The comfortably furnished split-level interior opens out onto enclosed gardens at the front and has a large dining terrace overlooking the countryside hills at the rear.

The private swimming pool also has a breathtaking 360 degree panoramic view of the surrounding hilltops, including Mount Terminillo. Although this charming site is secluded and silent, there are nearby shops in Rocca Sinibalda at just a 3 kilometre distance, the historic city of Rieti, only 15 kilometres away and Lake Turano (5 kilometres).

Its favourable geographical location allows one to easily reach the Franciscan sanctuaries situated in the center of Italy, the cities of L'Aquila, Terni, Orvieto, Spoleto, and, of course Rome which is approximately 60 kilometres away.

Rocca Sinibalda

Rocca Sinibalda is a comune (municipality) in the Province of Rieti in the Italian region Latium, located about 50 km northeast of Rome and about 15 km southeast of Rieti.

It is home to the Sforza Cesarini Castle, originally built in 1084 but turned into a more modern fortress in the 1530s by Baldassarre Peruzzi, commissioned by Cardinal Alessandro Cesarini. The interior has frescoes from the 17th and 18th centuries.

The remains of the ancient Sabine town of Trebula Mutusca are not far.

“Idyllic, peaceful and comfortable villa with spectacular views”

The previous positive reviews are accurate and we were not disappointed with this property. A comfortable and well equipped house, with three large bedrooms and two bathrooms. Well designed to be cool inside, while offering three separate terraces (plus a huge garden) from which to enjoy the sun and views at different times of the day. It was hot while we were there, but being up the hills means that there's a pleasant breeze to take the edge off the hottest weather. The swimming pool is lovely, with good quality furniture and a convenient shaded seating area. Wifi in the property is excellent, and it's a great place to completely unwind safe in the knowledge the internet is on hand if required! Rocco Sinibalda is just a short drive away and has the basic shops, bars and restaurant - it is a pretty little place with an extremely beautiful castle perched on the top of a hill. Rome is approx 1 hr 15 mins in the car (right to the centre) and we visited several times. Owner Carla is very helpful and friendly, and previous visitors had left useful information, which we added to, about local attractions and places to eat.
