Situated in the small village of West Charleton, less than two miles from the pretty town of Kingsbridge, with its pubs, shops, restaurants and supermarkets, the Linney is well-placed for enjoying the nearby South Hams' beaches of Torcross and Beesands, and the towns of Salcombe and Dartmouth.
Apart from its proximity to the South Devon Coast Path, there is great selection of footpath walking straight from the door with access to the peaceful Kingsbridge/Salcombe estuary and some equally delightful inland footpaths. A paradise for bird-spotters (there is a nearby village hide available for guests to use), the area is renowned for its flora and fauna.

The Devon region
The South West conjures up sunny vistas of glorious beaches, green rolling hills, sparkling seascapes and dramatic emerald estuaries. All these and more are waiting for you in the area of South Devon known as the South Hams. Richly agricultural and unspoilt, this area has its own particularly mild and sunny microclimate.
West Charleton is situated less than two miles outside Kingsbridge, an attractive South Hams market town, with an array of shops and supermarkets, and of cafes and pubs for eating. The Linney is on the coastal road to Torcross and historic Dartmouth. It is also on a direct hourly bus route between Dartmouth and Plymouth on weekdays and Saturdays. The coastal villages of Torcross and Beesands are also just a short drive away and here you can access the magnificent South Devon Coast Path, from which you can get to some glorious unspoilt and secluded beaches. The upmarket delights of Gara Rock and Salcombe are within easy reach too. The locality is rich in bird and wildlife, all types of flora and fauna, and there is even a local village bird hive which guests may use overlooking the Kingsbridge estuary. With plenty of idyllic local walks available from the front door, there is hardly any need to explore any further!

The Linney was a great base for the area and the property was clean, comfortable and inside had everything you would need. All mod cons and a lovely new shower. We were a party of 3 adults and a dog. The owner was very efficient in emailing info before and after our stay.
We found excellent beaches/walks nearby and were blessed with perfect weather for the week.
Our only negatives were that there was no nearby little patch of green for our dog to pee last thing at night/first thing in the morning and located too near the road. I did email this to the owner after our stay and he said no one else had mentioned the dog problem.
If you havent got a dog and you dont mind not having any outdoor space then this is a great place to stay in a lovely area.
