Although the villa is not situated in the centre of the town, a 15 minute walk (or 5 minute drive by taxi) finds you in the heart of the town where there are low key bars, excellent restaurants, and numerous speciality shops to browse in - selling crafts, clothes and leather goods to name but a few. Many historical sites and superb beaches are within easy reach of Kalkan, making it an ideal holiday destination.

Villa Iris is a spacious well equipped 3 bedroom villa with the accommodation being arranged over 3 floors. There is a light, bright and spacious open-plan living area which includes a luxury well equipped fitted kitchen with marble worktops. There is a separate dining area with table and chairs for 6 people, and a lounge with seating for 6 people which accommodates an LCD television with satellite TV (which has some English channels), DVD and CD player with iPod port. Located on the ground floor, there is also a small washroom and separate utility room containing the washing machine.
Light floods into the villa via the large glass windows that open onto the spacious terrace, giving direct access to the swimming pool and covered pergola which allows shaded dining.
The villa has 3 en suite bedrooms. There is a large double bedroom and a twin bedroom on the first floor, both having ensuite shower and toilet and their own private balconies. The second double bedroom is located on the second floor with a Jacuzzi bath in the ensuite and a private roof terrace.
Villa Iris has internet access (wi-fi) and has a small safe for personal items e.g. passports, tickets, etc.
There is air-conditioning throughout the villa (which acts as heating in cooler parts of the year) and insect nets are fitted to all the windows.

There is a large terrace that features a marble top table with 6 chairs shaded by a wooden pergola and nearby there is a gas BBQ - ideal for al fresco dining. Also on the spacious terrace there are 6 teak sunbeds and 3 parasols arranged around the private infinity swimming pool and outdoor shower area. The pool is approx. 1.6 metres deep with two sets of steps leading down into the pool. The elevated position and uninterrupted view afford spectacular panoramic views of Kalkan by day and night.
Villa Iris is located in a quiet part of Kalkan on the hillside overlooking the town. It is a 15 minute walk downhill to Kalkan Centre for the main supermarkets, restaurants and bars.
Although a car is not necessary to reach Kalkan Town from Villa Iris, a car may be advisable if the local area is to be explored. If car hire is not needed, there are numerous taxis, dolmus, and travel agencies available that can enable you to access the nearby beaches and historical sites.(There is a private parking space in front of the villa if car hire is required.)
As the villa is elevated, there are steps leading up to the villa which may be difficult for people with restricted mobility.
Due to the depth of the pool, it is requested that care is taken and that children are always supervised in the pool and surrounding terrace area. If there are any queries about the pool's suitability for younger children, please contact us and we will be happy to discuss any concerns.

There is a welcome pack on arrival to ensure basic groceries are provided and a local English speaking representative will greet you on arrival to answer any questions and help with any problems.
There will be a weekly change of towels and bedlinen. Beach towels are not included.
The Turkish Mediterranean Coast region
Kalkan is located on the Lycian coastline which has some of the most mountainous and dramatic landscapes in Turkey. There is a wealth of history in the region and today numerous tombs and ruins can be explored, as well as lazing on lovely beaches. An easy drive from the airport, Kalkan can be reached in 90 minutes and traditional Turkish life can be observed from the road.
Kalkan has nearly 300 days of sunshine per year, with July and August being the hottest months.
Kalkan is perfect for a relaxing holiday and has managed to avoid mass tourism. The town has a quaint historic harbour, renowned for its fresh fish, and has speciality craft and jewellery shops. The narrow streets of the old town twist down to the harbour and it is among these streets that some of the restaurants and quiet bars can be found. Behind, Kalkan is surrounded by the Taurus mountains.
Kalkan is convenient for accessing the numerous historical sites and ruins i.e. Letoon, Xanthos, Patara (where there is a beautiful beach also). Tlos, the gorge at Sakli Kent , and Kekova, the sunken city, can also be easily reached from Kalkan.
The town beach in Kalkan is small, so there are beach clubs that can be visited offering sunbeds, refreshments and some watersports nearby. Kaputas beach is set at the foot of a dramatic natural gorge. It is an internationally famous sandy swimming cove that never gets too overcrowded. Kaputas is located off the D400 and is only a 10 minute drive from Kalkan, whilst Patara ruins and beach are about a 20 minute drive. Patara Beach is a 12 km sandy beach with facilities including a cafe, sunbeds and umbrellas. A great day out for all the family!
Kalkan has over 100 restaurants and is well known for its excellent food. Roof top terrace restaurants give splendid sunset vistas and at harbour-side restaurants you can watch the boats sail in and out. Local and international menus are on offer and even in high season the town does not feel busy and has a welcoming feel. With few nightclubs, the nightlife is low key.
Kalkan also has a weekly market where fresh fruit and vegetables can be purchased from the grower, or you can haggle with one of the many sellers of clothes, gifts and handbags to hopefully get a bargain to take home!
Kalkan offers something for everyone!
Villa Iris is located in an area of Kalkan known as Kiziltas. Kiziltas is situated on the hillside looking down on Kalkan which affords excellent panoramic views of the Bay, Snake and Mouse Islands and Kalkan itself. Behind and to the side of the villa there are mountain views of the Taurus Mountains. As the road links are very good, it is convenient to travel to Kas and Fethiye where there are larger shops and weekly markets, as well as historical attractions.

"Great pool, great view and a good size Villa!"
OK, so we'll get the one negative about this place out of the way, that is that you will need a car if you want to 'nip' anywhere. BUT that isn't an issue and will be the same with most villas. Fact of the matter is that Kalkan has boomed and they have had to go up the hill to build.
As for the villa. It's a really nicely laid out place with a good level of fittings etc. We went with another couple and spent most of our days by the pool and then by the harbour in the evenings. The pool is the highlight for me, a great infinity pool, cleaned daily (as is the garden) and you will really appreciate this when it's 40degrees!
There were 4 adults on the stay and there was plenty of room. The villa is very well equipped and there was even a welcome pack there upon our arrival.
I'd happily recommend Villa Iris and I'm a bit of a snob!

"Amazing view and very spacious, clean villa"
We stayed at Villa Iris for a week with our 5 months old baby. The owner has been very helpful in giving us information and arranging car rentals etc. The villa itself was very well furnished and very spacious. The infinity swimming pool is also great and has an amazing view (I don't think photos do justice!). The location of the villa is fairly close to the town but it is very hilly so we used our rental car most days. The villa is in a nice neighbourhood and we felt safe the whole time. If we come back to Kalkan, we will definitely be staying at the villa.

This is the second time we've stayed at Villa Iris, we loved it just as much as our first stay. Sharon, the owner is extremely helpful, nothing is too much trouble. Tarik, our contact in Turkey is also very helpful and makes sure everything runs smooth fully for you while your are at the Villa.
Kalkan is a beautiful place, with beautiful views and the locals are very friendly. We booked 2 trips which were amazing value. We were a group of 7 so were able to book it as a private party. Both trips cost just over £22 each, this also included lunch. You get a far better exchange rate in Kalkan than uk. Many of the shops will change money free of charge and you can also pay in sterling in many of the shops and resturants.

This was our second stay at Villa Iris. The owner arranged our transfers and her agents in Kalkan ensured this loverly property was in first class order during our stay.
The villa is some way up the hill but do not let this put you off as you will rewarded by the best view in Kalkan. Taxi's are very cheap. We would recommend that you use the one recommended by the owner who was prompt and courteous.
Kalkan provided an excellent mix of facilities so all members or our party were happy. (Age range from 21 to 54) .
The only problem with giving a good review is someone else may book his property when we next want it!

"A brilliant family holiday and amazing villa"
We had a fantastic time staying at Villa Iris. It was everything that Huw and Sharon promised it would be and more. The views are stunning, the villa is large, clean and really well presented. We have had a few villa holidays before and this was the best villa by far.
The pool is where the kids spent most of their time and it is ideal for a family.
Patara beach is amazing and one of the best we've ever been lucky enough to visit. It does get busy near the cafe during the day but later in the afternoon, or slightly away from the cafe, there is miles of space and shallow safe swimming.
Kalkan itself is a wonderful town with over 200 restaurants. We ate mostly by the harbour where the views are lovely. We found every restaurant to be friendly and the food good.

"OMG what a view!"
The first thing to greet you at Villa Iris is the view, it's breathtaking. The villa is lovely, spacious, very comfortable and well equipped. Sharon & Hew are extremely helpful and nothing is too much trouble.
Kalkan is beautiful, lots of narrow streets all leading down to the harbour. Here you will find many restaurants. We ate at a different one each night and only ever had excellent food. The fish was amazing.
We hired a boat for the day, a must for everyone. We had 2 crew and the most amazing lunch cooked fresh on the boat (Gordon Ramsey watch your back) and it only cost us £25 each.
A trip to one of the trout farms is well worth it, again the food and views are wonderful. We got a taxi which which picked us up when we finished and it only cost 10 TL each return.
There is lots to see and do, which we had planned, but to be honest the Villa and town are so lovely you don't want to go far. The only negative it that the villa is at the top of a very steep hill. We struggled up it some days and are all very fit, any one who are not good on their feet may struggle. Taxis are cheap enough though.
If you are thinking of going, book now you won't be disappointed
