Broomfield House is the ideal choice for large family or group of friends up to 15 people visiting the Brighton area for a holiday or special event.

You'll have ample off road parking for 3 cars and free on-street parking.

The beach is just a 5 minute walk away and you'll also find two pubs offering sea views, great food and entertainment, and there are local stores, an off licence and take-aways.

Enjoy nights out, quiet nights in, country walks or sea side strolls it's up to you.

Buses run every 10 minutes from the end of the road and run till 3am every night except Sundays

Brighton is approximately 15 minute by bus or driving and taxis cost approx £18 from the Palace Pier.

“Just perfect for our extended family holiday”

Jill and Ben are excellent hosts and they made us feel most welcome in their home. The 'goodies' in the fridge - especially the Cava - were much appreciated after our journey. Broomfield House met our needs perfectly. The kitchen is well equipped; the long table was great for family meals, playing board games and colouring in books. It was also a real bonus to have two comfortable lounges, both with TVs. We were lucky with the weather so could make full use of the lovely garden: it was an ideal playing area for our grandchildren and for barbecues. The house is well situated. There is a very good bus service and we used it for hops into Rottingdean, Brighton and Seaford. We enjoyed an excellent curry from the takeaway at the end of the road. Sunday lunch, on the decking overlooking the sea, at the Smuggler's Rest was the perfect end to our holiday. 10/10 at the very least!

Just returned from a wonderful weekend at Broomfield House. I spent the weekend there with 13 friends and the house was perfect. We were greeted by Jill and Ben on arrival who were very friendly and showed us around the property. The house was spotlessly clean and well stocked with all the essential we needed for our stay - including three bottles of fizz chilling in the fridge! The items provided were certainly more than I was expecting. The kitchen is beautiful and the perfect place for entertaining. The large wooden dining table is ideal for a large group and there is still plenty of space in the kitchen to move around. The kitchen opens up onto a lovely garden complete with a BBQ table and another large table for dining outside. The kitchen extension is detached so we were able to enjoy the space without having to worry about disturbing the neighbours. The kitchen is well stocked with crockery, cutlery, glassware, pots and pans etc. and the dishwasher came in very handy during our stay. There is a huge oven with 5 hobs which made it easy to cater for our large group. The bedrooms and bathrooms were all lovely - cosy and comfortable. There is a downstairs toilet and a main bathroom upstairs as well as two ensuite bathrooms. This worked really well for our group of 14 girls. The downstairs living rooms double up as two of the bedrooms which was absolutely fine for us. One of the living rooms is easy to designate a bedroom as it has its own doors. The main living room has a curtain you can pull across to turn this into a sleeping area at night time. The house is well located - just a 15 minute drive into the centre of Brighton. We used a local taxi firm to take us into town on Saturday night but there is also a bus stop at the end of the road with regular bus services into town. There is ample parking on the drive for three cars. There is a pub at the end of the road (The Smugglers Rest) which serves nice food and has a beer garden overlooking the sea. We had an absolutely wonderful time at Broomfield House and I highly recommend the property for other large groups looking for a place to stay near Brighton.

I booked Broomfield house for a short break with family and friends to celebrate my birthday. All dealings with Jill the owner were prompt and very friendly, with lots of helpful advice. The house is well situated and within walking distance of two family friendly pubs – both good for lunch / evening meal. We drove to the house and managed to fit 4 cars on the drive, but some people got the bus from Brighton and said it was very easy. The house is perfect for a get together, with a brilliant, large kitchen, which we utilised fully with big group meals. I am a keen foodie and was impressed with how well equipped the kitchen was – especially the number of glasses, plates etc. The room layout was good, although it was probably good that we didn’t need to use one of the lounges for sleeping, as one only had a curtain to separate it from the rest of the house (fine for an odd night, but not great with lots of noisy children running round!). My husband and I stayed in the master, which had an on-suite and (side) sea views – lovely room Jill provided a cot for my 1 year old niece, but no high-chair – this wasn’t a problem as we brought our own, but worth noting. All in all we had a great time in this beautiful house and are trying to think up other celebrations so we can come back! Thank you Jill (and Ben) for everything – we had a brilliant stay.

Broomfield house was perfect for us! Enough space for 14 people (6 adults, 8 teenagers) to relax and enjoy a wonderful vacation. The big kitchen, the two living-rooms and the beautiful garden made it easy for us to have a good time together. There was so much to do: sightseeing in Brighton, swimming, hiking in the southdowns, a day-trip to London, visiting the parks and houses of the national trust.... Last but not least, Jill and Ben were great hosts. They really made us feel welcome and helped out when ever needed, e.g. Ben fixed minor damages in the house. Thanks for a wonderful time, Jill and Ben!

“A beautiful house for a get together with friends!”

This is a gorgeous property which is perfect for a group of people to have a get together as there is plenty of space. The lovely kitchen has a great big table which you can comfortably all sit round to eat and chat. The rooms are all decorated beautifully, with a real home from home feel. It was a really personal touch that we were left some 'fizz' by Jill the owner and this certainly did not go to waste! She had also left tea bags,hand soap, dishwasher tablets etc. which is unusual for a rental property. The only downside is that we felt a bit worried about any noise we made, after reading the welcome booklet, which says we could lose our deposit if we made too much noise. It is quite difficult for 15 people to make no noise after 10pm, as just that number of people talking can be a little loud. Maybe this could be worded a little differently in the book? However, there were no complaints or issues with our deposit so we did not need to worry. Perfect location for Brighton sightseeing as there is a regular bus at the end of the road. Would definitely recommend to others

I hope your stay wasn’t spoilt by worries concerning noise complaints – The sentence relating to noise and possible deposit loss was purely directed to groups seeking to have an extremely loud, outdoor and all night party venue. We ultimately want guests to feel at home and have a great time and relax with their friends and family during their stay – we’ll certainly amend the wording in the booklet to reflect this.
