Relax in this delightfully spacious 1070 square feet self catering central apartment on the ground floor of the owner's 100 year old house. The apartment, just in front of the town's ancient 15th century walls, features a large private secluded garden ideal for al fresco dining (for your use only). All previous guests have enjoyed the homely and pleasantly welcoming atmosphere. The ancient walls make it VERY cool in the summer. Safe EASY parking just outside the house. WIFI INTERNET THROUGHOUT. There is also a computer if you can't bring your own.
A car is not necessary you can use public transport to most places. On request the owner can accompany you to any tourist spots not reached by public transport for a small fee and also provide some guided tours. Catered meals and cooking course provided on request. Wine tours can be arranged with transport.
The large open plan sitting room has high ceilings and four very comfortable sofas, stereo, tv (only news channels in English) and a very wide selection of English DVDs and books. It leads into to the dining room with its seating for six people and a cosy fireplace, where you can roast meat or chestnuts. An extra double sofabed is nearby for more guests/children. We have just added another single sofa bed. An extensive selection of books, guides and maps is on hand.
A solid oak custom-made staircase leads to the mezzanine bedroom with built-in wardrobes and plenty of cupboard space, queen size bed (160 x2metres or 63 inches wide by 79 inches long) and a computer with 24 internet access. The kitchen is fully equipped with a 4 ring electric stove, Smeg oven and large fridge-freezer (no dishwasher). As well as a kettle, toaster, American coffee maker you'll find everything you need for your first night (milk, coffee, cereals, pasta, wine etc). There is a shower room and small bathroom (with toliet and sink) on the ground floor. The bedroom is a galleried bedroom reached by a few stairs (10 steps or so). We are happy to do any required shopping for you before your arrival. Can also take guests without a car to nearby supermarket. Utility room nearby where you can use the washing machine, ironing board etc. We can provide a cot on request
The apartment is in the heart of Sansepolcro, literally two minutes ON FOOT from the historic centre and all its many excellent and affordable restaurants, shops and bars.

The Tuscany region
Sansepolcro' s population is 16,000. The town has many shops including 6 supermarkets within the immediate area. It is in the fertile river valley of the Tiber River. An ideal place from which you can visit the nearby towns & villages of Citta de Castello, Anghiari, Montecasali, Arezzo, Perugia. Day trips to Florence, Siena etc easily done by public transport.
Antiques market every Friday evening during the summer.
The Sansepolcro Festa - the Balestra - a crossbow competition against Gubbio, is held in the town square each year on the second Sunday in September. On the first Sunday of each month there is a huge Antique Fair in Arezzo.
Sansepolcro is on the upper reaches of theTiber River - good for fishing & swimming. You can walk in the foothills of the Apennines. Market day is Tuesday morning each week with smaller markets on Saturday mornings. Lots of other markets in Anghiari on Wed and Citta di Castello on Thursday. During the summer there are many free evening concerts in Sansepolcro & Anghiari. July evenings often host special evenings eating along the main street 'corso' not to be missed!
The quality of the food in the valtiberina area is tremendous and, even better, the prices are low as the area is not as "touristy" as the rest of Tuscany. There are a number of great restaurants within 3 mins walk. You will be spoilt for choice.
Lots of maps and guides to the area available for use at the house and would definitely recommend the Sansepolcro tourist office if you need more information. We also have lots of English books and dvds.

My husband and I stayed with Louise, Franco and their son, Alex, for three weeks the month of September. Their apartment was spotless and well stocked with a day's supply (or more) of food. They were extremely helpful in suggesting postcard quality routes and towns to drive. The apartment is a 3 minute walk to the beautiful town of Sansepolcro. The train station with service to Perugia (for those wonderful chocolates) is also a three minute walk. The Tuesday and Saturday flea markets were a delight. It was wonderful to go shopping daily in the town for fresh produce. There are several restaurants, all within the town, with excellent food. Louise arranged a wine tasting and olive oil tour (a definite must). Everything in the rental description was met or exceeded.

"Not to be missed......"
We stayed for 6 days with Louise and Franco in their garden apartment in Sansepolcro. We had been travelling around Tuscany & Umbria for over 3 weeks, staying for a couple of nights in various places along the way. Without a doubt, this was definitely the best place of the entire trip. We had planned to go back to the first place we stayed in, (in Florence) for our last night in Italy, but asked Louise if we could stay an extra night to their place instead - even though we lost the money we had paid for the place in Florence. Luckily Louise's place was available. The apartment was a one minute walk to the town centre with great amenities. There was a local market on Tuesdays and Saturdays, plus an abundance of great places to eat. We thoroughly enjoyed ourselves and would love to back again. If we do, it will definitely be to Louise's place again. Great value for money - the apartment is huge. They have an adorable tabby cat who befriended us (most unusual for a cat!) Would I recommend this place? - definitely.
