Beautiful 3 bedroomed villa with private pool, recently totally re-furnished in contemporary style. The 3 bedrooms include a 1 bed apartment on the ground floor, accessed internally but with it's own entrance, ideal for teenagers or extended family who would like their own space.

The villa is set in huge landscaped gardens of 7500 sq m (larger than a football pitch) and an additional grassed area perfect for ball games.

The main property is accessed up a sweeping flight of steps and briefly comprises 2 bedrooms on the 1st floor, one with double bed and full height sliding door wardrobes and the 2nd bedroom with twin beds, wardrobe and chest of drawers. The family bathroom has a corner shower, bath and washbasin. There is also a separate wc.

The open plan kitchen, dining and lounge area has 2 armchairs and 3 seater sofa, 40 in satellite giving all UK channels, BBC, ITV, Channel 5 / 4 etc.( Should you require any channels other than UK then we suggest you bring a Chromecast and stream from mobile or laptop) .., ipod docking station, free wifi. The lounge area has a ceiling fan for warmer months. Patio doors at the front lead out onto the balcony with outside dining furniture and views over open countryside. The dining area has dining facilities for 6 people.

The villa benefits from a brand new Mobalpa kitchen with integrated dishwasher, fridge freezer, oven, hob and microwave.

Sliding patio doors lead out from the kitchen / dining area onto the huge sun deck which overlooks the private pool and extensive landscaped gardens.

On the ground floor you will find the separate 1 bed apartment with double bed. The bedroom has a bright white ensuite bathroom with shower, wc, washbasin and bidet. The open plan lounge / dining / kitchen area has brand new bright contemporary furniture, sofa and easy chairs, dining for 4 and a lovely white kitchen area with microwave, hob, fridge. The apartment has it's own entrance leading directly out onto a large patio and just round the corner of the villa to the pool. Although the apartment is 'separate' it is accessed internally via a flight of stairs.

There are security shutters fitted to all windows.

Outside there is the beautiful 8m x 4m private pool with alarm system set in super landscaped gardens which include a small copse and part of a disused railway line.

There is ample parking for up to 6 cars or pop the car into the integral garage to keep it out of the direct sun.

There is a large patio area complete with barbecue set to one side of the house and further patio areas around the pool, all perfect for alfresco dining or just lazing in the sun.

The villa is just a 10 min stroll into the working village of Cancon which has all the amenities you would require - small supermarket, boulangerie, patisserie, pharmacie, bank, bars, restaurants and pizza takeaway.

Every Monday in the village square is the market where you can stock up with fresh local fruit and veg and meat.

The villa is a 15 min drive away from the beautiful picturesque town of Villeneuve sur Lot with its quaint streets and lively atmosphere. It's here where you'll find major stores and larger supermarkets.

Take time to visit the brand new Chocolate Museum, just 10 mins from the villa towards the airport. Free entry.

Directly out of villa will lead you onto lovely country walks and deer can often be seen just a hundred metres or so from the villa

The villa is just a 30 min drive from Bergerac airport with its low cost direct flights from a number of British airports. Other travel options are Toulouse and Bordeaux airports, a 2 hr drive away.

Additionally there is no set changeover day. Guests are able to arrive and leave on any day of the week giving total flexibility when choosing flights.
