Set in the Waveney valley on the Norfolk Suffolk borders. Pump cottage dates back to the 17th century and is a grade 2 listed building. It is part of The old coach house, that was once an old ale house. We have renovated Pump cottage, and have retained may of the original features. The old Pump and well are still just outside the door.
You enter into a spacious open plan Kitchen and dining room with working woodburner which then leads into the cosy Lounge which is equipped with a digital television, video, and DVD player with a collection of films. The cottage is ideal for families and up to two well behaved dogs are welcome by arrangement, or the four poster can make it a romantic getaway for two! Pump cottage shares the 2 acres of garden and woodland that run down to the banks of the river Waveney . Fishing available in season, or many local lakes in the area.You can relax, unwind and watch the wildlife, including kingfishers, Owls, Otter, Swans and Ducks. We have a village Inn within walking distance, and many local pubs and restaurants within easy reach.
Ideally situated and central for Norwich, Ipswich, Bury st Edmunds, or the Suffolk coast is within easy reach across the beautiful Suffolk countryside.

The East Anglia / Norfolk region
The Waveney Valley is situated on the Norfolk / Suffolk Border in south Norfolk, which gives easy access to many places of interest the area has many local market towns such as Diss with its 4 acre mere in the centre of town, and local golf course, Wymondham with its Abbey, Harleston a small market town, with individual privately owned shops only 3miles away, with pubs restaurants and take-away's. In Beccles you can take a boat trip, or sit by the quay and watch the boats, all are within easy distance, Bury St Edmunds is a large market town, with its beautiful Abbey and Gardens, market day is Wednesday, Saturdays.
We are central for Norwich, Ipswich, Bury St Edmunds and Coast all about 25miles. The Waveney valley is also known for the angles foot path, that runs from Lopham fen near Diss, and runs along the river, as far as Great Yarmouth.
Diss area
Brockdish is a small village, with local Inn, The olde Kings head a short walk from the olde coach house. Harleston is the nearest town, with a good range of shops pubs and restaurants. The market town of Diss is 6 miles with a mixture of supermarkets and small individual shops.Market day is Friday,also on a Friday at Gaze sale yard a large auction of household and antique furniture.
Bressingham gardens and steam experience only a few miles away, reminds you of the golden age of steam, with its collection of Locomotives and traction engines, the victorian steam rounderabout or just walk around the gardens, wood and meadows, the 6acre "Dell Garden", and Dads army museum. something for everyone.
The 100th Bomb Group Memorial Museum, an amazing memorial to the members of this wartime base, with many personal stories and photos,also Flixton air museum, with free admission.

Further details indoors: Pump cottage is self catering, and part of The olde coach house, dating back to the 17th century, and grade 2 listed,and once part of an olde coaching inn, and ale house, we have retained lots of olde worlde charm, and many original features, retaining the beams, and inglenooks, including the olde Pump.

Dogs are welcome in Pump cottage. Private patio, with table and chairs. The 2 acre gardens lead down to the river Waveney, fishing is available in season, there are many local walks, including the angles way, that runs along the river.
You can walk amongst the trees that we have planted over the years making a wildlife wonderland; springtime is especially a beautiful time, when you can see the snow drops, daffodil and bluebells amongst the woodland.
You can sit back relax and enjoy the Swans, Ducks, Kingfishers, woodpeckers, Barn owls that are becoming more and more common in the Waveney valley , can also be seen from the banks of the river, if your lucky you may even see the Otters that have been released over the past few years by the Earsham otter trust, or just enjoy feeding the fish, and watch them jump. On warm sunny days it's wonderful to picnic, and catch the cool breeze.
At Christmas we decorate our cottages, inside and out, with Christmas tree and decorations, which adds to the warm and cosy atmosphere. Pump cottage has a wood burner to add to the warmth.

Of all the holiday cottages we've stayed in (and we've stayed in quite a few!!!!) This one out shines all the others. The age and quaintness of the cottage. the decor. the equipment, the friendliness of the owners the spacious gardens, well the list is endless !! Superb, cannot be too highly recommended. The Mundies and robbie the dog.
What a fantastic week we have had.Temperatures of 26plus and no rain. Have spent ages by the river and eaten every meal outside. We have been coming on and off for 11 years now, and everything is still perfect. Jackie and John seem like old friends now and make us welcome each time. Looking forward to next year already. Our first visit to this part of the country and what a beautiful way to start, we loved Pump cottage, it was like being at home "very comfortable" and relaxing Maureen and Adrian
Lovely cottage, really peaceful and we slept like logs.Certainly I'll recommend it .
