The property is in a tranquil setting ; ideal for watching the boats and wildlife. Although in a secluded location, it is only a gentle stroll ( approximately 150 yards ) from Horning village, 5 minutes from Wroxham, and 15 minutes from some of the best beaches in Norfolk.

Further details indoors:
Furnished to a very high standard with a TV with Freesat in the kitchen , bedrom and lounge . The large master bedroom is fully fitted and also has an additional sofa bed (plenty of bedding to make up all 3 beds if you wish) the bedroom has sliding glass doors to the verandah; and river views from form both windows. The large south facing garden is flanked to one side by the main river and to the other by the lagoon . The 90ft river frontage is directly on to the River Bure (not a back water) and is excellent for fishing directly from the garden . Outside bait fridge and storage box . From the bedroom and lounge you can quite literally watch the boats go by. The lounge also has a further double sofa bed . The kitchen / dining area windows overlook the lagoon which has an abundance of wildlife, even otters can be seen . The dining table extends to accomodate 6 people . The kitchen is very well fitted with every convenience.

Further details outdoors:
A large well stocked private garden that has direct access to the River Bure to the front and it's own private lagoon at the back. Extensive quay head for fishing on the main river. It also has a summer house with seating, , large deck with wooden patio furniture /parosol/cushions; perfect to enjoy outside dining from the barbecue. Large parosol and seat cushions provided .Outside electric points. Bridge, garden and mooring can be illuminated at night
; numerous outside lights on light sensors.
Raised verandah with a table and chairs to enjoy the fabulous views. It has it's own private mooring if you do decide to hire a boat. you are welcome to use it. Set well back from the main road with a large covered car port Noosa provides peace and tranquillity in a beautiful setting.
Further details
A welcome tray will greet you tea/coffee and biscuits. Unfortunately we do not allow pets in the property. It is also a non smoking environment.

The Norfolk Broads or The Broads is the ideal location if you want a boating holiday, the miles of River will take you all over Norfolk with no locks to negociate. Norfolk has some of the best "Blue Flag" beaches in the UK, if you enjoy shops and restaurants, then the major towns of Norwich, Lowestoft and Great Yarmouth are close by.
The area has some fantastic local attractions near by from National Trust properties to wildlife collections and Zoo's. If the weather is not very good the area has some great theme parks to keep everyone amused.
The Horning area
The property is within walking distance (150 yards) from one of the most sought after villages in Norfolk ; Horning. It has 3 lovely pubs, Post Office, general store , butchers , Deli, (fresh bread daily) gift shop, restaurants and the magnificent river Paddle Steamer which you can board by the village green and gently cruise along the river literally past the garden of Noosa Sound. The village green has plenty of seats to allow you to sit back and enjoy an ice cream or delicious cake from The Galley and watch the boats. The Swan pub has a large riverside garden where you can enjoy alfresco dining .
The larger village of Wroxham is 3 miles away, home of the very famous "The worlds largest village store" Roy's. You can hire a day picnic boat and also cruisers in Horning

A 20% deposit is required to secure the property with remainder required six weeks before you arrive. Most lets are Saturday to Saturday.
Access to the property is 3 o'clock on arrival day and you need to be out at 10 o'clock on day of departure.
