Comfortably sleeping 8 guests, our beach house is spread over 3 floors and is spacious enough to accommodate the whole family. Free WIFI,big flat screen TV with DVD in the main living area and an IPOD doc. As well as a fantastic sea front location and views towards Bardsey Island and The Llyn Peninsula, our beach house is also only 5 minutes walk away from the town centre with all amenities including a doctors surgery, restaurants, pubs, shops, cinema and more.

All the bedroom are carpeted and the bathrooms fully tiled with Italian style floor and part wall tiled.

The top floor contains; A lovely master bedroom with a double sized wood framed bed, chest of drawers and wardrobe, en-suite shower room with WC & vanity basin, plus a Juliet balcony with stunning sea views.

The bunk room next to the master bedroom also has stunning sea views. A full size bunk beds and a travel cot.

The third room with king size bed, has a wardrobe and chest of drawers, with fantastic mountain views.

Also on the top floor is a lovely spacious family bathroom, with feature bath and shower attachment, WC & fitted vanity unit with numerous cupboards.

The middle floor is a huge open plan lounge/diner/kitchen with; a dining table and seating for 8, A stylish modern fitted kitchen with many fitted appliances.

2 gorgeous real leather sofas, 2 coffee table and a 42in flat screen TV & DVD FREE WIFI of course!

Double French doors open out on to a full-length balcony with a lovely dining table, 4 chairs, and loungers to enjoy the uninterrupted sea views.

The ground floor has a further bedroom with tiled floor and will shortly have a single bed plus pull out guest bed. This room is right next to a shower room with sink and WC. Ideal for guests with mobility issues. Walk in off the beach straight in to a purpose built wet room with WC!

The ground floor also houses a garage with utility area including iron and ironing board, washing machine, tumble dryer, sink, fridge freezer and wine cooler. For those raining days and fun, there is full size pool table to keep you entertained.

Off road parking and other parking with no restrictions all round.

Additional information

It is the guest's responsibility to insure against any losses that may occur should the need to cancel their holiday arise. Short breaks when available: Monday- Friday 4 nights & Friday-Monday 3 nights. Arrivals from 4.00 pm vacate by 10.00 am. A minimum charge of £399 applies to every booking. Where a 1 week minimum applies, our changeover day is Saturday. Prices shown are in pounds’ sterling per week, inclusive of electric, bedding & towels. Please bring your own beach towels. The property comfortably sleeps 8 people.

We request a 25% deposit on booking, with the balance due 6 weeks before the arrival date. We also ask for a £250 security deposit, which is refundable providing there are no breakages or damage to the property. We can accept payments by cheque, but prefer a BACS or FASTER (internet) payment in GBP. We also have a PayPal facility, for which we charge 1.8% per transaction. A £29.95 booking fee applies to each booking.

The property comfortably sleeps 8 people, but we can accommodate 10 ( 2 sleeping on a comfortable sofa bed) A £35 per person supplement applies.

Close to The Snowdonia National Park, Tywyn is ideally situated for whatever type of holiday you are looking for. Whatever you are into: fishing, surfing, kite boarding, sailing, mountain biking, bird watching, painting, landscape photography or horse riding, there are endless scenic places to explore.

This region of Wales is without doubt a 'hidden gem' with some of the most spectacular scenery in Britain. This is a walker's paradise with Cader Idris just a few minutes drive away! Snowdon is only 60 minutes by car and the beautiful Coed Y Brenin Wood, with miles of mountain bike & walking tracks is just 30 minutes drive.

Don't worry if you are not the active type, the effortless Mawddach Trail, featured in Julia Bradbury's 'Great Railway Walks' program, is accessible to everyone and takes you on a journey along one of the UK's most spectacular estuaries, brimming with wildlife.

There are miles of beautiful unspoilt sandy beaches, as well as many local attractions, such as the Talyllyn Narrow Gauge Railway, which steams from Tywyn up to the mystical Dolgoch Falls. Just a few miles around the stunning Talyllyn Lake towards Corris, is the world renowned 'Centre for Alternative Technology' (or CAT) which is a fascinating place to visit and learn. Close to CAT is The Corris Craft Centre and King Arthurs Labyrinth, another must-visit place.

Tywyn

Tywyn was voted (May 2013) one of the top five beaches in Wales. It has a sunny west-facing 'Blue Flag' sandy beach. Don't miss the spectacular sunsets over the bay. From early Spring through till Autumn, dolphins and porpoise can be spotted close to the shore, an amazing sight to see! Its not unusual to see them on a daily basis in pods of up to 20. Tywyn is possibly the only place on the West Coast where you can park for FREE virtually right on the beach. There is level access to the town where there are supermarkets, bistro's, shops, cafes, banks, a post office, cinema, health centre, cottage hospital, several churches, leisure centre and an indoor swimming pool. Just 5 minutes' drive is the picturesque harbour village of Aberdovey, with the famous Aberdovey Golf Course plus several good restaurants & pubs.

For watersport enthusiasts and visitors with families, there are uncrowded, sweeping, sandy beaches in Tywyn or Aberdovey (just a few minutes away). Depending on the conditions, Tywyn is a focal point for surfers & kayakers. Aberdovey is a well-known wind surfing & sailing centre. Jet skiers are welcome in both resorts. Fishing trips can be arranged in Tywyn & Aberdovey all year round.

This area is full of history dating back to pre-historic times. Just get slightly off the beaten track on the dozens of public footpaths and you will come across standing stones, stone circles, abandoned farmhouses, castles & ancient churches.

Places within a just few miles NOT TO BE MISSED:

Aberdovey, lovely old fishing village, GOLF & SAILING haven, with many good restaurants, pubs & coffee shops.

St Cadvans Church in Tywyn dating back 1500 years with the Cadvan Stones, which are apparently the oldest known inscriptions of the Welsh language.

Dolgoch Falls, spectacular waterfalls and woodland walk, look out for fairies and witches!

Cregennan Lake near Arthog, stunning location, with views of the Mawddach Estuary.

The Barmouth Bridge, built by Brunel. You must walk over it and enjoy the Mawddach, then explore Barmouth, with excellent beaches and the harbour. There are good shops, numerous coffee shops & pubs. The Last Inn & Davey Jones Locker are particularly good.

Cader Idris & Llyn Cau, most walkers agree is more scenic than Snowdon.

The Bearded Lake above Aberdovey, mystical place of legends, with amazing view of the Dovey Estuary.

The Dysynni River & reed beds. A wild life haven for, geese, ducks and herons. Fishing with a permit.

Bird Rock. 500 years ago the sea came up to the rock, but the Cormorant still breed here. Also, look out for the ruined Iron Age fort near the top of the rock.

Tal-y-llyn Lake, just beautiful!
