Netherway Farmhouse is a 17th century thatched cottage, one of 25 listed buildings in the conservation area of Okeford Fitzpaine, one of Dorset’s most attractive villages exhibiting rural charm and relaxed pace.

Newly refurbished, the cottage is full of character and charm with original stonework and beams. We have added home comforts: Fibre optic broadband, smart TV, modern fittings and appliances.

4. Relax in the comfortable oak beamed lounge, with preserved features and with modern comforts, broadband, and Smart TV.

5.Comfortable dining area inside and modern gas barbecue and seating area outside. There is also the Royal Oak pub a few doors down, a really good traditional pub serving Sunday lunches meals most nights. You will receive a friendly welcome here.

6. Enjoy a perfect nights sleep in Netherway’s bedrooms, each with its own character and charm. Lower Street is quiet and peaceful, and a popular thoroughfare for cyclists and horse riders.

7. Children can play in the secluded and safe garden beyond the barn, in the courtyard. A croquet set is available. Younger children can enjoy the recreation ground opposite.

8. There are many outdoor activities near the cottage: The village is on the Dorset cycle route and also near the cycle trail. For the more adventurous there are mountain biking trails , hang gliding off Bell Hill a mile away.

9. Many of our guests have visited the local riding stables where you can learn to horse ride from scratch, whatever your age or go hacking in the countryside. There is even an indoor learning area. Highly recommended.

10. At the end of a long day enjoy the lack of ambient light by watching the stars on a cloudless night from the patio, or listening for owls in the nearby wood. (We find this also a good excuse for a nightcap!).

The cottage in detail:

Spacious living room carpeted with inglenook , fireplace and original beams . Smart TV with freeview and a flame- effect fire. Gramophone cabinet with inherited selection of LPs from the 1960s and 70s!

Kitchen with 2 ovens, gas hob , microwave, coffee maker, fridge/fridge-freezer, dishwasher and all the utensils you will need .

Dining room is very characterful with stone built walls, an old fireplace and a lovely large handmade oak dining table seating 6 people.

Lobby room for taking coats and boots off , this has a view of the large patio area which ( spring onwards) boasts patio furniture and an Outdoor Chef gas barbecue and oven.

Upstairs

Bedrooms are all newly refurbished.

Bedroom one-King size bed, windows to the front and rear and a dressing area .

Bedroom 2 , King size bed , original oak floors. When the cottage was renovated a stunning original wall was discovered made from stone mined from the old quarry in Okeford Hill, seen from the upstairs windows - together with an original fireplace.

Bedroom 3 exposed beam and 2 single beds.

Towels and linen provided.

There is a family bathroom off the landing.

Driveway parking for one or 2 cars, Patio area (furniture put out Easter onwards). There is an old barn , behind which is a secluded garden laid to lawn with fruit trees.

The local Area of Outstanding Natural Beauty offers superb walks, and you will be rewarded with magnificent views across the Blackmore Vale. The nearby Hambledon Hill has this year been acquired by the National Trust: A huge Iron Age hill fort with a history dating back even further to the Neolithic era . This and the wonderful Bulbarrow Hill, one of Dorset's highest points, just a short drive from the cottage. There is an abundance of attractions to suit all tastes easily accessed from Netherway, including ancient Sherborne, historic Shaftesbury, Stourhead House and gardens, as well as Dorset's magnificent Jurassic Coast.

*Poole (for Sandbanks, park, cinemas), Weymouth, Salisbury,Longleat and the New Forest are all less than 30 miles from the cottage.
*You can buy free range lamb, Dexter beef, also fresh oysters and mussels within walking distance from the cottage- cook a paella on the cottage patio paella cooker and barbeque!.
* Hambledon Hill, under 6 miles away is nearly twice the height of the White Cliffs of Dover. It contains half the varieties of butterflies in the UK.
*In 1645 an ancient force in the English Civil War called The Clubmen of Dorset gathered for battle on on the Hill.
*Bell Hill , under 3 miles away is a famous site for hang gliding, watch them soar!
* The Jurassic coastline is a World Heritage Site and easily reachable from the cottage.
* The walls of the farmhouse, some over 2M thick were made part from stone from the nearby Okeford Hill. The older bricks were imported from Belgium since Britain had no brick industry in the early 17th C.
*The cottage Kitchen used to be a buttery, supplying the village.
*Lower Street is on the National Cycle Route.
*Salisbury Cathedral has the tallest spire in England and the world's oldest mechanical clock.
* The sand at Weymouth is ideal for making sandcastles and hosts Sand World Park.
* On a warm day dragon flies can be observed in the hill walk down to Canford Cliffs beach.

“Lovely cottage”

Stayed here over Christmas week and it is a absolutely beautiful cottage. The reason why it hasn't got 5 stars is because cooking xmas dinner for 6, we struggled with baking trays and had to buy more. Also the garden wasn't totally secure and we have 2 dogs but, apart from these few "hiccups" we love this cottage. Also, the local pub wasn't very welcoming at all, one night we were made to wait 5 minutes before they even bothered serving us.
