Ideal for either 2 guests or a family of 4.

This converted traditional Lakeland stone barn is situated next to our B&B in a picturesque rural location at the end of a small lane and next to the bridle path to Grizedale Forrest.

It is only a 5 minute walk into the village of Hawkshead, which is a pleasant walk either down the lane, or across the field and through the churchyard.

Hawkshead is a beautiful village of historical interest. It has a small supermarket and a section of independent shops. There are also two Pubs in the village serving food as well as a selection of cafes and a Bistro..

The Barn is comfortably furnished and well equipped to ensure a ‘home from home’ with everything you need to enjoy your self catering experience. The views from the large front bedroom are stunning.

There are many beautiful walks from the door and direct cycle access to the numerous mountain biking trails in Grizedale Forest. Nearby Esthwaite Water also offers fishing and there are many interesting places to visit including Beatrix Potter’s home Hill Top & The Gallery. Ambleside, Coniston,Windermere & Bowness are just a short drive or ferry ride away.

Front Entrance opens into an open plan living area.

Kitchen/Lounge Fitted Kitchen (2016) with Oak doors and Lakeland Slate worktop. Electric Oven, Dishwasher, Fridge Freezer, Microwave. Dining Table & Chairs. Comfortable settees. TV 14’ x 11’ 2” (155 sq ft)

Inner hall with laundry area, Washing Machine & Tumble Dryer,

Staircase to 1st floor.

Bathroom on the Ground Floor (2015) with large P shaped bath with shower, Wash basin and WC. 8x 8′(64sqft)

Stairs up to two bedrooms, both having vaulted ceilings with exposed beams.

The Master bedroom, is a large room with feature window and fantastic views towards Latterbarrow, Super King sized Bed there is also a sitting area with sofa, & TV 17’ x 11 (192 sq ft)

The Twin Bedroom has pine furniture and has views across the fields. 10’6 x 10’2 (106 sq ft)

N.B. Both bedrooms can be either super king or twin by prior request.

There is also a separate WC and Washbasin on this floor.

Pets : We do accept one well behaved medium sized dog, which must not be left in the property unattended.

Towels and Bedlinen provided. WIFi available.

Outside: Room to sit outside at the front of the Barn with garden table and chairs provided. (please note children must be supervised at all times) This area is not enclosed.

We also have free range hens and alpacas in our field, therefore you dog must be on a lead at all times in the garden and grounds.

Ample Parking onsite and Cycle storage available.

Due to the age and nature of the property, we may not be suitable for guests with some special requirements. Please ensure we will meet your needs before booking.

How do damage deposits work?

In most cases, you don’t pay a damage deposit up front. Instead, we save your payment details securely and you’re only charged in the event of damage to the property.

Occasionally, you will pay a damage deposit up front as part of the total rental cost. In this case, the owner has 10 days after you check out to report any damage. If they don’t, we’ll return your deposit. If their claim is successful, we’ll deduct the agreed cost and return the remainder.

How do I edit my booking?

You can request to change the dates or number of people on your booking via the Manage your holiday booking page. To change your holiday dates use the Edit booking button. If you need to change the number of guests staying then send Susan (the owner) a message.

If Susan (the owner) agrees, they’ll send you a revised quote outlining the changes. You can review and accept/decline this from the Manage your holiday booking page. You’ll have 48 hours to take action before the revised quote expires.
