This lovely villa consists of 4 BEDROOMS, all with PRIVATE BATHROOMS of which there are 4. The bedrooms are all very spacious with the two upstairs bedrooms being master bedrooms with double beds. One of the master bedrooms on the upper floor has it's own private terrace overlooking the splendid Umbrian countryside with mountain views in the background. The second upstairs master is really a suite with doors that lead into a separate dressing area, bathroom and bedroom.

You enter the property via a wonderful covered terrace which is very large and acts as an outdoor lounge area with sofa and comfortable seating providing the perfect spot to sit and relax during the day as it is covered and hence shaded or to take in the stunning views with a glass of wine or two in the evening.

Large doors lead into the lovely bright sitting room with TV, DVD player and DVD library and a wood burner for the cooler months of the year. The sitting room is in what used to be a tobacco tower

From the upstairs sitting room doors lead into the upstairs master bedrooms and bathrooms. One of the master bedrooms has its own private terrace from which to enjoy the amazing views and its own bathroom with shower. Another set of doors lead into the second master bedroom suite, comprising of dressing area, bathroom and very spacious bedroom.

From the upstairs sitting room steps lead down to the lower floor where you will find two further bedrooms each with two single beds (in one of the rooms the beds can be made into a double bed). These rooms have very large doors with lockable shutters. There are also two lovely bathrooms on this floor so that each bedroom has its own bathroom.

Also situated on the lower floor is the modern kitchen with table and chairs seating 8-10 and a second smaller sitting area with sofa and armchairs. Doors lead outside onto a large area, terrace for outside dining with sunshade, barbecue and again with wonderful views over the surrounding countryside.

The property has been restored (former tobacco tower) to a high standard throughout. Originally an agricultural building, we have taken great care in restoring the villa to have all modern comforts and yet retaining the original feeling of the place. We have used local workmanship throughout using the traditional chestnut beams and tiled ceilings and the floors are all terracotta tiles which keep the floors nice and cool in the hot summer months. We have used good quality sanitary wear and tiles in all 4 bathrooms so that each bedroom has a lovely bathroom.

The property has a very large 16x6m saline pool (almost no chlorine) situated on a terrace one level below the house. For the season 2016 we are planning to make it into a heated pool and thereby extending the season. There are plenty of sunbeds for those of you who want to take in the sun, however, there is also plenty of natural shading provided by trees and shrubs for those of you who prefer to sit in the shade. On one side of the pool we have planted a row with lavender stretching the entire length of the pool and on the other sides of the pool are planted a variety of shrubs including rosemary, thyme and sage which guests are very welcome to pick and use in cooking. We have also planted a variety of roses to add some colour and there is a fig tree just outside of the kitchen area where you are welcome to pick the fruit when ripe.

The property is set in beautiful tranquil countryside however, should you wish to take a stroll into the village maybe for a glass of Prosecco or some ice cream then you can walk it in around 15mins.

The property is ideal for friends and families sharing also because of the layout as the two floors are very separate and hence should part of the family have young children, perhaps on the lower floor, they will not disturb those that may be resting on the upper floor. The villa is ideal for those that wish to spend time together, however, also have some privacy at times.

Villa Quercia is ideal for those wanting to relax by the pool as well as for those of you who want to take in the sights as within 30mins to 1 hr you can visit any number of wonderful places such as Cortona, Citta' di Castello, Montone, Gubbio, Assisi, Perugia, Arezzo and many more.

And should you wish to take a break from the pool and the views there is a ping pong table situated in the portico where you can play as often as you wish.

Last but not least for those of you who need to be able to check emails and perhaps do a bit of work there is WiFi connection at the property that we do not charge for separately.

And for those of you who wish to go walking, cycling, canoeing (very good club in Cita' di Castello), play some tennis, golfing, sailing on lake Trasimeno, cooking lessons or take in a winery tour and more all of this can be arranged in the area.

The Umbria region

With superb, panoramic views, Villa Quercia provides the perfect balance between relaxation, peace and tranquility as well as seeing the sights in a most wonderful and yet very traditional setting.

This is the ideal setting for your holiday, within 30 minutes you can take in some of the bests sights of the area such as Cortona, Citta di Castello, Montone, Perugia and many more and when you come back you can relax by the lovely saline pool.

The property is situated on the border of Umbria and Tuscany and hence provides the perfect location for exploring both of these regions. From May to November there are an array of festivals happening in the region, which is still very traditional and during the spring and summer there are flower festivals and music festivals throughout the area and in October and November the autumn festivals with local produce such as wild boar, porcini mushrooms and truffles. For lovers of Italian food, wine, art and Italian culture and life-style Umbria is a must and Villa Quercia is the perfect location to explore this wonderful part of Italy from.

The pool is amazing, very large 16m x 6m so you can do some real lengths and saline water is just so much nicer than chlorine and for 2016 we are making it into a heated pool which will make it one of the best pools in the area, everyone loves it!

The layout of the property is ideal for friends and family wanting to spend time together yet at times be apart as there is enough space here to do this with 3 lounging areas not to mention the various terraces and the fact that each bedroom has its own private bathroom is just bliss. And not to forget there are some great family run restaurants only a short distance 5-10 minutes away.

A great place from where to experience this wonderful part of Italy.

Citta di Castello

The small town of Trestina (nearest town) is situated between Citta di Castello and Umbertide, both approx. 15 minutes drive away.

Trestina is an agricultural area and Trestina is a very lively small town hosting its own festival in June every year and has several bars and restaurants, 2 supermarkets, post-office, banks and other amenities together with the best place for ice-cream in the area.

The village of Petrelle where the villa is situated is still very much a working and very alive village with a small shop and two bars. A small van comes in the mornings to deliver bread to the shop and guests may buy fresh bread there should they wish to. There is also a van selling fresh fruit and vegetables which comes into the village every Friday morning.

You may enjoy that one of the bars is a walking distance away and you may like to take a walk down for a prosecco or an ice cream and to soak in the local atmosphere.

The area is truly stunning with breathtaking countryside and yet very close to many wonderful places to visit. The local villages and towns (often being hilltop towns) are lovely and very picturesque and over the period of April to November many wonderful festivals take place such as the Calendimaggio in Assisi in the month of May, the Ceri in Gubbio also in May, and the truffel fair in Citta' di Castello which usually takes place in November.

During the summer months there are more festivals, predominantly music than you can wish for, with the most famous one of course being Umbria Jazz in Perugia always in July with many international and local guests. A wonderful event where the entire city is taken over by musicians for the week, many street artists participate and you can either pay to see one of the better known artists or just walk around the city and listen to some wonderful music. A must for music lovers.

Not to forget Trasimeno Blues by lake Trasimeno, and the Festival delle Nazione in Citta di Castello at the end of August which is a wonderful classical music event.

These are only a few of the wonderful festivals that take place in the region, there are just too many to list. If there is anything in particular that would interest you please let me know and I will be happy to provide more information.

Citta di Castello is a very pretty medieval walled city with some lovely sites. A great piazza, a wonderful cathedral and some spectacular churches, one hosting a Raphael, and lots of events happening during the summer months as well as very good market twice a week not to mention the numerous bars and restaurants. Every Thursday shops stay open till midnight during the summer months and the town is buzzing with musical events in the piazza .

The area called the Upper Tiber Valley is very beautiful and still very unspoiled. Being right on the Umbrian / Tuscan border you are able to easily visit both of these areas. With Arezzo close by, Perugia to the south, Lake Trasimeno 30 minutes away, Montone (said to be one of the most beautiful hilltop villages in Italy close by), Cortona made famous through the book and film (Under the Tuscan sun) and Castiglion Fiorentino both approx. 30 minutes away and a spectacular drive through the hills.

The area is ideal for those of you who wish to just relax by a beautiful pool, but also equally suited to the more active visitor with many wonderful areas to discover.

And if you or the children are more into sports there is a tennis court for hire in Trestina (10min.), a large tennis club in Umbertide (25min) where you can have lessons or the kids may wish to participate in the kids club run during the summer months. Canoeing in Citta di Castello (again they run kids clubs), sailing on lake Trasimeno, horse-riding near buy, fishing in the local lakes and rivers, cookery classes or winery tours.

The villa is mid way between the coasts. Both the Adriatic as well as the Mediterranean is about 1.5 hours drive away. Nearest beach is Fano. Just south of Ancona are some very lovely beaches approx. 1hr 40 minutes away.

“Fantastic views, huge swimming pool and a very relaxing stay”

We stayed at Villa Bargi for a week in June. Lovely weather and perfect surroundings to enjoy the Umbrian countryside. The Villa is huge and has the biggest swimming pool we have ever seen for a Villa. Seriously we have stayed at hotels with smaller pools! We had a great bedroom with views down the valley, tiled floor and a wooden beamed ceiling. The bathroom wasn't ensuite but literally next door, very new and clean with a fantastic shower (also with views down the valley!). The villa has excellent space inside and out with several different eating areas and "chill zones". Our favourite spot was the covered terrace - it is simply perfect for evening drinks and to watch the sun go down. We didn't use the ping pong table, but younger people probably would. You definitely need a car. About 20 minutes to Citta di Castello (depending on the time of day), well located for the motorway network and sightseeing in Umbria and Tuscany.
