A gorgeous house with 6 bedrooms sleeping up to 12 adults and additionally 4 children in huge comfy beds with 100% Egyptian cotton linen.
The entrance to the house is on the upper ground floor.
The house is adorned with Dawn Dupree wall hangings and framed art pieces.
The lounge has large bay window and victorian feature fireplace. Comfortably furnished with large sofas, footstools and beanbags to seat 16. There is a large flat screen TV, DVD player and I-pod dock and a selection of DVDs and books. On the lower ground floor is the kitchen with impressive square dining table seating up to 16.
Equipped with everything you would need to cook up a feast!. There is a utility room with Washer/dryer, extra drinks fridge and freezer, and a shower room with WC. The en-suite studio is off the kitchen with its own front door.
The patio garden opens through doors from the kitchen great for a summer BBQ. There are 5 bedrooms. (6 including the studio)
The master bedroom with large bay and impressive fireplace has a kingsize double and a daybed/sofa which can be used as a single. The Edwardian wardrobe finishes the room.
Bedroom 2 is a cosy double with the bed in the bay overlooking the garden.
Bedroom 3 a spacious double with an Art Deco gentlemans outfitters closet and feature fireplace.
Bedroom 4 is the family room with a double bunk and 2 singles, views all the wat to the sea.
Bedroom 5 is the loft room with sloping ceiling and triple aspect dormer with stunning sea views. This sleeps 3 with a double and a single.
Bedroom 6 is the en-suite studio with impressive wall bed and large comfy sofa.
This converts to a second lounge with TV, ipod dock and kitchenette.
There are cots and high chairs available if required. We are happy to offer local advice and recommendations.

Julian and Jan welcome you to Queens Park House. We hope you have a wonderful holiday and enjoy the comforts of what we offer.
As Queens Park Rd is a residential area we must ask you to respect the neighbours and follow these simple rules. We do not accept stag or hen parties or single sex groups. We do require assurances about levels of noise and restrict the use of the garden to before 7pm if socialising in groups.
• Please be quiet when leaving and returning to the property.
• Please keep the noise level down in the garden and in the living room and close the living room windows so as not to disturb neighbours.
.Do not use the garden after 7pm.
• Please do not smoke inside the property
• Absolutely no illegal drugs to be brought into the property
• Please try to keep the house tidy at all times
• If any items are damaged please report them to Julian
immediately.
• Please put your rubbish in the designated dustbins and use
the black recycling boxes after your stay.
• Please place all the used towels and bed linen on the bathroom floor when you leave so we know what is dirty.
. Please remove make-up before using the pristine white towels - we will pass on the extra laundry charge if the linen is marked.
• On departure, please leave all keys (new locks will need to be fitted if any keys are missing).
If you fail to comply with these simple rules your security deposit may be at risk.
If Julian or one of his team is called out by the neighbours, Environmental Heath Officers or the police, because your group is causing a disturbance, your security deposit will be forfeited and you may be asked to vacate the property immediately.
In such circumstances there is no refund for unused nights.

A beautiful area to visit. Brighton is a bustling bohemian city on the sea and the edge of the South Downs.
This area really has everything from castles, forests, superb offroad hiking, fishing, golf, theme parks, Sea kayaking, climbing, spas, shopping and of course the famous Brighton night life.
The Brighton and Hove area
Brighton is certainly a one off. The city is right on the sea with a great history of the royals play town. The Pavillion tells the story, built by a prince mimicing the Taj Mahal to impress the not so royal ladies! It is now a cosmopollitan centre with incredible culinary delights. The shopping is varied. There are all the big names on the high street but Brighton has much more to offer. The Laines area is split North and South. The North Laines is a community of one off shops. Local artists, designers, antique shops, vegan and vege cafes,too much to mention! The South Laines is a cobbled area of streets all leading to the sea, many tiny pedestian lanes winding around. Famous for jewelry and food. Festivals include May fest - month long street entertainment with strange and wonderful happenings - great atmosphere and lots to do free and otherwize. Pride is firmly on the Calender August weekend. The lesser known comedy festival is on in October - try some of the smaller venues to get a flavour. Nearby we have historical Lewes (5 miles) with Anne of Cleves house. Arundal Castle is a 30 minute drive. 50 mins to London for a day trip and the theatre easy to do from Brighton. Queens Park by the house is a huge Victorian park sectioned into areas for dog walkers/childrens play/ non dog picnic areas. Tennis courts available, a quiet area with a stream and space to play frizbe or rounders. The area is teeming with pubs, one of which has its own organic market and cafe. Opposite the house is a great cafe selling wonderful coffee and superb food as well as produce.

We were a family group of 16 people, three generations, five couples, and we stayed for 10 great days. There is plenty of space inside, we rented the en-suite studio as well, and a lovely furnished space in the backyard to enjoy either breakfast, a night cap or just as extended living room. The city center and the beach are in a walking distance from the house. Communication with owners was great, and we would go for Queens Park Road again, if we were to repeat the trip, no doubt. |

We stayed here for my best friend's hen weekend - it was a fantastic experience. The owners were really helpful and all of our needs were catered for. It slept all 16 of us comfortably and the kitchen was large enough to sit all 16 of us for breakfast and supper! Fabulous stay and would definitely go back! |
