Villa Quercia situated in stunning countryside near the lovely town of Citta' di Castello has some of the most breath-taking views you will have come across. One of the upstairs master bedrooms has a large private terrace from which to enjoy these and the covered terrace is truly an outdoor sitting room with comfy sofa and armchairs where to sit and enjoy a glass or two at any point of the day, the perfect spot! If you like to swim, the pool will become your favourite ever as huge 16m x 6m, Saline and heated. Villa Quercia has several areas for spending time together or apart and is the perfect location for relaxation as well as seeing all the local sights. With 4 bedrooms and 4 bathrooms getting ready will not be an issue.

You enter the property via the wonderful covered terrace with spectacular views. Large doors lead into a bright sitting room with internet TV, DVD library and a wood burner for the cooler months of the year. The sitting room is in the former tobacco tower therefore has very high ceilings lending this space a very airy and bright feeling.

From the upstairs sitting room doors lead into the upstairs master bedrooms and bathrooms. One of the master bedrooms has its own private terrace from which to enjoy the amazing views and its own bathroom with walk-in shower. A set of doors lead into the second master bedroom suite, comprising of dressing area, bathroom /tub and very spacious bedroom.

From the upstairs sitting room a staircase leads down to the lower floor where you will find two further bedrooms each with two single beds (which can both be made into double beds). These rooms have very large doors with lockable shutters. There are also two lovely bathrooms on this floor so that each bedroom has its own bathroom.

Also situated on the lower floor is the modern kitchen with table and chairs seating 8-10 and a second smaller sitting area with sofa and armchairs. Doors lead outside onto a large area, terrace for outside dining with sunshade, barbecue and again with wonderful views over the surrounding countryside.

The property has been restored (former tobacco tower) to a high standard throughout. Originally an agricultural building, we have taken great care in restoring the villa to have all modern comforts and yet retaining the original feeling of the place. We have used local workmanship throughout using the traditional chestnut beams and tiled ceilings and the floors are all terracotta tiles which keep the floors nice and cool in the hot summer months. We have used good quality sanitary wear and tiles in all 4 bathrooms so that each bedroom has a lovely bathroom.

The property has a very large 16x6m saline, pool (almost no chlorine) situated on a terrace one level below the house. We have now also made it a heated pool and have added a thermal cover for when the nights start to get chillier so the heat does not escape. There are plenty of sunbeds for those of you who want to take in the sun, but, there is also plenty of natural shading provided by trees and shrubs for those of you who prefer to sit in the shade. On one side of the pool we have planted a row with lavender stretching the entire length of the pool and on the other sides of the pool are planted a variety of shrubs including rosemary, thyme and sage which guests are very welcome to pick and use in cooking. We have also planted a variety of roses to add some colour and there is a fig tree just outside of the kitchen area where you are welcome to pick the fruit when ripe.

The property is set in beautiful tranquil countryside and, should you wish to take a stroll into the village maybe for a glass of Prosecco or some ice cream then you can walk it in around 15mins, there is also a small shop that sells fresh bread in the mornings.

The property is ideal for friends and families sharing as the two floors are very separate and hence the lower floor will not disturb those who may be resting on the upper floor. The villa is ideal for those that wish to spend time together with its many lounging areas, however, also have some privacy at times.

Villa Quercia is ideal for those wanting to relax by the pool as well as for those of you who want to take in the sights as within 30-45 mins you can visit any number of wonderful places such as Cortona, Citta' di Castello, Montone, Gubbio, Assisi, Perugia, Arezzo and many more.

And should you wish to take a break from the pool and the views there is a ping pong table situated in the portico.

Last but not least for those of you who need to be able to check emails and perhaps do a bit of work there is good WiFi connection at the property that we do not charge for.

And for those of you who wish to go walking, cycling, canoeing (very good club in Cita' di Castello), play some tennis, golfing, sailing on lake Trasimeno, cooking lessons or take in a winery tour and more all of this can be arranged in the area.

As owners our interaction with you is very much guided by the individual as we have found over the past years that some guests want more interaction such as perhaps suggestions on places to visit, music festivals in the area or events that are taking place whereas other guests are very independent and want less interaction. We are at hand to help with anything and everything you may wish from booking a restaurant to giving information on local events to helping with train connections for a day trip to Rome or Florence, to organizing a winery tour with one of our friends, mushroom picking in the autumn or perhaps organizing a chauffeur. And when we are not around we have a wonderful team of people who can help.

Smoking is not allowed in the house we do allow smoking on the terraces, however, would expect you to make sure that no cigarette ends are left around and to take care when very hot and dry.
We do not charge for pets will however, increase security deposit which will be returned if the owner has been respectful of the property, pls specify.
Although cleaning is included, we expect the property to be left in a tidy state with all rubbish having been removed etc. otherwise monies may be deducted.

How do damage deposits work?
