Langton's View cottage is beautifully presented & exceptional value for money, it is fantastic for a budget holiday without compromising on standards. Set in a beautiful riverside location, the Cottage is charming, with a private pontoon for mooring a day boat from JB Boats, a little fishing, or to watch the varied bird and wild life at it's best or to relax with a nice glass of wine and enjoy the peace and quiet, the secluded balcony is south facing & has the benefit of the sunshine all afternoon, and a wonderful view of the spectacular Norfolk sunsets!
This idyllic setting is on a peaceful waterway just off the River Bure, in the beautiful village of Horning , ideal for chilling out & getting away from it all! If you are in luck you may see our resident otter!! Due to the popularity of our property and the bargain price early booking is advisable. The cottage is a perfect base for exploring Norfolk, and the Broads.
The cottage has sliding patio doors opening onto a spacious private balcony, with patio furniture, ideal for sun bathing, relaxing with a good book & a glass of wine or eating 'al fresco'.
The deceptively spacious, recently refurbished, immaculate accommodation comprises - one double bedroom and one twin bedroom with plenty of storage, 2 small steps up to the rest of the accommodation .Well equipped kitchen complete with microwave & brand new built in oven & ceramic hob. The lounge is very comfortably furnished with the benefit of two new reclining leather sofas, new carpets & curtains, complete with new 50" flat screen TV, DVD player with a large selection of family movies, Digibox & CD player and four seater dining room table. The pretty, modern, brand new bathroom includes a bath with shower over, WC and washbasin. There is ample heating provided by oil filled radiators. Parking right outside the property.

The East Anglia region
The Broads is Britain's largest nationally protected wetland - the whole area is 303 sq km. Its rivers, broads (shallow lakes), marshes and fens make it a unique area, rich in rare habitats, which support myriad plants and animals. Globally, wetlands are among the most threatened of landscapes. The Broads is also one of Europe's most popular inland waterways. Once an essential transport network, today the waterways are used for recreation, the whole of the Broads area attracting more than two million visitors a year.
The broads offer various types of activity, for every kind of holiday maker. With its quiets roads, gentle slopes, beautifrul countryside and plethora of hiking trails, the region is superb for walking and cycling, and has always been a popular destination for such activities. But the water is the major draw and various watersports can be found along the broads, naturally fishing is very popular too.
Norwich is a fine city about 12 miles from Horning and is now considered to be in the top 10 cities in the UK for shopping. With it's two beautiful Cathedrals, Castle and the Lanes there is plenty for sight seers to enjoy. there is also an out door market which is open 6 days a week selling a range of local produce & goods. There are plenty of car parks including a park & ride or you can travel by train from Wroxham Station directly to Norwich, the journey takes about 15 minutes and the trains run every hour.
Horning is situated on the River Bure in the heart of the Norfolk Broads about 10 miles from Norwich and 1.5 miles from Wroxham, the home of the famous "Roys of Wroxham" ,the "largest village store in the world". Horning is a family friendly village which provides good local amenities including 3 riverside pubs (all serving food) The ferry Inn has a famous carvery, restaurants, Chinese takeaway, fish & chip shop, tea room, deli, butcher, newsagent/grocery store, post office & hair & beauty salon, all within walking distance of the cottage. Just a 5 minute walk down the road there is a small leisure centre "Harrys" with heated swimming pool, launderette & cafe. Fine sandy beaches are a 20 minute drive away, a bit further afield some of the beaches in North Norfolk are among the most beautiful in the country.
Self drive Picnic boat hire is available next door to Langton's View, at JB Boat Sales, they can be hired by the day or week( .N.B Only boats from JB Boatspermitted outside cottage). For the more fun loving members of your party why not spend a day at "Belwilderwood" The Tree House Adventure Park which is just up the road. Wroxham Barns craft centre makes for a lovely day out with it's craft shops, children's fun fair and junior farm where all the family can feed and interact with the animals and it's only 3 miles away. The Bure valley Railway leaves from Wroxham, an old Great Eastern line it links Wroxham to the ancient market town of Alysham, great fun for all the family.
There is an excellent 18 hole golf course 6 miles away.
There are several stately homes in the area to visit such as Sandringham House, Her Majesty The Queen's Norfolk residence, Holkham and Blickling Hall and many National Trust properties. The fine city of Norwich is close by with its wonderful shopping mall under the 900 year old Castle, new Chapelfield Mall and the beautiful Cathedral containing many architectural features. Only 13 miles away by car, 15 minutes by train from Wroxham, Norwich has quaint cobbled streets and alleyways, museums and a busy, colourful outdoor market selling a variety of goods including fantastic locally produced produce.

"Peaceful setting in a beautiful traditional village"
great location, water on your doorstep and boat yard next door, john and Amanda very welcoming and helpful.
Good location for getting out and about either by boat or some great cycle routes, lots of nice pubs and restaurants in the local area.
the accomodation is clean and welcoming, lovely to sit outside on your own patio area watching the sun go down, my husband and daughter loved the easiness of fishing off your own boardwalk, only criticism is the shower is a bit limp and leaving by 09.00am was a bit early for us so we left on Friday night. Otherwise great holiday accomodation.
Thank you for your positive feedback, we will look into the power of the shower, we appreciate you bringing it to our attention. We request vacation by 9.00am so the property can be thoroughly cleaned, we pride ourselves on it being immaculate, it then allows new guests to be in earlier than the normal time of 4.00pm, our guests usually are in the property by 1.00-2.00pm.
