Noosa Sound is a riverside property, with excellent fishing from the quay head, and with private mooring .A tranquil setting with a beautiful garden and lagoon full of wildlife .The impeccably equipped cottage is all on one level with ramped access. It is extensively equipped with every convenience .Enjoy an easy 5 minute stroll into the delightful village of Horning with shops ( excellent deli ), pubs, tea shops and seats on the village green to watch the river activity.

We had seen Noosa sound cottage from cruising on the river and decided it looked a delightful place to stay,

We looked it up on the internet and very much liked what we saw and booked it for a week's holiday.

Well our breath was quite taken away when we actually arrived and saw how beautiful it actually was from the moment we crossed the private bridge that led to the cottage, we passed the family of swans resting on their nest at the edge of the inner mooring.

Noosa Sound cottage lived up to and surpassed my dreams, it was absolutely immaculate, cosy and comfortable, every room was filled with everything you would ever need and more.

My words to my husband were “I think I've died and gone to heaven”

The views from the large patio windows took in the beauty of the gardens leading down to the river, where many happy hours were spent catching fish by my husband.

We spent a very relaxing time enjoying the lovely garden which was so well maintained, we enjoyed many happy lunches & drinks reading, relaxing and soaking up the lovely tranquility.

We watched with interest the family of swans going about the daily activities with the signets growing bigger each day.

We enjoyed walking into the village and getting our daily fresh rolls cold meats and provisions from the array of wonderful local shops, stopping on our way for a drink or two at the village pub (New Inn) before heading back to our cottage.

I don't think you could ask for more, the setting, the comfort, the sheer beauty of the cottage and its large gardens, the relaxing atmosphere, wildlife and of course the fishing.

Thanks Val and Ian for allowing us to enjoy your wonderful cottage, we will be coming back as often as we can.

The property is in a tranquil setting ; ideal for watching the boats and wildlife. Although in a secluded location, it is only a gentle stroll ( approximately 150 yards ) from Horning village, 5 minutes from Wroxham, and 15 minutes from some of the best beaches in Norfolk.

Furnished to a very high standard with a TV with Freesat in the kitchen , bedrom and lounge . The large master bedroom is fully fitted and also has an additional double sofa bed (plenty of bedding to make up all 3 double beds if you wish) the bedroom has sliding glass doors to the veranda; and river views from form both windows. The large south facing garden is flanked to one side by the main river and to the other by the lagoon . The 90 ft river frontage is directly on to the River Bure (not a back water) and is excellent for fishing directly from the garden . Outside bait fridge and storage box . From the bedroom and lounge you can quite literally watch the boats go by. The lounge also has a further double sofa bed . The kitchen / dining area windows overlook the lagoon which has an abundance of wildlife, even otters can be seen . The dining table extends to accomodate 6 people . The kitchen is very well fitted with every convenience.

A large well stocked private garden that has direct access to the River Bure to the front and it's own private lagoon at the back. Extensive 90' quay head for fishing on the main river. It also has a summer house with seating, , large deck with wooden patio furniture /parosol/cushions; perfect to enjoy outside dining from the barbecue. Large parasol and seat cushions provided .Outside electric points. Bridge, garden and mooring can all be illuminated at night

; numerous outside lights on light sensors.

Raised veranda with a table and chairs to enjoy the fabulous views. It has it's own private mooring if you do decide to hire a boat. you are welcome to use it. Set well back from the main road with a large covered car port Noosa Sound provides peace and tranquillity in a beautiful setting.

A welcome tray will greet you tea/coffee and biscuits. Unfortunately we do not allow pets in the property. It is also a non smoking environment.

The East Anglia region

The Norfolk Broads or The Broads is the ideal location if you want a boating holiday, the miles of River will take you all over Norfolk with no locks to negociate. Norfolk has some of the best "Blue Flag" beaches in the UK, if you enjoy shops and restaurants, then the major towns of Norwich, Lowestoft and Great Yarmouth are close by.

The area has some fantastic local attractions near by from National Trust properties to wildlife collections and Zoo's. If the weather is not very good the area has some great theme parks to keep everyone amused.


The property is within walking distance (150 yards) from one of the most sought after villages in Norfolk ; Horning. It has 3 lovely pubs, Post Office, general store , butchers , Deli, (fresh bread daily) gift shop, restaurants and the magnificent river Paddle Steamer which you can board by the village green and gently cruise along the river literally past the garden of Noosa Sound. The village green has plenty of seats to allow you to sit back and enjoy an ice cream or delicious cake from The Galley and watch the boats. The Swan pub has a large riverside garden where you can enjoy alfresco dining .

The larger village of Wroxham is 3 miles away, home of the very famous "The worlds largest village store" Roy's. You can hire a day picnic boat and also cruisers in Horning
