Topaz cottage is a Grade II listed late 18th century character cottage situated in a picture postcard setting in the pretty village of Sidbury. In a location away from the main road down a quiet lane with the river Sid running past the row of 3 cottages it makes for a perfect setting to relax and enjoy. With cosy sofas, inglenook fireplace, oak beams, a modern kitchen/dining area and comfortable quality beds the cottage is a perfect getaway for all ages. Unwind in the south facing sun trap garden with a glass of wine or 2 with your meal.The area around the cottage is one big playground with access to walks woods and fields, the kids will love the river and pond for a spot of fishing. Enjoy the short and pleasant walk to Sidbury mill or watch the local cricket team just a short walk from the cottage.The local pub and shop are just a 2 min walk away serving good ale and food. Set off on some scenic walks or make your way to the many beaches and attractions of East Devon. The East Devon way passes the cottage front door. Within 3 miles of Sidmouth sea front. Lyme Regis, Seaton, Branscombe, Beer and Budleigh Salterton are all within a short drive. The cottage is maintained and cleaned to very high standards and provides everything you need and more for your holiday. Parking is next to the cottage and always has space available. The cottage has a carpeted living room with 2 cosy sofas, freeviewTV/DVD and inglenook fireplace with log type gas burner, warm in winter cool in the summer. The kitchen diner has all modern requirements with slate flooring and marble table to seat 4. Tea coffee biscuits and milk on arrival are provided as well as many more of the kitchen basics. Please note that the fridge has a small freezer compartment, there is not a seperate freezer.2 double bedrooms with plenty of storage. Bedroom 1 has double bed and washbasin. Bedroom 2 has 2 single beds,The bathroom situated on the ground floor has toilet, sink and electric shower over bath, supplied with all the things a bathroom requires including soaps creams toilet rolls and even a couple of toothbrushes just in case. Hand towels are provided.Please note that the living room area and stairs both have a low beam and may not suit everyone over the height of 6ft 2ins, although one strike and you soon adjust.There are lots of old fashioned games to play, a novelty for the young ones.

The cottage has a south facing rear garden mainly to patio area with table and 4 chairs and bench seat, a delight to sit and relax at any time of the day or evening.There are buckets and spades and fishing nets for the kids (and dads) to explore the river pond and Sidmouths rock pools. There are also fold away chairs that can be used at the beach and even a wind break. Note ! the river Sid that runs past the cottage is normally very shallow unless heavy rain falls when the levels will rise quickly.The cottage is surrounded by open space for children to play.
The availabilty is generally as follows, 3 night break Friday to Monday, 4 night break Monday to Friday, 7 night break Sat/Sat, Fri/Fri or Mon/Mon. We can offer stays other than these out of the main season or on a late booking arrangement in peak season making us very flexible for your holiday needs. Send in your holiday request no matter what dates you are looking for and we may be able to accommodate.The cottage sleeps 4 maximum plus a travel type cot. There is also a very comfortable sofa bed for anyone that may struggle with stairs.

Also taking in the resorts of Torquay, Paignton and Brixham, it offers all the facilities you need for a great seaside cottage holiday. Or if you prefer somewhere quieter , there are the Georgian charms of Sidmouth, or Salcombe. Inland, you can get away from it all in the rugged splendours of Dartmoor National Park or just enjoy the rolling hills and rural delights of the Devon countryside. Make time for a visit to Exeter, the bustling capital of the region, with its cathedral, cobbled streets and wide selection of shops, or step back in time to the Elizabethan age in Totnes with its charming Tudor houses.
The historic Saxon village of Sidbury with Saxon bridge and church is a wonderful location for all ages and interests. The village holds many activities throughout the year including Sidbury fair and fete not forgetting the famous Sidmouth festival with a week of music in August. The elegant resort of Sidmouth, with sand and shingle beach is just 3 miles away. There are pleasant walks along the River Sid and nearby Salcombe hills many footpaths afford spectacular sea views. Honiton's markets and antique shops and the renowned Donkey Sanctuary are within 6 miles.

"Lovely and relaxing stay in a beautiful area."
The Cottage was perfect! It was very clean and welcoming and provided everything we needed. It was situated in a very tranquil location and shops and beaches were in very close proximity. We would definitely visit again.
Thank you, we are very pleased you enjoyed your break and are tempted to return, next year will see a new bathroom and other improvements that will make a break at Topaz even better, and remember there is a good discount for returning guests even though prices are very reasonable already.

"Fabulous cottage in a lovely village"
We stayed at Topaz cottage during an extended trip back to Blighty and Europe to visit friends and family. Our party consisted of our 2 teenage daughters, my wife, my wife's mother and myself. As we used to live in a cottage of much the same dimensions, we felt perfectly at home and did not find the space at all limiting, in fact it was an absolute pleasure. The cottage has all that you could ever need and when the gas fire is on, is lovely and cosy to the point where you really wont want to go out! Perhaps the only issue for some may be the parking. We had a hire car and were also used to Devon on-street parking so this wasn't a problem, though perhaps if you own a large expensive vehicle you may want to consider parking in the village where the spaces are a little more generous. All in all Topaz cottage suited us perfectly and we will certainly be staying there again once we have saved up the airfare from NZ.
Thank you for your review, describes the cottage very well. The parking is on road as described on the web site with plenty of space on the quiet lane for normal family cars. 4x4's or such like are OK but can be a tight squeeze for the bin lorry.

"Quaint riverside cottage"
Topaz Cottage was clean, well maintained and presented and felt cosy and very welcoming. It is a delightful cottage full of charm and character in the lovely picturesque village of Sidbury. Nearby are some amazing coastal walks and bike rides along the Exe Estuary. We thoroughly recommend this cottage and would love to return one day.

"Hospitable comfort and convenience"
Visiting relatives in the Sidford area, Topaz was a logical choice for us. No disappointment whatsoever - Stephen and Jill had thought of every necessary amenity, including two sets of spotless fluffy towels for each of us, milk and tea to get us started, and comfy beds to end our tiring days of travel and entertainment. The cottage is quaint but sufficiently roomy, and the village is quite charming. The adjacent highway, far enough away to present no noise problems, was an easy conduit for our outings to Exeter, Honiton, Sidmouth etc.. All in all, the perfect vacation spot.
Another great review which is very much appreciated. Our guests on this visit like nearly all others were a pleasure to deal with, so doing your utmost to please becomes even more important. Thank you.

"The best self catering cottage I've ever stayed in!"
Topaz cottage is amazing! Firstly it's fantastically located (close to Branscombe, Sidmouth, Exmouth and many more great places besides) and the directions given prior to arrival were great! The cottage itself was immaculate and couldn't be faulted in any way! Tea and coffee (and biccys) were provided, loads of information leaflets about the local are were available, not to mention a fully equipped kitchen, dvd's/books (for kids and adults) and a perfectly stocked "just in case" drawer. Oh, and did I mention the beach chairs and much needed windbreak, all provided for use on the beach! This cottage is a little gem and I will most certainly be returning! (family in tow!)
So glad you loved the cottage and made use of the many bits and pieces that are provided. The cottage is very well looked after and appreciated by all. Not sure if we can better this review but will certainly try.

"Exactly as advertised - excellent."
Cottage was ideal for us (3 adults) but would also suit 4. Couldn't fault the accomodation even allowing for a couple of low beams. Having a parking spot is a must in this area. Cottage was convenient for the local bus service which we used extensively (Bus Passes!). The welcome pack wasgood and made better by fresh flowers and a packet of assorted buscuits. Would definitely stay again if in the area.
