Marsh View Cottage, Camber Sands, is a modern 2 bedroom self catering holiday cottage in Camber Sands, Rye. It is furnished and equipped to a very high standard. Managed by us,the owners we aim to offer our guests a comfortable and enjoyable holiday in this home from home.
Marsh View Cottage is very well appointed being nestled between the miles of beautiful sandy beach and magnificent sand dunes just a few minutes stroll to the front of the cottage and the SSSI protected marshes directly behind the cottage. The rural views to the rear have therefore made this lovely Camber Sands holiday cottage particularly popular with our guests as the cottage enjoys uninterrupted views across the sheep studded marsh from its own private, fully enclosed rear garden.After a busy day on the beach enjoy leisurely barbecues in the quiet garden while soaking up the views directly behind the cottage, with only the sheep and wild life passing by. Our unique location means that we are in one of the quieter areas of Camber away from the busiest areas, but still very close to the beach.
Marsh View Cottage is perfect for weekend/short breaks or longer stays all year round. Our seaside holiday cottage is ideal for couples or young families. Our self catering cottage in Camber Sands is near to the beach which is just a few minutes walk away.
We are also a dog friendly holiday cottage in Camber Sands and welcome up to 2 dogs [depending on size]. Camber Sands is also a dog friendly beach and there are dog friendly pub/restaurants and tea rooms both in the village and in nearby historic Rye
Local pub/restaurants and a convenience store are within a short walking distance. a five minute drive across the marsh brings you to the picturesque, medieval town of Rye with its cobbled streets,antique shops,independent retailers, cosy inns & tea rooms and fine restaurants. A visit to Rye is like stepping back in time and is the jewel in the crown of Sussex
Marsh View Cottage, is very well equipped with high quality furnishings and equipment throughout. We have thought of everything that is needed for a relaxing break in comfortable accommodation in a great location. From a substantial welcome pack waiting for you on your arrival to a beach/shade tent,wind breaks, picnic blankets, picnic rucksack, freezer blocks, flask,adult cycles, beach chairs and even umbrellas & a sledge for our youngest winter guests! We believe we have provided everything to make your stay comfortable, enjoyable and a real home from home. We are located on the popular, award winning White Sands area of Camber.
Both cottage bedrooms are equipped with hotel quality towels and hotel quality Egyptian cotton bedding .The master bedroom has adult sized bath robes, complimentary slippers and complimentary toiletries.
The open plan kitchen and living room has seating for 4 people. A 32'' inch flat screen TV with Freeview, DVD player, i-pod docking station, A Nintendo wii games console is available for use in the living room. We have provided a good and varied selection of up to date DVD's, games and books for both adults and children, for your indoor entertainment. We also offer free wi-fi access which works throughout the property and on multiple appliances.
The kitchen is fully equipped with everything you could possibly need including oven,hob,microwave,dishwasher,fridge freezer. A separate utility area contains a washer/drier.
A fully equipped picnic rucksack is available for your use, as well as picnic blankets,cool bag, freezer blocks,beach bag and a vacuum flask for hot drinks.
For our smallest guests we have a travel cot [please bring your own cot bedding], high chair, socket style night lights,2 stair gates and socket covers for their protection. Childrens games, books and DVDs have also been provided.
Dog bowls and mat are provided for those bringing a dog to our dog friendly cottage in Camber Sand, but please provide your own dog bedding/towels.
There is a downstairs guest cloakroom and upstairs, the family bathroom has a shower over the bath,WC towel rail and storage.
The master bedroom has a double bed, luxury hotel quality bedding,wardrobe, tallboy,full length mirror, bedside cabinets with lamps and a 22'' TV/DVD combo with Freeview, alarm clock and hairdryer.
The twin bedroom has uninterrupted views stretching for miles across the marshes, is cosy and relaxing in cream and white decor.This bedroom also has a 22'' TV/DVD combo with Freeview and a hairdryer.
To the front of the property is a private off road parking space directly outside the front door, making loading and unloading of luggage easy and convenient.
The rear garden consists of decking, grass and shingle. The garden, open plan kitchen/sitting room and twin bedroom have lovely uninterrupted views of Romney Marsh and its inhabitants! Whilst preparing your meal whether in the kitchen or on the gas bbq or just relaxing on the garden furniture over a glass of wine, you can watch the sheep grazing and the rabbits and hares playing at the bottom of the garden. The marsh is also home to several protected species including water voles and great crested newts to name just two.The marsh is a conservation area due to its rare and protected inhabitants and is a special feature of Marsh View Cottage. A large and varied bird population frequent the marshes and the nearby nature reserve. Binoculars are provided in the cottage. A fire pit is also provided for those chillier evenings.
We also provide 2 adult bicycles which you are welcome to use [at your own risk and please provide your own cycle helmets]. The cottage is within walking distance of several good pub/restaurants and there a lots more on offer in Rye 5 minutes drive away [or taxi] There are good cycles routes locally and our guests have often enjoyed cycling into Rye. Further bikes and child seats may be hired from Rye Hire.
As regular users of self catering properties ourselves, we have put a lot of thought into everything we have provided with attention to detail. The cottage and the surrounding area offer something for everyone at whatever time of year. Ideal for that Autumn and Winter break with its fine close proximity to a variety of popular tourist attractions and towns - just the place to relax and unwind whether for the weekend or a longer stay.
With the countryside literally on the cottage's doorstep the cottage is a great venue for walkers/cyclists from the cottage door.
After a day on the beach, or walking, cycling, fishing, sightseeing,playing golf, birdwatching,kitesurfing, shopping or one of the very many other available activities locally, you can be assured of a comfortable cottage to return to in the evening to relax in.
Nearby there are water sports lessons available for a variety of sports including wind surfing or kite surfing.
If you don't want to cook yourself, there are restaurants in within walking distance [booking recommended] of our holiday accommodation in Camber Sands or 3 miles away in Rye are a large number of good places to enjoy a meal - whether its a full evening meal, a light lunch or a cream tea - you will be spoilt for choice in Rye and will not be disappointed!
We are very well sited for golfers with Rye and Lydd courses nearby and also for birdwatchers with Rye Harbour Nature Reserve next to Camber Sands beach and Dungeness Nature Reserve is approx 8 miles to the east. Walkers, cyclists, birdwatchers and water sports enthusiasts will find plenty to do too!
The vast sandy beach is a favourite with everyone, and if you like history, we are located in 1066 country with the surrounding areas steeped in history.

Marsh View Cottage has a private, fully enclosed rear garden with extensive & relaxing views across the marsh where you can watch the sheep, rabbits, birds & other wildlife while you relax and enjoy private barbecues and al fresco dining. There is a table, 4 chairs and parasol on the decking with an additional small table and 2 chairs with parasol on the shingled area.
Part decked , grass and shingle, there is garden furniture and parasols for 4+ people plus a gas bbq.
Two adult bicycles are also available for guests to use [ strictly at your own risk and please supply your own helmets.The owners are not liable for any injuries incurred from using the bikes] There are numerous cycle paths in the locality. We also supply windbreaks, beach chairs,picnic ruck sack and a UV protected shelter tent for your use on the beach and even a sledge for our younger winter guests in case it snows!
Directly outside the front door is our own off road private car parking space for ease of unloading/loading.
Short break prices vary according to season, number of people and number of nights. The nightly price guide shown by Holiday Lettings are not correct for stays of 3 nights or more. Please enquire for short break prices
Prices include good quality Egyptian cotton bed linen, towels [not flannels], all utilities, pre-arrival and departure cleaning,wi-fi, a welcome pack of provisions as well as an additional welcome basket of especially made to order produce. For adults there are bath robes, complimentary slippers and complimentary mini toiletries.
Visitors from overseas will pay the £10 bank charges incurred
The changeover day for weekly bookings is a Friday in peak season. Alternative start days may be possible on request out of peak season. Short breaks may commence on any day.
A deposit of 25% is required when booking.Provisional bookings are held for 5 days ONLY, pending the payment of deposit. If deposit and booking form are not received after 5 days, the dates are re-released for others to book. Balance must be paid 8 weeks before you commence your holiday. If booking is less than 8 weeks to commencement of your stay the full amount is payable upon booking. A £150 refundable damage deposit is required which will be returned [less any amount for any damage or extra cleaning incurred] usually within 10 working days of departure.
This property will accept up to 2 small/medium well behaved dogs. There is a £20 fee per stay. You must have our prior agreement to take a dog to this property .

East Sussex is a fascinating mix of sleek city pleasures, laid-back beach life and unspoilt countryside. It is historic, wild and sophisticated, exotic and traditional, all at the same time. We are just 3 miles from the borders with Kent - The Garden of England.
There are wide open spaces from the beaches and cliff tops of the coast as well as Romney Marsh, to the chalk hills and meadows of the South Downs. There are narrow cobbled alleyways and elegant Regency squares, along with medieval cottages and fairytale castles. The mixture of glorious gardens, picturesque old villages, stylish bars and restaurants and fun nightlife are what makes East Sussex such a special place.
Over a thousand years of history have formed the county of East Sussex with its green fields having been the sites of many great battles. East Sussex is studded with castles. Hastings Castle was built in 1066 straight after the invasion on top of the cliff that now overlooks Hastings Old Town. It was rebuilt in stone in 1070 as the first permanent Norman castle in the country.
The local area has something to offer everyone. With golf, fishing, and a variety of watersports just moments away those looking for an activity holiday are well provided for. There are also cycle routes and many good walks from the cottage.
If history is your interest there is enough to occupy you during your stay. With many fine castles and houses in both Sussex and Kent to visit. Rye is just 3.5 miles away and is a stunningly beautiful example of a medieval town with its cobbled streets and centuries old buildings.
Marsh View Cottage is in a lovely location, sandwiched between one of the UKs finest beaches just a short walk away from the cottage - and with protected marsh land to the rear, you will be assured of no shortage of things to see and do.When you're hungry, there's something for everyone from fish and chips to some great local pubs and restaurants in walking distance and also in Rye, Winchelsea, Tenterden to name just a few. If you're cooking yourself, there's amazing local produce including fresh fish straight off the Rye fishing boats, award-winning wine and Romney Marsh lamb.
Camber Sands beach was voted number 9 of the 100 Best Beaches in the World by The Sunday Times Travel Magazine.The beach is miles of golden sands enclosed by picturesque dunes. Easily accessible from London(,less than two hour's drive) and close to Dover and Ashford International Station for international links. The unspoilt beauty of the beach as well as its sheer size have made it a popular location for many. The clean and shallow pools left at low tide makes it ideal for children.
Camber has a local convenience store and a pub/restaurant as well as other restaurants within walking distance. The ancient town of Rye is a 5 minute drive [or taxi ride] away and there are numerous ancient pubs, restaurants and tea rooms to choose from.

We are sorry to hear you were disappointed. Your review as written is completely inaccurate.Our website through which you booked, very clearly states the following: "Please read all information on this site and do look at our picture gallery. If you have any further questions please do ask us prior to booking. Please note that the shortest way onto the beach is across sand dunes which may not suit some people. There is a flat way onto the beach but this takes a little longer to walk to and dogs would not be allowed access to the beach from the flat area during May-Sept inclusive. There is a pay car park adjacent to the flat entrance to beach" It is also clear in stating "Please remember that dogs are not allowed to be left unattended in the property." This is quite usual for holiday homes! Obviously it is the responsibility of potential guests to look carefully at our website and conditions prior to booking. On booking this is also repeated in our T & Cs which are sent to guests with a booking form and you signed to accept. Your form did not indicate,that anyone with a chronic condition was to be staying.Had you advised us as such prior to booking we would have been able to discuss your requirements and our suitability further.We also provide our postcode so that guests may view the location via Google Earth so that you can see the proximity to the beach. This clearly shows there are other nearby properties. Something else you missed unfortunately.Our photo gallery clearly shows the location as being with other properties.This can hardly be called misleading? Guests tell us it takes 5-10 minutes to walk to the beach - depending on walking speed and ability. Guests are politely requested by our professional cleaners who look after scores of local properties to strip their bed if possible before vacating.Guests are asked to wash up and leave our home in a good order.You were not asked, or expected to clean the house! Nothing unusual in those instructions for a holiday home whatsoever! Marsh View Cottage has all 5* reviews which presumably is a factor in guests booking and makes your review even more questionable. These 5* reviews we hope are a testament to the great care, attention to detail and provision we make for guests. This is why we believe we have so many repeat bookings.Perhaps in future you should check your facts accurately before leaving anyone else an innacurate review.Welcome baskets are mentioned as being superb. Pricing is competitive with other similar Holiday Homes in the area and often we are the cheapest.Had we been a detached property on the beach we would have been considerably more expensive! Camber's attraction is its beach. It's a VILLAGE, not a commercialised town!!! After that, Rye and the wonderful 1066 area are areas of outstanding beauty and of great historical interest. Our website clearly says this also. We believe that your review is not based on fact, but rather your disappointment at your not booking a facility that you were aiming for due to not reading all the information that was available to you and not informing us of a disability? We are not to be blamed if you have not read information provided or communicated any questions or special requirements. This fault lies with yourself and yourself alone. We hope in any future bookings you make you will check all given information . With further research and careful reading of our information you would have concluded our cottage was not the one you wanted. This review is therefore unfair and inaccurate just because you did not check before you booked, as were the derogatory Facebook comments left late at night and the text sent to our phone ''warning us'' of consequences. If booking a holiday home again ,we hope you will perhaps look with more care at the information provided and arrive at a match which suits you.May we advise you to inform future owners of a chronic illness so that they may advise accordingly on suitability.
