Accommodation comprises of an entrance hall with phone entry system, an open plan reception room with balcony, lounge area, fitted kitchen, and dining area, a master bedroom, and separate bathroom. The flat can comfortably sleep between 2 – 4 people, with a double bed in the master bedroom, and a double sofa-bed in the lounge area.
Bookings are only confirmed when the full amount of the booking and the security deposit has been paid and cleared in our bank in full and in British pounds (note: currency transactions fees are added where appropriate, e.g. if you are transferring the money from another currency or we are repaying the deposit back to you) , and you have received confirmation in writing by email, fax, or by post. On payment you, the guest, confirm that you have read, understood, and accepted these terms and conditions.
La Villetta requires details of all persons staying the property, including name, date of birth, and gender, plus a scan of one guest’s passport. The provision of this is a per-requirement of acceptance of booking.
La Villetta recommends that it is important that you should consider taking out holiday insurance to cover any misfortune.
On cancellation of a booking, you, the guest, remain responsible for the total cost of the holiday, unless La Villetta is able to resell the cancelled dates. All cancellations must be notified to La Villetta with as much notice as is possible. In the event that you, the guest, cancel your holiday, you will be notified immediately if the period of your booking has been sold to somebody else, in which case a full refund will be made. Should you wish to change the date of your holiday, we will adjust the payment necessary for the particular tariff for that period. Should the tariff be higher or lower, then any additional credit/debit card/PayPal charges or reimbursements will be made.
If for any reason, the property is unavailable due to any form of damages, a full refund will be made.
You will occupy the property for the purposes of your stay only and for no other purpose. The arrival and departure times as detailed on the booking form should be respected, and if failure to vacate the property by the time, then La Villetta reserves the right to take further charges from the safety deposit held to cover the extra period of occupation, and to compensate for the extended cleaning arrangement caused by the delay. Your liability is not limited to the deposit.
No other person not named on the booking form, unless otherwise agreed, will be permitted to stay.
All prices include electricity, gas, water, and use of equipment and amenities, and wifi internet. Bed linen and towels are provided. If a party is staying for longer than a week then fresh bed linen and sheets will be provided on or around the end of the first week.
Keys should be left with our representative on your departure. You must also ensure that all windows and doors are locked. In the event that keys are not returned, then a charge will be incurred to cover the cost of a locksmith to change locks and replace keys.
You, the guest(s), are responsible for leaving the property in a clean and tidy condition.
The expense of putting right any damage or loss, excluding reasonable wear and tear incurred during your stay, will be taken from your security deposit. Should it exceed the amount of the security deposit then we will invoice you for the additional costs.
You, the guest(s), are not to cause nuisance, by excessive noise or annoyance to occupiers of neighbouring properties. If the opinion of the owner deems you, the guest, unsuitable to continue your stay through damage, noise disruption, or nuisance, then this agreement may be terminated without notice and the owner is entitled to repossess the property immediately without any compensation.
All dogs should be kept under strict control. Dogs shall not be permitted in the bedroom, bathroom, or onto furniture. Any fowling of paths, or outside surfaces shall be cleared up without delay, by you, the guest(s).
La Villetta is subject to a strictly non-smoking policy, and any damage caused to the property or its contents by smoke or cigarette burns, shall be covered by the security deposit and again liability is not limited to the deposit and may exceed the deposit amount. Smoking is permitted outside the property on the condition that all cigarette butts are disposed of.
La Villetta, or its owners, or employees, is not liable for any act, neglect, or default for accident, damage, loss, injury, expense, or inconvenience whether to personal property which the guest(s) or any other person may suffer or incur arising out of or in any way connected with the occupation of the property. Similarly, La Villetta and its owners accept no liability for loss or damage to the guest(s) possessions on the owner’s land or property.
The East Sussex region
East Sussex is part of the historic county of Sussex, which has its roots in the ancient kingdom of the South Saxons, who established themselves there in the 5th century AD, after the departure of the Romans. Archaeological remains are plentiful, especially in the upland areas.
The area's position on the coast has also meant that there were many invaders, including the Romans and later the Normans. Earlier industries have included fishing, iron-making, and the wool trade, all of which have declined, or been lost completely.
In 1974 East Sussex was made a ceremonial county, and the three county boroughs became districts within the county. At the same time the western boundary was altered, so that the Mid Sussex region (including Burgess Hill and Haywards Heath) was transferred to the county of West Sussex. In 1997, Brighton and Hove became a self-administered unitary authority; it was granted city status in 2000, whilst remaining part of the ceremonial county of East Sussex.
East Sussex is divided into five local government districts. Three are larger, rural, districts (from west to east) are: Lewes; Wealden; and Rother. Eastbourne and Hastings are mainly urban areas. The rural districts are further subdivided into civil parishes.
St. Leonard’s-on-sea and Hastings, best known for its link to the 1066 Battle of Hastings, offers many interesting places to see and visit. With three miles of unspoilt beaches, and picturesque sandstone hills just inland, it is the perfect backdrop to a civilisation rich in history and elegance.
The Old Town in Hastings, with its medieval half-timber houses, leads to England's largest beach-based fishing fleet where you can find the high black 'net shop' buildings unique to Hastings. Heading inland and up the steepest funicular railway in Britain on the West Hill, are the remains of Hastings Castle, dating back to 1066 as William-the-Conqueror's first English castle.
St. Leonard’s-on-sea and Hastings boast four museums, and an art gallery, and soon the eagerly awaited Jerwood Modern Art Gallery, which will stand amongst the 'net shops' on the beach itself. There are many local events including the May Day 'Jack-in-the-Green' festival, a beer festival, a music festival, and an annual torchlight procession through the medieval streets to a beach bonfire and offshore fireworks, but most renowned is the 'Old Town Week' where many of the medieval and Georgian houses open their doors to visitors.
The East and West Hills both have attractive Victorian funicular railways leading to the top where you can enjoy breath-taking sea views, or visit the Smuggler's Caves etched into the hills themselves.
Other attractive sights include the 660 acre Hastings Country Park for spectacular panoramas, the Conqueror's Stone where William of Normandy supposedly ate his first breakfast in England, and of course the unfortunate remains of the recently burnt down pier.

"Lovely flat, great view!"
Nicely renovated property with an excellent position and gorgeous view, only negative is the lack of parking and the fact that nearly three weeks after leaving, I have not had my deposit return and all my calls and E-mails, to date, have been ignored!!
We just wanted to confirm that we have resolved this issue with our guest and have been advised by them they wanted to update / delete this review to reflect the final experience.

"An exceptionally comfortable apartment in a beautiful building in a fantastic position."
La Villetta is a gem of an apartment in one of the best positions along the sea front. We were given a very informative and warm welcome and found the place to be spotless. The apartment was well-equipped and we thoroughly enjoyed our stay. The old town was quirky and nearby and we enjoyed exploring the wealth of unusual shops. There are lots of restaurants too with mouth-watering menus there. We found the car park directly opposite very handy as we like exploring further afield also. You may even bump into a celebrity as we did and Julian Cleary was very accommodating allowing me to photograph him in one of Rye's art shops as he shopped with his mum. All in all an excellent property with a well-designed interior in a fantastic position in Hastings. I have no hesitation in recommending it.
