A modern stone built spacious villa, with large private swimming pool, Kismet villa has been designed to create a feeling of light and space. It has been furnished to a very high and personal standard, to create a relaxed and comfortable atmosphere. The pool and maturing gardens offer ample space for eating and entertaining around the pool, and there is a delightful shaded ottoman seating area as well as a 2 pretty tables and chairs, ten in total, and plenty of sun-loungers. There is a roof terrace with spectacular views of the bay and surrounding area, and a very large balcony joining the bedrooms .The living area is very comfortable with plenty of space and air-conditioning throughout. Ten minutes from the centre of Kalkan and 5 minutes from the weekly market, it is well placed for all amenities

The villa is very spacious and airy with good air conditioning throughout all the rooms. The main large living room has the well equipped kitchen at one end with circular dining table, and the seating area both in the centre around the fireplace, and at the furthest end where an enormous double sofabed is situated; the chaise longue in the centre can also serve as a single bed. A third showeroom is also located next to the spiral staircase.As well as airconditioning throughout there are also insect screens on all the doors and windows. New for 2007 there is satelitte TV/DVD as well as an excellent cd system is provided with some cds for your use.

Two sets of french doors lead you out to the generous sized pool and surrounding gardens, and the covered Ottoman seating, ideal for a shady retreat and read.

Inside the villa in the centre of the large living area, an open spiral staircase takes you to the first floor, with the two main bedrooms and their adjoining balcony with table and chairs ideal for breakfast, or an early evening drink while looking out to the harbour. Up another floor to a landing and the generous roof terrace which has stunning views far out to the sea and Kalkan harbour. The first floor comprises of two bedrooms, a large master bedroom with king size bed, and plenty of room for cot or small additional childs bed, with en suite showeroom and wc, the second bedroom is furnished with twin beds and a third proper folding bed for any extra guest also with own showeroom.

New for 2008, a third double bedroom on the top floor has been added with en-suite showeroom and with wonderful views over kalkan harbour.

All the en suite bathrooms comprise of a shower, handbasin, and wc.

There will be a welcome pack for your arrival, and the maid does a thorough once a week clean and can also do a mid week linen change if you request this, but so as not to invade your privacy this is optional. The washing machine is installed downstairs in a discreet cupboard and there is a drying rack for any washing, iron and ironing board. Please bring your own beach towels. All linen is supplied by the villa however. The pool is cleaned daily and the gardens also are watered daily.The villa has its own very useful book full of suggestions of where to visit and places to eat and useful phonenumbers, as well as a visitors book. Should you wish to use the villa mobile phone, this is available with a deposit on arrival.

new for 2008!!! We have just added a phone and internet connection! which will be very useful for all those who need to easily be in contact. Also the kitchenn has been doubled in size as well as the seating area outside.

The pool is large and surrounded by a generous stone tiled terrace with plenty of room to eat and entertain and at night the pool and the terrace have lighting which create a lovely atmosphere. At the end of the pool terrace, there are steps down to a small grassed garden planted with maturing banana and citrus trees.There is a bbq near the kitchen french doors, and plenty of chairs and a table as well as 6 sun loungers and 3 sunshades.At the end of the pool there are a fewteps down to small grass area with some maturing trees. The garden is well established after 3 years. The shops are about a 5 minute walk, the local market is weekly and about 3 minutes from the villa.

The swimmimg pool has no shallow end, and is of a constant depth throughout, so any children unable to swim must be supervised at all times.

The Turquoise Coast/Lycia region

Kalkan is a delightful harbour village set in a bay on the south western coast of Turkey in the Anatolia region. Kalkan is less than an hour from Fethiye and 2 hours from the nearest airport at Dalaman. The imposing Taurus mountains are the back drop to Kalkan,and you can visit many of the ancient sites and medieval villages all within easy access.Very popular are the gulet boat trips around the stunning bays and coastline of this region.


The winding cobbled streets of Kalkan lead to the harbour and the small beach, with views accross the the bay, and is famous for the range of excellent cafes and restaurants.The village of Kalkan is protected and there is no chance of it becoming a resort with mass tourism; it maintains its charm and village feel and the locals are very friendly and helpful.

You can swim in the clear and stunning waters of the famous Patara beach, only 15 minutes away, which is located amongst the ancient ruins of Patara; miles of golden sands surrounded by pine trees. There is lots to do and see for all tastes, and many trips can be booked easily from Kalkan village.

"The most perfect place to stay"

Great views, wonderful balconies for each bedroom,Lovely garden fragrant scented in evenings, very good furnishings an d good art work made it feel a cut above any other rented villa I have stayed in . Difficult access for the elderly and small children as down lots of steps. Perfect for groups of adults .

"The Turkish love children!!"

This is the third time I have stayed at Villa Kismet.This time, however, was slightly different - I was with a couple of friends and 3 year old twins!! It was a great experience as although there are a number of steps up and down from the villa , the wonderful Irfan ( gardener) was always on hand to help carry children, buggies and even luggage when the situation arose!! In town the waiters, and any taxi drivers we met, were enthralled with the children and so helpful from fixing car seats to carry a double buggy up some very narrow wooden restaurant staircases!

"A superb holiday villa"

VILLA KISMET was so well equipped it was like going from home to home. Located high in the hills with great views from the roof terrace over the Calcan town and bay.
The beautiful garden and large pool was really nice with plenty of garden furniture and sunbathing beds with mattresses.
It was an easy walk down into the town and harbour with an abundance of fine restaurants although we did find the steep hill too much to walk back to the villa and used the many cheap taxis to return to the villa.
It was lovely Holliday villa and would definitely would consider returning for another holiday.

"Just as advertised"

We were four ladies and found Villa Kismet beautifully stylish inside and all the rooms were lovely .Poolman Irfan visited daily delivering lovely fresh bread in time for breakfast .The drinking water cooler was such a good idea and well used. No problems with refils which came within an hour of ordering .All the restaurants we tried were very friendly and the food was excellent. The roads round the Villa are unmade so flat shoes essential , but we were able to walk to the shops in 5 to 10 minutes. Taxis were easily available and reasonable. All in all an amazing place.

So pleased you all had a great holiday! Thank you very much for the positive review.
The daily bread is a real treat from Irfan, and am happy to tell you that the roads around the villa are all tarmacked now, quite a change after many years.

Thank you so much for the great review, am very pleased all went well and you had a lovely time. Funnily enough, we have had the same families with babies and then toddlers coming year after year,- hence the much used high chair and cot! but of course as your wife is expecting again and you have a tiny toddler the steps will have felt much harder. Good news is the road is now tarmacked after many many years as a semi rough road, so its now fine for buggies and shoes of all kinds!
We hope we can welcome you again another year to Villa Kismet.

"Villa Kismet is simply the loveliest and most welcoming holiday villa I have ever stayed in."

Both the interior and exterior of this villa have been so tastfully and stylishly finishished and yet maintain such a homely feel.
I would recommend Villa Kismet to anyone who appreciates staying in a home from home with style in a very beautiful place. Kalkan is a delight.

"Wonderful place to stay"

I had done a lot of research before booking Villa Kismet and, I have to say, we were certainly not disappointed. Villa Kismet is a fabulous villa. It is furnished to a very high standard with a lovely swimming pool area surrounded by mature trees and bushes which give you dappled shade whilst relaxing on the numerous sunbeds dotted around. Sitting on the Ottoman in the evening with our G & T's surrounded by gorgeous smelling bushes was a real pleasure.

The villa is up a very steep hill but the views from the two balconies make this so worthwhile just be prepared for a steep climb from Kalkan if you are intent on walking! A taxi is a cheap alternative.

We experienced our first Turkish bath and massage at Atlantis which is just down the road and it was excellent, such fun when you are with friends or partners. Every meal we had out was of a very high standard and the little restaurant at the end of the road was great for breakfast and so cheap.

The lovely Irfan came every morning with fresh bread and every evening to feed the lovely kittens and cats that are part of the villas charm. He also kept the pool and surrounding area spotless, a real treasure. Karyn was on hand for any problems, mind you we didn't have any as everything went like clockwork right from being picked up and deposited back at the airport.

Thank you so much Gillie for sharing your lovely home, we will certainly be back.
