Welcome, Welcome and thanks for looking. I am offering my lovely three bedroom Victorian terrace house, to those of you visiting Brighton for any length of time. (Please note that I do accept one night bookings, but have a 2 night minimum stay at weekends).

The house is light and airy and has 2 double bedrooms and one single bedroom which has French doors which open on to a pretty little garden. There is a sofa bed in the single room, which can comfortably accommodate 2 people, or the room can be used as a garden room in the summer with the French doors open. The large front bedroom is newly decorated with a brand new double bed (with orthopedic mattresses), a guest bed (which can accommodate 2) and new furniture and carpets. The middle bedroom also has a double bed and the room is freshly decorated. There is also a double sofa/sofa bed in the sitting room.

The house can comfortably accommodate 8, but can sleep up to 10 people.

The house itself has all the necessary amenities and mod cons. The bathroom has a bath with integrated shower and is clean and modern. There is also a spacious lounge/dining room, with a 42 inch plasma TV, Sky TV, free wifi, fully-equipped kitchen with washing machine, tumble dryer, dishwasher and microwave. A travel cot is available on request. There is a little sun-trap garden which you are welcome to utilise, with table and chairs. Should you wish to smoke, I am happy for you to do so in the garden.

There is free parking in the street behind my house St Martin's Place and Franklin Road.There is a bus stop two seconds from the house, which makes it really convenient, when coming back from town after shopping or a night out.

The Lewes Road is a flat area of Brighton, so you don't have to worry about having to climb a hill to get to the house. Brighton city centre and the Lanes and Seafront are almost on the doorstep, 10-15 minutes' walk away (in a straight line – no hills!) where a vast array of bars, restaurants and shops can be found. One can dine out at some of the best restaurants Brighton has to offer or simply grab a bite to eat in one of the many pubs or cosy cafe bars. There you will find an extensive range of high street shops, designer boutiques, bars, cafes, the famous Lanes, Brighton Pavilion and many other tourist attractions.

Brighton station is also around 10-15 minutes' walk away, which makes it a great base for sightseeing in London, which is only 50 minutes away by train.

Staying in Lewes Road, everything is on your doorstep. There are cafes and eateries/restaurants to suit every taste and the local general stores stay open until 10pm every night.

I am happy to accommodate people for long or short stays (including corporate bookings) and discounts are available for longer stays. Please note, groups of teenagers will only be accepted with a parent acting as guarantor and providing ID.

There is generally a 2 night minimum stay and 3 night minimum stay on bank holidays and Pride weekend (although I may accept single night stays on an individual basis - please get in touch).

I am happy to negotiate a reduced fee for longer stays (discounts are available for stays of one week or more), please feel free to ask.I look forward to welcoming you to beautiful Brighton!

House rules

Please note that all damages and breakages must be paid for please, as this is a much loved family holiday home.The house is cleaned professionally after each guest(s) stay, with the cost being included in the booking fee. However, should the house and/ or any contents be left soiled or in a state beyond reasonable daily usage an additional cleaning fee of £30 pounds will be deducted from the deposit, I would also ask that no glitter is brought into the house please.

“Lovely place to stay for a big group weekend away”

Really loved the place we stayed, great location, not too far from the main part of Brighton and it was perfect size for all of us.

Ample, spotless room in the ground floor with all the amenities you could need. The location is also ideal: a ten/fifteen-minute walk at most from all the main attractions (Royal Pavilion, Brighton Pier, etc), but removed enough to avoid night hubbub (Brighton can be quite noisy, particularly in the weekends). The best option to enjoy the city, with an added bonus: the landlady's cat, Brooklyn, is probably the friendliest you will ever meet.

The welcome we received from Babs was so warm and friendly, we instantly felt at home. Both rooms are very spacious and clean, extremely comfortable bed, the bathroom and kitchen are also very clean, I just wished we had the time to stay longer. The communication was excellent, I would highly recommend this B&B. Thank you, for making us feel so very welcome Babs, hope to see you again soon.

Babs house is clean and modern but also feels homely and comfortable. Everything you would expect to be there was provided including a well stocked fridge. It is very convenient for shops and takeaways, close to the famous Brighton Lanes and only 15 minutes walk from the beach. Babs is a lovely lady who provided useful local information and made us feel very welcome. We would definitely recommend this as a brilliant place to stay if you want to visit Brighton.

I booked this house for a weekend away with a group of my girl friends. The house had all the amenities we needed and was in a great location with plenty of local shops/takeaways just a stones throw away. The bus stop is right outside the house too which is handy. Babs the owner was fantastic throughout our booking and stay and was very flexible to our needs. I'd highly recommend this accommodation, particularly for a weekend away with a group of friends. I also can't thank Babs enough for her excellent service and assistance throughout.

My son has just moved to Brighton from Ireland for college. It was so important for me to have somewhere local to him and within easy reach of the shops in order to settle him into his accommodation. I cannot express just how wonderful this beautiful, warm and welcoming, home from home was. Great value for money - would highly recommend this beautiful B&B!!!

We had such a lovely time staying in Brighton, the owner was so welcoming and couldn't do enough for us! The house is only a walk away from the beach and the lanes. Will definitely be staying again!

We loved staying here...it was a real home from home! It was so much better than staying in a hotel. We all chilled in the large lounge, jammed with our ukeleles and relaxed in the garden. There were local pubs to watch the World Cup and a bus to get to the beach area. We were lucky with the weather and swam in the sea! Brighton is a lively place and we're planning the next visit!
