Noosa Sound is a picturesque riverside property, with excellent fishing directly from the 90 ' quay head onto the main River Bure. It has a private mooring for you to use if you hire or wish to bring your boat. A tranquil setting with a beautiful garden and lagoon full of wildlife .The impeccably equipped cottage is all on one level with ramped access. It is extensively equipped with every convenience .Enjoy an easy 5 minute stroll into the delightful village of Horning with shops ( excellent deli ), pubs,fish restaurant , tea shops and seats on the village green to watch the river activity.

We had seen Noosa sound cottage from cruising on the river and decided it looked a delightful place to stay,
We looked it up on the internet and very much liked what we saw and booked it for a week's holiday.
Well our breath was quite taken away when we actually arrived and saw how beautiful it actually was from the moment we crossed the private bridge that led to the cottage, we passed the family of swans resting on their nest at the edge of the inner mooring.
Noosa Sound cottage lived up to and surpassed my dreams, it was absolutely immaculate, cosy and comfortable, every room was filled with everything you would ever need and more.
My words to my husband were “I think I've died and gone to heaven”
The views from the large patio windows took in the beauty of the gardens leading down to the river, where many happy hours were spent catching fish by my husband.
We spent a very relaxing time enjoying the lovely garden which was so well maintained, we enjoyed many happy lunches & drinks reading, relaxing and soaking up the lovely tranquility.
We watched with interest the family of swans going about the daily activities with the signets growing bigger each day.
We enjoyed walking into the village and getting our daily fresh rolls cold meats and provisions from the array of wonderful local shops, stopping on our way for a drink or two at the village pub (New Inn) before heading back to our cottage.
I don't think you could ask for more, the setting, the comfort, the sheer beauty of the cottage and its large gardens, the relaxing atmosphere, wildlife and of course the fishing.
Thanks Val and Ian for allowing us to enjoy your wonderful cottage, we will be coming back as often as we can.

Furnished to a very high standard with TV's with Freesat in the kitchen , bedroom and lounge .New for 2015 SKY TV / SKY SPORTS and FREE WI -FI . The large master bedroom is fully fitted and also has an additional double sofa bed (plenty of bedding to make up all 3 double beds if you wish) the bedroom has sliding glass doors to the veranda; and river views from both windows. The large south facing garden is flanked to one side by the main river and to the other by the lagoon . The 90 ft river frontage is directly on to the River Bure (not a back water) and is excellent for fishing directly from the garden . Outside bait fridge and storage box . From the bedroom and lounge you can quite literally watch the boats go by. The lounge can be used to accommodate an additional fully spring double portable folding bed ; it also has 2 sets of sliding glass doors to veranda . The kitchen / dining area windows overlook the lagoon which has an abundance of wildlife, even otters can be seen . The dining table extends to accommodate 6 people . The kitchen is very well fitted with every convenience.Newly fitted spacious bathroom for 2015 with shower bath and large heated towel rail .

A large well stocked private garden that has direct access to the River Bure to the front and it's own private lagoon at the back with table and chairs positioned to overlook this beautiful spot and enjoy the wildlife . Extensive 90' quay head for fishing on the main river. It also has a summer house with seating, large deck with patio furniture perfect to enjoy outside dining from the barbecue. Large parasol and seat cushions provided .Outside electric points. Bridge, garden and mooring can all be illuminated at night ; numerous outside lights on light sensors.
Raised veranda with a table and chairs to enjoy the fabulous views. It has it's own private mooring. If you do decide to hire a boat. you are welcome to use it. Set well back from the main road with a large covered car port Noosa Sound provides peace and tranquility in a beautiful setting.
A welcome tray will greet you tea/coffee/long life milk, sugar cubes and biscuits. We also provide the basics , kitchen roll, toilet roll, cling film, foil,box of tissues, dish cloth,tea cloth , scourer, dish washer tabs, dish washer salt, rinse aid, bin liner, spare set of bed linen, anti bacterial soap , salt , pepper, washing machine tabs. There is a washing line, laundry basket and clothes pegs .Cushions for the outside chairs .There are a selection of books , magazines and playing cards! Unfortunately we do not allow pets in the property. It is also a completely non smoking environment.
The East Anglia region
The Norfolk Broads or The Broads is the ideal location if you want a boating holiday, the miles of River will take you all over Norfolk with no locks to negociate. Norfolk has some of the best "Blue Flag" beaches in the UK, if you enjoy shops and restaurants, then the major towns of Norwich, Lowestoft and Great Yarmouth are close by.
The area has some fantastic local attractions near by from National Trust properties to wildlife collections and Zoo's. If the weather is not very good the area has some great theme parks to keep everyone amused.
The property is within walking distance (150 yards) from one of the most sought after villages in Norfolk ; Horning. It has 3 lovely pubs, Post Office, general store , butchers , Deli, (fresh bread daily) gift shop, restaurants and the magnificent river Paddle Steamer which you can board by the village green and gently cruise along the river literally past the garden of Noosa Sound. The village green has plenty of seats to allow you to sit back and enjoy an ice cream or delicious cake from The Galley and watch the boats. The Swan pub has a large riverside garden where you can enjoy alfresco dining .
The larger village of Wroxham is 3 miles away, home of the very famous "The worlds largest village store" Roy's. You can hire a day picnic boat and also cruisers in Horning

What a great place to get away from it all. Lovely grounds, comfortable accommodations, water everywhere; not to mention the swan on her nest. All this just a short walk from groceries, restaurants and pubs. Don't miss a ride with Chris on the "Southern Comfort" for a view of the broads from the water..As advertised in every way.

"Amazing quiet location"
The house is very clean and very well equipped. The fishing is brilliant from the private mooring. Bird life is abundance, Kingfisher, ducks and Egyptian Geese are all around you while you are fishing. Heron lands close by to watch you fishing. The only downside about this property is that the decking is not looked after very well and when wet is very very slippery. The decking needs cleaning to get the slim off. We had a great holiday and despite the decking we would like to go back soon.

Please do be reassured that the remaining paths have now been power washed and the wire netting completed ; I apologise for any inconvenience this caused you. Your visit was unfortunately at the end of one of the wettest summers on record, the wood had absorbed a lot of water and did not dry out. We had to schedule to complete the work at the end of the back to back bookings, and made sure notices were erected to advise our guests that the unwired pathways were likely to be slippery when wet. Delighted you have booked again for next year.

"Excellent, relaxing place to stay"
This is a perfect relaxing retreat, spotlessly clean and everything you would need for a self catering break. There is plenty of birdlife, kingfishers, heron,various birds feeding on the feeders, boats up and down the river and while we were there a pair of swans sitting on 6 eggs outside the front door on a private lagoon. According to the guest book a number of people go there for the fishing but as I am no fisherman this did not interest me. There are any number of places within easy driving distance to visit including Norwich (the Park and Ride is the best way of going into the city) and a good day out is a visit to Thrigby Hall Wildlife Gardens.

"Wow, What a fantastic location"
Noosa Sound is set in the most wonderful location, surrounded by water. The property itself is immaculate with everything you need. You can relax in the lounge or on the decking in the lovely garden and watch the boats go by on the river, or you can sit by the river and fish. There is plenty of wildlife to keep you entertained. The village of Horning is a five minute walk away with all the shops, pubs and restaurants you need. There are plenty of interesting places to visit not too far away.

"A lovely spot to spend a holiday"
My husband and I stayed at Noosa Sound Cottage for one week and enjoyed our stay immensely. The cottage itself is very comfortably set up and has perhaps the best instructions for renters that we have ever seen. We were able to settle in quite easily. We particularly liked the birdlife that surrounds the cottage and enjoyed watching the boats move silently up and down the canal. The cottage itself lends a feeling of seclusion, but it is an easy walk into the village of Horning where you can find a selection of pubs, a lovely fish restaurant, and several small shops. Very comfortable for two, but less so if you were a party of four since there is only one (big) bedroom.

""A favourite Getaway""
The location of this cottage is idyllic with either the peaceful lagoon or the River Bure visable from very window. Fishing from the riverbank was the main reason for picking this cottage but just sitting in the garden or relaxing on the decking is the perfect way to watch the world go by. The cottage itself is very clean and well catered for and booking/communication with the owner was very easy, friendly and reliable. The village of Horning has a good selection of places to eat and a well stocked General Store and is within a short drive/bike ride of the larger villages. Whilst at Noosa Sound, this is our own little bit of heaven and have returned on several occassions. Looking forward to the next stay.

"A total chill-out in tranquil setting."
We have stayed at Noosa Sound twice now, and have every intention to return. The property was very clean, and well equipped. After a week at Noosa Sound, you wish it was your own. Although only two of us stayed there, our family visited for one day and also fell in love with the place. We know the local area well, having visited the Broads on many occassions, and Noosa Sound is ideally placed to use as a base, or just to relax in its wonderful grounds.

"Excellent 'Chill Out' Location"
We wanted a 'chill out' week not too far from home and we couldn't have found a nicer place to go. Having holidayed on the Norfolk Broads for many years this was the first holiday cottage we had had there.We knew Horning well and hoped to be able to relax in this very pretty village. Booking was very easy and Val's friendly emails regarding our booking meant that we changed our minds from a long weekend to a full week. The cottage had everything we needed and is in a very tranquil setting (the only 'problem' we had was the Egyptian goose who thought he was a cockerel!!) As the facilities were so good we wandered down to the local butchers and cooked at the cottage 3 times rather than going out to eat - we also used the local bakers for lunches so maybe not a good place to go if you want to watch your weight! We made use of the two pubs in the village (one for breakfast and one for an evening meal) as well as both of the coffee shops - each one offered a different and enjoyable experience. I was a bit concerned that the cottage wouldnt be warm enough as I couldnt quite understand how the electric ceiling heating would work BUT we were never cold at all and it worked fine and even I was able to understand how to operate it from the clear instructions at the cottage. The sunny and light lounge was so comfortable to relax in and read and watch the boats cruising down the river but at no time did we feel we were being overlooked by the people on the boats as the cottage is set back far enough to offer privacy. This holiday gave us the 'chill out' week we wanted and that was down to the comfort and location of the cottage - I just wish we had space in this years diary to go back but with family weddings and the birth of our first grandchild this year we just don't have time - maybe next year.

Excellent accommodation, comfortable furniture, ideal riverside setting. We have stayed before, this was our second visit and we have booked again this year -need I say more !!
