Kismet were ideal for us. The villa is in a little enclave of other similar properties but did not feel at all overlooked and was very peaceful (one evening there was a fireworks display and celebration nearby which we enjoyed from the top roof terrace, but on closing the double glazed doors and windows the sound was completely blocked out). The house itself is very well equipped with dishwasher, washing machine, air con everywhere (essential) and broadband (also essential for us). There was a good selection of DVDs provided as well as books and games. The welcome pack was just what we needed after a long day travelling. The pool and patio area were very well used, the pool depth being ideal as its deep enough for diving and jumping which kept our three happy. We also enjoyed several BBQs some evenings. Unlike other places we have stayed we did not suffer from mosquito or wasp assaults so we could eat outside without restriction. However it's so easy and cheap to eat out we went into Kalkan or had takeaways most evenings. The villa is within ten minutes or less of the town with its fantastic choice of restaurants so the most difficult part of the day was often deciding where to go! We hired a car from the airport which while not strictly necessary did give us the chance to explore the area and we enjoyed trips to nearby places like Saklikent, Patara beach and the gorgeous Kaputas bay. You could easily stay without your own vehicle as there are loads of agencies in the town that can organise trips fairly cheaply. We spent a lot of our days at the Palm Beach beachclub which was very laid back and friendly. The management team that the owner Gillie uses are so helpful and respond immediately to any queries or problems ( including driving all the way back to Dalaman airport on our behalf when my daughter picked up the wrong suitcase on arrival!). Irfan visits twice day to bring bread and kind words and keeps the pool absolutely crystal clear. In fact the whole booking experience from the initial contact to return of the deposit was easy, Gillie always responded quickly to my questions or requests. We felt we had only just scraped the surface during this our first trip to Kalkan and Villa Kismet and we liked it so much that we are organising to go again next year! We can't wait.

"Our 3rd stay here in the past 4 years - doesn't that say it all?"
We discovered Villa Kismet 4 years ago when we stayed here for the first time and absolutely loved it - and, in fact, our love of the villa has never faltered! Three 2-3 week holidays in Kalkan in the past 4 years and we've stayed in this same villa everytime as we don't see the need to go anywhere else. It really is home from home for us. The villa is not furnished like a holiday let but more like a home and that makes such a difference to us. Friends that have come over for a bbq when we've been there have made the same comment. The pool is great too and with a mature garden surrounding it you are not overlooked at all. All in all Villa Kismet is a great place to stay and thank you Gillie for making the villa so wonderful - and also to Irfan who looks after the pool and garden daily and even brings you fresh bread every morning from the bakery ...

The six of us stayed at Villa Kismet for the second time. It is stunning luxury. Everything you need and more. Totally chilled holiday with Irfan on hand twice a day bringing fresh bread and friendship and Karyn only a call away. The cats are gorgeous company. Kalkan is magical and draws you in. Recommend Eylul boat for trip from harbour Saklikent was great The boat trip from Kekova is always amazing Thanks Gillie another fabulous holiday Xxx

"Magical villa set in a perfect location for peace and quiet,yet a stones throw from the town."
"When you encounter something by chance that seems like it was meant to be, then it could be kismet, your destiny." Villa Kismet is so aptly named, a home from home set in idyllic Kalkan. Welcoming and feels so well planned, the design of the villa works brilliantly for a group of friends, family or even just two people. Indicative of how lovely, calm and relaxing the villa is, was proved one evening by my 17 year old daughter Ella who asked could we please just have a pool and villa day tomorrow...we had been having pool days for the last 3! The attention to detail is superb with the lovely Ifran visiting twice daily to tend to the garden and pool area also brings fresh bread each morning should you so wish. Karyn, the property manager can organise anything from a jeep ride to the local Gorge, (well worth a visit), to recommending the best markets to buy your fruit and vegetables from. Giillie booked us a boat trip, well in advance of our stay, with Captain Ali and his sidekick Jimmy plus beautiful little girl Lucy. Lucy swam with us and sought out turtles for us to swim with; we had the most sumptuous feast of Turkish dishes and stopped several times for snorkelling and beach visits. Ending with Tea and cake in a small bay! BBQ's in the evening at the Villa were fun, and the local buthchers were very helpful and provided good quality lamb and köfte. Views are stunning, beds are comfortable and the villa is immaculately clean. The kitchen is well equipped. We will return here for sure some day.

"We wouldn't stay anywhere else in Kalkan"
We have just returned from a wonderful 3 week stay at Villa Kismet - the first week I was with a girlfriend and our 2 teenage sons and then the rest of the stay with my husband and son. Our first holiday in this particular villa was 2 years ago and on our return we then booked for 2014. Nothing has changed, it is still wonderful and very homely and not like a holiday letting at all. You can tell the owners spend time there themselves and I am sure all their guests appreciate the extra touches that make you feel welcome as soon as you walk through the door. Irfan who looks after the pool and brings fresh bread daily is a very lovely man who always checks everything is OK and I am sure if there was anything that needed attention he would deal with it immediately. Kalkan itself is a lovely town with fantastic restaurants and a couple of very nice cocktail bars too now! Although the resort has grown since we first visited 6 years ago we didn't have a problem getting a table for dinner at all. Some restaurants are very popular so it is best to book ahead but we knew this and so weren't disappointed. Although this time we generally stayed at the villa during the day - we didn't even go to the beach at Patara this year - we did do a canoe trip down the Xanthos river and also a boat trip from Kalkan harbour, both were great days out and I would recommend them. We also went up to Islamlar which is in the hills behind Kalkan and renowned for its excellent trout, for both lunch and dinner, again both meals were excellent and it is a very different atmosphere to being in Kalkan. All in all it was an excellent holiday and we were very sorry we had to come home! Thank you Gillie for letting us stay in your lovely villa and also to Irfan and Karyn for looking after us whilst we were there. We will return ...

"Another idyllic holiday in Villa Kismet"
This is the second visit to Villa Kismet and it didn't let us down. We survived the heat but didn't manage to do all the things we'd planned. However, because the villa is so well equipped and the pool is wonderfully maintained by the fabulous Irfan it didn't spoil our holiday. Kalkan is so pretty with wonderful restaurants, shops and facilities, not forgetting the Thursday market. Thanks again Gillie for a wonderful stay.
I was just thrilled you wanted to return and that it lived up to your first stay. So much to do and see there and around Kalkan, but good to be able to laze by the pool too. Hope you will make a third visit too!

My friends and I have been to this exquisite villa 6 times now and every year it gets better and better. This year was no exception from lazy days by the utterly fabulous pool to the outstanding food in the many excellent restaurants. As I have said in previous reviews this villa has everything you could wish for . The bedrooms are all spacious and well furnished with extremely comfy beds, powerful showers and the views well what can I say, breathtaking. We actually spent a couple of nights on the top floor just looking out over the twinkling lights of Kalkan and enjoying the peacefulness, bliss. The owner Gillie is fantastic to deal with and any questions or requests you have are answered immediately we cannot commend Gillie enough on this or her exceptional taste in furnishings this truly is a wonderful haven and we thank you for allowing us to share it. There are also two other people who look after the villa, Ifran who will bring you fresh bread every morning and look after the outside of the villa. He is a joy to speak with and Karyn who is on hand to help you book any trips or answer any questions you may have. The villa is well positioned and only a short walk into the friendly town with its maze of restaurants, cafés and shops ladies! If you are thinking of Kalkan then this is the villa you want to book, it has total privacy around the pool and everything you require ifor a fantastic time. We shall return.

"Excellent villa and pool, well equipped and maintianed, beautiful location"
Our first time to Turkey and we think we struck gold choosing Villa Kismet. We are animal lovers and are pleased to say that cats and dogs living in Kalcan seemed to be well cared for and a "welfare programme" exists to ensure they are not neglected. No matter how beautiful a location is if animal neglect exists the holiday is ruined. This is not the case in Kalcan, Villa Kismet is a lovely place to stay in a beautiful location with a harbour full of fabulous places to eat and drink. There are also plenty of gift shops. We walked down to the harbour but always got a taxi back as the prospect of walking back up to the villa was a bit daunting, especially in the heat after a few drinks and meal. Taxis only cost approx £3.50. If you can tear yourself away from the villa and pool throughout the day a boat trip is well worth it. We did not need or want to visit the beach. We had what we needed at the villa. Shopping at the "supermarkets" at the bottom of the hill (they look a bit like Lidl or Aldi) is cheaper than the smaller shops in the centre and taxis are close by and dont mind the short trip back up to the villa. But hey, you are on holiday. Who really cares. Karyn and Irfen are both readily available if you have any queries or need any help. To conclude: a fabulous holiday staying at Villa Kismet.
