About the home

Vivenda Summertime is located just off a narrow lane with just six other properties. It stands on a large private plot of 3600 m2, has great countryside views from the first floor terraces and is not overlooked by other properties.

Outside the large (11x 6M) pool and 3M diameter kids pool are heated by large solar panels. The full size all weather tennis court is right there on your doorstep for your own exclusive use. To keep both children and adults amused there is a quality ping pong table, and a pool table in the shade of the summer house. Indoors there is a Sony flat screen TV, DVD player and DVD collection, Sony PS2, books galore and other board and card games.

Whilst the nearest beach is only a twenty minute drive, there are many more spectacular beaches within a ten minute drive. There are water parks, Zoo Marine and other children's activities all within a 20 minute drive. Many of the Algarve's best golf courses are within 30 minutes of the villa.

The once small fishing village of Carvoeiro has grown out from the town beach and offers a great variety of restaurants bars and shops. The is a very popular supermarket just three minutes by car, which has everything you could possibly need to prepare great food at the villa and of course a great selection of inexpensive wines, beers and other drinks.

For those who want to see a bit more of Portugal than the villa or nearby beaches, there Algarve offers the fabulous west coast with it's surfing beaches and rugged landscape, the Monchique mountains, the historic Moorish city of Silves, Lagos, Portimao and other interesting towns to visit.

Facilities

There are five bedrooms on the ground floor, three opening onto the pool terrace and three onto the lawned garden. (one dual aspect). The sixth bedroom is on the first floor and has it's own private terrace. All bedrooms have individual air conditioning. The kitchen, dining and living spaces are on the first floor. The kitchen is well equipped with two large fridges, oven, hob, dishwasher, kettle, toaster, juicer and more than enough pots, pans crockery cutlery and glassware for the largest of parties.

Outside the large (11x 6M) pool and 3M diameter kids pool are heated by large solar panels. The pool terrace has a dozen sun loungers, several large parasols, tables and chairs for you to relax, with a snack, drink or good book. The BBQ is also on the pool terrace. A low wall and planters separates the pool terrace from the full size all weather tennis court. No booking, no car ride, just there on your doorstep for your own exclusive use. As well as the pool and tennis court, the active holiday maker can also enjoy table tennis and pool. The tropical garden has a summer house with the pool table, plus chairs and a table to sit in the shade with your drink or a coffee. Feed fish in the pond and escape from the kids for a while.

The tennis court is private for the solve use of clients.
The pool is heated by solar panels, which of course require the sun to shine. On average the pool temperature would be 5C warmer than a pool with no specific heating.

Conditions

25% deposit payable at the time of booking to confirm reservation.
Balance to be paid 8 weeks before start of rental period.
Damages deposit of £ 400 required payable with balance. This is returned less any deduction for damages within one week of the end of the rental period.

The prices quoted are for a maximum of twelve people. Beds 13 and 14 are charged at an extra £75 per week per bed. We have two cots, two high chairs and two buggies for toddlers/babies available at no extra cost.

Heating charge not included for low season rentals. The central heating boiler runs on bottled gas. If the central heating is used there is a charge made for the gas used (at the price we pay, no mark up). Air conditioning is chargeable for summer rentals. Typically air con use is £100-£150 per week for the whole villa. Electric power for A/C is metered.

The Algarve / Central Algarve region

The Algarve is the coastal region to the south of Portugal, and includes the towns of Faro, Portimao, Lagos, and Sagres. The region's administrative centre is the town of Faro, which has its own international airport.

The Algarve is a popular holiday destination, due to its stunning and varied coast with hundreds of kilometres of clean sandy beaches, crystal clear water and more than 300 days sunshine every year.

The coastline is famous for the picturesque limestone caves and grottoes, many of which, are accessible from beaches, and other can visited by boat. Praia da Marinha, which is just ten minutes from the villa was classified as one of the 100 most beautiful and well preserved beaches of the world.

The Carvoeiro area

Carvoeiro is a fishing village halfway along the Algarve coast, about 45 minutes from Faro Airport. Over the last 15 to 20 years, it has grown to be a sizeable and popular family holiday resort. However, it still retains it's charm, as the development has been sympathetically done, with no high-rise buildings to spoil the visual ambience. This cosmopolitan resort has a wide selection of restaurants and bars, boutiques, banks, chemist and local facilities.

Fly to Faro (45 mins from villa). Airlines include BA, TAP, Easjet, Ryanair, Monarch, Jet2, BMI, Thomson.

Rental car, transfer or minibus to villa. All major car retnal companies operate. Local ones include algarvedriver.com, zitauto.co.uk

Also possible to fly to Lisbon (2.5 hours) or Seville (2.25 hours).

The preferred method of payment is by bank transfer to a Portuguese account. <BR>A £400, returnable, deposit is required as security against damage. Use of air conditioning and/or central heating are not included. Heating is by gas, and just the bottled gas used is charged. A/C electricity is metered and charged at the standard EDP rate.
