The house is on two levels with an open plan lounge, dining and kitchen area on the ground floor. This opens onto a private courtyard which can be used for al fresco dining, maybe a glass of Prosecco before dinner or just enjoying Venice outdoors. There are two matching sofas in the lounge area, one of which converts into a double sofa bed. There is a separate bathroom with wash basin and WC on this level. The house has its own WiFi connection.

Upstairs there are two bedrooms, one with double bed, the other with twin beds. There is a bathroom with shower, bidet and WC. The house has been renovated recently with attractive cherry wood flooring.

All of the beds, sofas, garden furniture and kitchen equipment are brand new.

The house is located in picturesque Dorsoduro, just off the Campo Santa Margherita. It is an easy 5 minute walk to Piazzale Roma and the railway station.

Very Good

“Fabulous house; great location”

We took parents to Venice to celebrate an 80th birthday, staying 4 nights at Ca' dei Guardiani. It's a lovely house: well equipped, and in a great location.... close to the sights, but far enough away to experience another side of the beautiful city. We enjoyed breakfasts in the sunny courtyard, the peace and tranquility of the neighbourhood, and a fabulous canal-side local/rustic restaurant just 20 metres away.... far enough after a day on foot!. The owner was extremely helpful throughout, and helped make it a very special weekend. I can't recommend it enough. Thank you.

“Well equipped house in quiet but convenient location”

Ca' dei Guardiani was easy to get to. From Marco Polo airport we took a 25 minute land taxi ride to Stazione Marittima di San Basilio for 48EUR. This is where we were met by the greeter who walked us to the house which was less about 5 minutes walk and 1 bridge away (important when you have large suitcases). The house itself was well equipped, clean and tidy and everything worked as expected. There were air conditioning units upstairs and downstairs which kept everywhere nice and cool. Upstairs we did need to leave the bedroom doors open as the unit is on the landing. The bathroom was quite spacious which made me wonder why the shower cubicle needed to be so small, but the shower itself was nice and powerful. It was nice having breakfast in the courtyard each morning and sitting out with a beer in the evening. There is a reasonable supermarket about 2 minutes away if you head north and a larger one 5 minutes away in San Basilio if you head south. We had a couple of nice evenings in Campo Santa Margherita which is 3 minutes away and has lots of bars and restaurants. We visited Piazza San Marco a couple of times and it is about 25 minutes walk away. The vaporetto (water bus) stops at San Basilio and we took it to Lido one day which took about 30 minutes. Scuola Grande di San Rocco is less than 10 minutes from the house and well worth a visit. The owner of the house (Josh) was very communicative and helpful with information leading up to our visit and we thoroughly enjoyed our week in Venice.

We had a great time in Venice....The was great, we loved it ...The management team were great and very helpful. Location and layout of the property with the courtyard suited us perfectly. “Wonderful for a family or group of friends visiting Venice”

Nice place! Our family of four was very comfortable here. Wonderful new kitchen, plenty of room, wi-fi. We stayed for three nights in cold weather and didn't make use of the patio, but it would be ideal for warmer weather. The location was perfect for us as it was an easy (10 minute) walk from the train station and we had rolling carry on bags. It takes about 15 minutes to walk to the Doge's Palace/St. Mark's area, and it is a beautiful walk. This is a great base for a short or long stay in Venice!

Staying at this property couldn't have been better. The description matched perfectly, everything was clean, and the owner and managers provided spectacular service. The Dorsoduro neighborhood is a spectacular place to stay, and this property the perfect base camp. There are restaurants, bakeries, and shops all a short walk away. You are not very far from the main Venice attractions, but you are far enough away from the crowd of tourists to enjoy the "Real Venice" life. It's the perfect place to kick back and enjoy the local culture after a long day of sightseeing. I wouldn't think twice to stay here again on my next trip to Venice.

What a fantastic apartment. Our dealings with Josh were so warm, communicative and straightforward. The apartment (actually it's a house!) is just fantastic, the photo's do it real justice but the experience is something else. The kitchen is really well stocked and such a pleasure to cook in; the bedrooms are large and the beds very comfortable; the living room area is lovely and bright and you can tell the sofas are new. Finally, the courtyard was just perfect, a real luxury in Venice yet it was really quite big and private too which is a bonus. We spent a lot of time there as we were fortunate to stay for 7 days, so we cooked lots and ate al fresco. Would not hesitate to return and recommend

“Simply perfect!”

My wife and our two girls, aged 11 and 8 1/2, stayed in this beautiful apartment in Venice for three nights. We were warmly greeted and settled by Sarah, who provided us with a thorough orientation to the property, and was able to answer all our questions about nearby supermarkets, markets, and restaurants (and we did go to the garden patio restaurant Sarah recommended, Il Profeta, which was a wonderful evening as well). The apartment was beautiful, with a brand new kitchen, and a beautiful outdoor patio at which we ate most of our meals. The apartment was very well equipped and gave us everything we needed for big meals and small, teapot to moka! The apartment was located in a quiet, peaceful area of Venice, but was still only a few minutes walk to all the major sites including the Giudecca Canal, where vaporetto stops and Billa (supermarket) were located. It was also very close to some lesser known but amazing local places like Campo Santa Margherita and Campo San Barnabas (a much better place to get a gondola than the busier centres). We were also able to walk to the train station, which was 15 minutes away. At the end of the street was a restaurant and bar for morning coffee. We stayed in four apartments during our Italian trip, and Josh was by far the most attentive owner. He answered all our questions thoroughly, provided great information in advance, and even arranged for our left-behind sunglasses to be sent to us. We have already told several friends about the place, and would not consider staying anywhere else on a return to Venice.

This was our second time staying at Ca dei Guardiani and it was even better than last time. The great location and private courtyard are the same as before but the owner has recently installed a new kitchen, new leather sofas and redecorated. Making the arrangements before was really easy and the Property Management team made us feel really welcome when they showed us how everything worked, plus we were provided with useful recommendations on restaurants, bars, grocery shopping etc. We had a great time and can’t wait to go back!

During and after booking this location the contact with Josh went very well, he was very prompt in his response and also provided us with useful practical information and some recommendations on restaurants. He has engaged a property management team from Venice that picked us up on an agreed location and brought us to the house, preventing us getting lost in the maze of Venice while dragging around our luggage and supplying us with even more practical tips. A short walk from our waterbus stop, along one of those typical Venetian canals, brought us to the little street in which the house is located. The house is located in a lovely residential area, away from the main tourist crowds but still very Venetian and at walking distance from all main sights (if you want to prevent walking as much as possible, the waterbus stop is within a 5 minutes walking distance). The house itself was absolutely spotless when we arrived. The furniture looked brand new and it is equipped with a brand new kitchen with dishwasher, oven, microwave, etc. The house matched the description but still exceeded our expectations when we saw it in person. We loved the courtyard where all the flowers were in full bloom when we were there. We loved having an aperitivo there after a day of exploring Venice before heading to the restaurant of choice for that evening. Within a short walking distance from the house (5 minutes) there is a supermarket that carries all products needed (and a fabulous greengrocer that carries a lot of locally grown delicious fruit & vegetables). Also very close by is the market square Campo Santa Margeritha that has some decent restaurants and bars and where there is a relaxed atmosphere is the evening when a mix of tourists, locals and students gather at the square for dinner and drinks. All in all, we had a fabulous stay in this house and in Venice and recommend it to anyone we know who is planning a trip to Venice and who prefers a house over a hotel.

The apartment is conveniently situated for arrival via train or by bus from the airport. It's very well equipped, dishwasher,washing machine etc and has the bonus of an outside courtyard. Supermarket and ice cream close by ! Also close to the vaperetto. We hope to return as we enjoyed our stay very much.
